Located at 250 Eastview Drive in Dawsonville, this home featured three bedrooms and 2 1/2 baths. It's log cabin styling made it feel like the perfect getaway on Lake Lanier! Originally built in 1993, this two-story home included a full finished basement, two bedrooms on the main level, and one bedroom to be used as a master suite upstairs. By water, the property is located along the Chestatee River in a deep water section just south of Toto Creek. The 0.30 acre lot had seasonal views of the water, and the topography was moderately sloped.  There was a single-slip covered dock with boat hoist included in the sale of the property.  Originally listed at $495,000, our clients were able to acquire the property at a bargain discount price, which made the purchase a very nice investment on the lake!

Lake Lanier Home Sales For August 2015 Continue To Hold Up Well, But Is A New Trend Starting To Unfold?

Lake Lanier home sales for the month of August were holding up pretty well as the Summer sales activity starts its seasonal transition into a slightly slower Autumn. We did our monthly research in the MLS system, and here's the report for the month of August.  This report includes waterfront homes listed with a dock on Lake Lanier. It does not include mobile or modular homes in this report.

Here are the numbers from our research of August lake home sales.
  • 26 Lake Lanier home sales
  • The average size home was 4 bedrooms with 3 and 1/2 baths
  • The average year built was 1986
  • Most expensive home sale $1,550,000
  • Last expensive home sale $252,000
  • The average sales price was $572,275
  • The sales price to original list price ratio was 91.18%
  • The average total days on market was 80
These are pretty good numbers.  For example, when we compare January-August of 2014 with January-August of 2015, we see that the average Lake Lanier home sales price in 2015 is up by about 16%! That's great news for Lake Lanier home owners!  But, alternatively, we detected a new potential trend in this report.  That trend is?  We are starting to see that in 2015, less homes sold than 2014 during the period of January through August.  We are off by about 4%.  Is the upturn in pricing affecting the number of home sales?  Did the recent stock market correction and pull back force lake home buyers to the sidelines?  We'll have to wait and see how this all plays out as we move into the Fall here at Lake Lanier.

Lake Lanier Home Sales Continue Their Strong Trend With The Latest July Numbers!

Once again, Lake Lanier home sales for the month were notably strong as the summer sales activity continues on its heated pace. We did our monthly digging in the MLS system, and here's what we are reporting for the month of July.  This report includes waterfront homes listed with a dock on Lake Lanier. It does not include mobile or modular homes in this report.

Here are the numbers from our research of July lake home sales.
  • 27 Lake Lanier home sales
  • The average size home was four bedrooms with 3 and 1/2 baths
  • The average year built was 1985
  • The average sales price was $645,244
  • The sales price to original list price ratio was 92.70%
  • The average total days on market was 92
These are pretty strong numbers.  For example, when we compare January-July of 2014 with January-July of 2015, we see that the average Lake Lanier home sales price in 2015 is up by about 15%! That's great news for Lake Lanier home owners!  And as a result, Lake Lanier home buyers will probably continue to see a rise in prices as inventory remains tight.

This past Friday morning, I was fortunate enough to be able to enjoy an early morning home inspection on Thompson Creek at Lake Lanier in Dawsonville!  What a peaceful setting and a fabulous start to the weekend.  We showed more homes in the area today and will be back for even more showings tomorrow.  What a relaxing way to enjoy the start of the weekend.  Here's to a super Sunday at the lake as well!

This incredible waterfront Lake Lanier home at 9170 Bay Pointe Drive in Gainesville is indeed a true Lake resort! This one-of-a-kind property was located on a point lot and had the perfect private setting of tranquility and gorgeous sunset views.

Located in the highly desirable Kilough Church Road area of Dawsonville, our Lake Lanier home buyers got an excellent property at 1886 Kilough Church Road, which was originally listed at $474,900. Located in the cul-de-sac and on a point lot, this property had a level walk, grass to the waters edge, and tremendous views of excellent deep water along Thompson Creek at Lake Lanier!





The Home included three bedrooms and three full baths. It was originally built in 1981 as a cottage in the upscale lake neighborhood of Sunrise. This was a two story home with hardiplank exterior, lots of hardwood floors, an open kitchen and tremendous views of the lake from the great room and from the big screen porch out back. The master bedroom was located on the second floor in the back of the home, and had a large deck also overlooking the lake!  The neighborhood of Sunrise provided another unique feature in that there is a homeowners association in place and there is access to tennis courts and an outdoor pavilion.

This was a large family style home with sweeping views of the waterfront, a double slip dock with party deck and a grandfathered road that runs all the way down to the lake! The home was listed with five full bedrooms, five full baths and one half bath for $700,000.  Built-in 2006 this two-story, traditional, craftsman home is an incredible Lake Lanier retreat. The floor plan was light, bright and open! More features included a beautiful, modern kitchen opening to an enormous family room / dining room and fireplace, with French doors on the back of the room for entry to the deck! There were actually three master bedrooms in this home, one upstairs, one on the main, and one on the terrace level. It proved to be the perfect floor plan for our clients' two families.  The property size was between one third and 1/2 acre with 80 feet of water frontage on Lake Lanier.

One of the more important experiences that we encountered while home shopping with these clients was the lack of suitable inventory for them in the $500,000-$600,000 price range. We shopped for a number of months and saw many homes, but it wasn't until we upped the price range to $700,000 that our clients were able to locate this perfect property!  This has been a common occurrence on Lake Lanier this year. With inventory tight and prices starting to climb, many buyers have been forced to increase their price range in order to find the right home on the water. Median prices of homes for sale on Lake Lanier are still coming in around the high $500,000 price range.

Congratulations To Our Most Recent Lake Lanier Home Buyers!

Congratulations to our most recent Lake Lanier home buyers on the purchase of their waterfront home located at 7975 Lanier Drive in Cumming, Georgia. This waterfront home located in the subdivision of Deer Creek Shores was originally built in 1976 as a ranch home with a full basement.

The house was a four bedroom, three bath home with four side brick construction. It was situated on one of the rare lots on Lake Lanier where the private property actually goes beyond the sea wall and into the lake. It included an over sized dock with deep water access and two slips. It also included a small screened outbuilding which featured a kitchenette and electricity all located down near the shoreline. This property was one of the rare finds on the south end of the lake surrounded by multi-million dollar homes. Our buyers plan a large renovation and remodeling but hope to keep much of the original look and feel of the home. With nearly a 1 acre lot, there will be plenty of room for expansion. With approximately 130 feet of shoreline this property will make for an excellent getaway home and eventually a full-time residence. We can't wait to see the remodel and the reinvention of this classic Lake Lanier home in a fantastic neighborhood!

This week showed some early promise of the upcoming Spring season as the temps pushed into the 70's earlier this week.  But as is often the case, the weather turned back winter yesterday as the rains returned with temps in the 40's.  I took a few photos while I was out showing a home on Four Mile Creek yesterday evening.  It was quiet and beautiful, but cold and rainy.  Here are a few of the pics!

The Charming, Waterfront Lake Lanier Home At 532 Oak Grove Road In Dawsonville Has Sold!

Congratulations to our newest Lake Lanier home owners on their purchase of this charming and modern waterfront home at 532 Oak Grove Road in Dawsonville in Hatteras on Lanier! The home is a 4 bedroom 3 & 1 half bath cottage style home built in 2005. It has a master bedroom on main with a large living/dining room and great room area with fireplace and a big open kitchen! There are two large decks off the back of the home with moderate, filtered views of Lake Lanier mostly in the fall when the leaves are changing and starting to come down from the trees.

The home is located on a waterfront lot with a platform dock in place and included approximately 100 feet of water frontage on Lake Lanier.  The home was listed with 2815 square feet which included a full basement that was finished and an upstairs area as well.  It was last listed on July 2nd, 2014 for an original list price of $375,000.  The sellers then reduced the price of the home to $360,000 in September. At that point, our buyers picked it up and put it under contract in late September. The inspection showed that the home was in very good condition and did not need many repairs. It was virtually move in ready. We closed on the home with our buyer clients last week at a final sales price of $355,000.
