We Are One Of The Lucky Few To Experience A Guided Tour Of The Buford Dam Power House At Lake Lanier!

Many thanks to Nick Baggett with the United States Army Corps of Engineers office at Buford Dam! Mr. Baggett set up a full tour of the Power House facility at Buford Dam. The Corps of Engineers does very few tours of this facility, and I must say that this one was a very special treat. For security reasons, photos are not allowed to be taken at most of the facility, but we were allowed to take a few photos from the observation deck on top facing the lake and from the river observation area facing downstream into the Chattahoochee River.

The Lake Lanier Buford Dam Power House was built in the early 1950s when Lake Lanier was initially constructed. It was truly fascinating to go through the entire facility and see the remarkable construction and craftsmanship that went into building the dam and Power House.  I saw lots of working equipment with familiar names like General Electric and Westinghouse. Items that were still in use, clean, well-kept and almost perfectly conditioned as they likely were at installation time in the 1950s!  Large-scale items designed to lift heavy equipment were observed in many areas of the facility. It was a bit of a walk back in time. We toured many of the floors of the powerhouse as well as walking through damp tunnels surrounded by stone and traveling up an old, small elevator as we ascended from floor to floor. Once again, just a fascinating tour, almost like walking back into a time capsule. However, despite its age, the Power House is functioning quite well today, and it provides power that is used in many of the surrounding counties and communities. A testament to the longevity and the quality of what Americans can build! From the 1950s until today and still operating quite well!

After touring the Power House, we were taken to the United States Army Corps of Engineers office at Lake Lanier. Once we arrived at the office, we got a chance to meet some of the staffers in the Parks and Recreation Division as well as in the Shoreline Management Division. As you would expect, many agents had lots of questions for the folks over in Shoreline Management. As always, everyone in the Corps' office was helpful and very knowledgeable about answering our questions. They urged us to make sure that all of our clients reach out to the Shoreline Management Division when considering the purchase of a waterfront property that has a dock permit. This process can be initiated via email or via a phone call to the Shoreline Management Division. It's a great way for clients that are new to Lake Lanier to understand the permitting process, what they will need to do in order to put the dock permit in their name, and to make sure that the permit is in good order and free of current violations.

Again, I really want to thank Nick for treating us as a special group and providing us access to a facility that very few people are ever allowed to see. What an enjoyable and educational day! Here are a few more photos from the trip!

Boundary Line Markings Of Public Land At Lake Lanier! Understanding Where The Private Property Ends And The Public Land Begins!

Boundary Line Markings Of Public Land At Lake Lanier!  Understanding Where The Private Property Ends And The Public Land Begins!

One of the biggest factors in understanding waterfront property at Lake Lanier is understanding and identifying property lines and boundaries when walking the property. There's a learning curve and some education that is required in order to understand where the private property ends and the public lands begin. This boundary is commonly known as the Corps Line.  Our friends over at the U.S. Army Corps Of Engineers have put together this handy guide for understanding boundary markers on the public land. Take a look at the slides below and keep these tips in mind when walking Lake Lanier property. Learn to keep your eyes wide open when you approach markers of this type, and understand what each marker means. This will help you in understanding the private, waterfront property that you are evaluating and how it abuts the U.S. Army Corps of Engineers land.

Change Of Owner Process For Dock Permits On Lake Lanier...What's required?

Change Of Owner Process For Dock Permits On Lake Lanier...What's required?

This document describes the change of owner process for dock permits associated with real estate on Lake Lanier, and anyone going through this process should contact the U.S Army Corps Of Engineers for more details and explanation. However, this is the current standard for change of ownership as explained to me on my latest visit to the Shoreline Management Office at Buford Dam on Lake Lanier in June 2016. This process is subject to change at any time. These documents provide a good guideline and starting point as to what a property owner with a dock permit on Lake Lanier should expect to have to include on an application to put the permit in his or her name.

Lake Lanier Water Level Peaking Just Above 1075! Here Are A Few More Photos Of The Impact On The Waterfront!

Lake Lanier Water Level Peaking Just Above 1075!  Here Are A Few More Photos Of The Waterfront!

The rain has ceased for now, and Lake Lanier appears to be stabilizing between the 1075-1076 level. The impact of the increased water in the lake is dramatic.  Initially, the U.S. Army Corps of Engineers planned to release large amounts of water on New Years Day, but apparently that has changed because of the high water levels already present in lakes and streams south of Lanier.  Take a look at these new photos from yesterday to see the latest impact on our shoreline in my neighborhood.  You can compare the photos to the pics in our last posts to see just how much difference there is...

All of this rain and increase in the lake level left us fretting about our own dock!  Just last month, we completed electrical installation at the dock via shoreline power.  Here are a few photos of what our dock looked like.  Fortunately, Marine Specialties made it out to our location just before the crest was about to overtake our electrical junction box at the base or our dock ramp.  They saved the day in the nick of time and repositioned our dock, keeping us high and dry!

A mere six inches to spare!

All of the above Lake Lanier photos were taken along the Johnson Creek and Lathem Creek areas of Lake Lanier in Gainesville, Georgia.

As a follow-up to the dock move, I thought that I should add what the dock looks like now!  Here is the photo of our dock in its new, high & dry position!

What Are The Rules For Permitting Of Docks (Floating Facilities) On Lake Lanier? Here's A Look At What You Should Know!

With the weather warming up here at Lake Lanier, and the Spring real estate market quickly approaching, we know that we will have plenty of newcomers shopping for second homes here on Lanier.  Many of these visitors will not have experience with the permitting process of boat docks on the lake.  And that always leads to lots of questions about boat docks, what's allowed and what is prohibited.  So, with that in mind, we thought we would gather a bit of information from the U.S.A.C.E. Shoreline Management Plan regarding boat docks / floating facilities.  As a reminder to all, and a refresher, the following guidelines apply to boat docks on Lake Lanier...

Private floating facilities eligible for permitting are as follows:

Boat dock: A structure with or without a roof, without sides/walls (completely enclosed)
unless existing and grandfathered, with storage slip(s) for docking or mooring a vessel. Such
structures will not exceed a maximum dimension of 32 feet by 32 feet. The aggregate slip
size will not exceed 20 feet (wide) by 28 feet (long). Walkways must be a minimum of 4 feet
wide. The maximum dimension will include any platform/deck added or constructed to the
docking facility. The maximum dimension of any attached platform/deck will not exceed 192
square feet. For the purposes of determining width from length on any type of floating
facility, width will always be that portion parallel to the shoreline; length will always be that
portion perpendicular to the shoreline. NOTE: The smallest dock to be permitted will be no
smaller than 18 feet by 24 feet providing a 10-foot by 20-foot slip. All new dock construction will be open-sided (without sides/walls) due to the following: inspection
requirements, unauthorized use and storage (indicating human habitation and unsanitary
conditions), reduced visual obstruction to shoreline esthetics, and reduced storm and wind
damage to the structure. A roof with straight-line design and minimum pitch from the
centerline ridge is recommended. Roof decks will be allowed, but structural integrity is
critical when covered with furniture and occupied by several persons (cases of collapse have
been recorded).

Platform/T-dock: No permits for private use will be issued for new platform/T-Docks due to
safety concerns and general unsuitability as a mooring facility. Existing docks of this
configuration that are currently authorized under permit will not be affected by this change in
policy.

Mooring Buoys: Although provisions for mooring buoys are provided in ER 1130-2-406,
these are no longer permitted on Lake Lanier due to the demand for public space and
previous safety problems caused by their presence.

Lake Lanier Real Estate Today! A Look At Pathways And Steps On The Government Shoreline Of The Lake!

In Lake Lanier real estate today, I thought that it might be wise to examine one of the most common questions that I am asked as a real estate agent when I am showing properties on Lake Lanier.  Whether it be land, lots or homes, most Lake Lanier real estate backs up to property owned by our federal government and managed by the U.S. Army Corps of Engineers.  It is typical to walk to the back of a given private property and notice boundary markers and survey pins which designate the separation points of privately owned property and government land which is between the private land and the waters of Lake Lanier.  We often casually refer to this government land as "Corps Property", "Corps Of Engineers Land" or "Guvmunt Land"! (-:

Most potential real estate buyers on Lake Lanier will eventually ask what their personal rights are in regard to this property that separates the private land from the water.  Normally, my immediate response to this is NONE!  Well, it's not your land!  But if you have a dock permit that is granted with the property or home that you purchase on Lake Lanier, you will have some ability to access this government land by creating and/or maintaining a foot path from your private property (Lake Home) through the Corps' Property and down to your dock on Lake Lanier.  So, the questions regarding the government land often range in topics from "Can I cut trees?", "Can I clear and undercut?", "Can I mow?", Can I pave a sidewalk?", "Can I clear a path for my car to get to my dock?", "What can I do on their land?", "Do I maintain it?"  The best answer to these and many more questions on this topic can be found in the 2004 Final Lake Lanier Shoreline Mangement Plan.  You'll find so much information and guidance in this plan, that you'll soon learn that you and your neighbors might not be following appropriate guidelines.  For this reason and more, you should read the Plan.  So, our exercise for today is to read this excerp regarding proper guidelines for pathways and steps along Lake Lanier's shoreline, courtesy of the U.S. Army Corps Of Engineers Mobile District.  Please enjoy!

15.3.11 Pathways and Steps

Meandering pedestrian pathways may be created for access to the permitted facilities at no
fee. Pathways will follow a meandering route that conforms to the topography as much as
possible to help prevent erosion, avoid the need for removal of vegetation, and prevent the
construction of bridges or steps. All work will be completed with hand tools only unless
otherwise authorized in writing by the Operations Manager. If surface treatment is required
to prevent erosion or fill depressions, wood chips or on-site forest litter are recommended. If
erosion is evident due to continued foot traffic and water run off, intermittent water breaks
may be necessary.
If slopes prohibit safe access by means of a natural path then steps or a bridge creating the
least environmental impacts may be authorized under permit with a fee. Materials used to
create these structures must be properly treated and environmentally friendly, no wood
treated with arsenic will be authorized. All steps must be constructed of at least eight (8)
inches wide by six (6) inches high material without borders. Every effort should be made to
prevent continuous running steps. Steps may not be elevated nor create a boardwalk. Steps
or landings may not be erected in a manner to create patios. Unless the steepness of the slope
dictates it or handicap needs demand it, steps should be constructed without handrails. All
steps must be constructed at contour or ground level. If backfilling is required, the surface
treatment must be wood chips or similar mulch. Landscape timbers are not authorized for
step construction due to safety considerations.
Footbridges may only be authorized if there are no other alternatives to provide safe access.
Footbridges may not exceed four (4) feet in width. All foot bridges more than four (4) feet
above the surface of the ground must have a handrail. The rails shall be 36-48 inches high
with an intermediate guardrail approximately one-half the distance below the top rail. The
pathway permit does not convey the right to use equipment or construct any other structure
unless specifically authorized.
Pedestrian access lighting may be installed underground following the meandering footpath.
Permit holders are required to use mushroom style lighting, not to exceed a height of two (2)
feet. See Exhibit 3, " Requirements for Installation and Use of Electric Service on
Government Property at Lake Lanier". Existing pathway lighting not meeting this standard
will require replacement upon repair.
Natural pathways are considered unsafe when the terrain is too steep to safely access the
shoreline, thus requiring improved steps. Pathways must remain free of stumps, snags and
other tripping hazards. Steps are considered unsafe and unauthorized when poorly placed or
constructed so that the step is loose; or when materials are defective damaged, or decaying.

Lake Lanier Real Estate Today

Today we're following up on a community in Oakwood, Georgia called Pointe West.  It's an upscale community with lakefront and off lake homes.  Located on the east side of Lake Lanier, Pointe West is close to I-985 and a short commute north to Gainesville or south to Buford and Duluth.  Here's a map of Pointe West:

Homes in Pointe West are representative of elegance on Lake Lanier.  Currently, there are a number of homes for sale in this neighborhood.  To take a look at what we're referring to, see the detailed listings of homes for sale in Pointe West.

The next topic for today has to do with Lake Lanier's shoreline and interaction with the U.S. Army Corps of Engineers.  When we are showing properties on the lake, we are always asked about the rules regarding the shoreline, paths, grounds maintenance and dock permits.  For clarification, we always refer clients to the online version of the Shoreline Management Plan.  In this plan, you'll find many answers to most of your questions regarding these issues.  The U.S. Army Corps of Engineers is very clear about its rules and regulations for the shoreline of Lake Lanier.  We have a link to the plan on our website at LakeSidneyLanierHomes.com .

This Lake Lanier home popped up on our searches this morning and it's a stunner!  4198 Cumberland Point Drive, Gainesville, Ga.  Take a look at this incredible property in Cumberland on Lanier.  Sweeping views of the lake and every luxury feature you can imagine.

Lake Lanier Housing Inventory

Today we are taking a look at the housing inventory on Lake Lanier to see how many homes with dock permits are presently for sale, the price range and other aspects of the market. According to my stats that I review, I am seeing 354 homes for sale. The prices range from $4,500,000 on the high end down to an opening price point of $98,000. That's a very wide range and indicative of the idea that there is something for everyone here on the lake. Many of the homes may have docks that are part of a community with a multi slip marina inside the neighborhood where the homeowner can lease or purchase a designated slip.

We made a trip out to the U.S. Army Corps Of Engineers Office at Buford Dam this morning in order to take a few photos. As we crossed Buford Dam, the posted water level for Lake Lanier was 1055.58. Wow! That's an incredible jump from a few weeks ago, and the highest level we've seen since back in the late summer. As I got out of the car to take a photo of the main office, I noticed a lot of Corps employees in the parking lot, prepping for the work day. I decided not to take the photos, as I didn't feel that I could get a worthy pic. No sooner did I return to my car when there was a tap on the window. One of the friendly Park Rangers asking why I was taking photos of the office. He asked me for my business card and details of identification. Well, I had all of the requirements to verify who I was and why I was taking photos. I encouraged him to visit my website and confirm my identity. Photo or not, the experience was evidence that we're pretty secure down here at the USACE Main Office! Thanks for checking!
