Have you been considering the purchase of a Lake Lanier home in Oakwood around the mid-center of the lake close to Browns Bridge Road? I am often asked where the least expensive lake homes are located, if they are cheaper if they are further north and more rural, and what the average price of a Lake Lanier home is these days. Because of these types of questions, we thought that we would take a look at what the prices have been running on lake homes located in the different areas on Lake Lanier. As the fourth post in this series of posts, today we decided to analyze the pricing for a Lake Lanier home in Oakwood, Georgia for the months of January through October of 2013.
Our Oakwood home sales search included lakefront homes with a dock, but did not include mobile or modular homes. Only stick-built homes were counted in this search. Our results found only 8 home sales with the average price coming in at $460,175. Of course, Oakwood does not comprise a very large area of shoreline on Lake Lanier, and it was expected to have a smaller number of sales due to the aspect of location. Lake Lanier Home Sales For May 2013! Let's Take A Look At The Numbers!
We are in the heat of the Summer sales market here on Lake Lanier! Business is hot and the market has certainly taken off. Our showing activity has ramped up significantly in the last month, and we are now out viewing homes with our customers virtually seven days a week. The Lake Lanier home sales numbers for May back up the trend in activity. Our research shows that there were 26 home sales last month. All of the 26 homes had docks and/or dock permits in place. This kind of activity is strong, yet still not back the overheated market of 2005 and 2006.
Our market analysis shows most of the home sales were in the $300,000 and $400,000 price range. Great activity was present in all ranges up to the high $600,000 price. With one high end sale coming in at a whopping $1,895,000! Inventory is still tight, and days on market was back down at 121. This is all great news for Lake Lanier home owners. In the event that this trend stays true, we will continue to see further price increases on available inventory and in some cases multi-offer sales scenarios. Lake Lanier Real Estate! A Look Back At November Home Sales!
Today in Lake Lanier real estate, we are looking back at the sales stats from the month of November and the number of home sales on the lake looks pretty good! Our reports are compiled monthly by utilizing search criteria that we have created in the FMLS system. All homes are lakefront, and we only tally "stick built" homes, not mobile or modular homes.
November saw a total of 10 home sales on Lake Lanier. Home sales prices ranged from $197,000 on the low end, up to $782,000 for the most expensive home sale. The average build date for these homes was 1992 and the average home sold was a 4 bedroom, 3 and a half bath home. $407,850 was the average sales price, and the average Total Days On Market was 170.

Lake Lanier Real Estate Today!
Today in Lake Lanier real estate, we are looking at market statistics and inventory of Lake Lanier homes. As of yesterday morning, our searches showed 329 homes for sale on Lake Lanier with a dock or dock permit in place. Of these homes, we calculated the median price at $531,400. We also took a look at homes that were under contract and were able to identify 52 lake homes presently under contract. These are pretty decent numbers. Again, we are reminded of the 2011 market when we look at the number of homes that have sold. The difference now, however, seems to be that our inventory looks to be lower and prices are higher. All of this would seem to point to an uptrend as we have discussed in earlier posts.
With Lake Lanier home prices appearing to be heading up, we thought that we would take a look at a potential solution for many Lake Lanier buyers who might not want to spend the extra money for a true Lake Lanier waterfront property with a dock. Prices can vary widely for Lake Lanier waterfront homes that have a private dock compared to what we call "near lake" homes which have close proximity to Lake Lanier and its parks, boat launches and amenities, but do not have a private dock. Many folks often want to be close to these amenities, but want to be spared the price premium of being waterfront. In fact, this idea can often benefit the buyer who is looking for more of the property value to be in the home as opposed to a waterfront lot. We understand! Lake Lanier Waterfront Lot Sales Report & Cove Video
Today, we are taking a look at Lake Lanier waterfront lot sales data. Specifically, we are looking at sales in 2012. Our comparative market analysis shows six Lake Lanier waterfront lots have sold in 2012. Of these six lots, five were sold at or less than $130,000. It was one of the hottest weekend so far this year on Lake Lanier. Temperatures moved up into the 90's and the humidity was markedly higher. Regardless, there was lots of boating activity, and we were doing that on Sunday as well. We took quite a few photos near Fields Way and Chestatee Heights Road in Gainesville. While not perfect, we managed to take this quick video of the cove. It is a good deep water cove with nice elevations and some very large nice homes.

Comparative Market Analysis Of Lake Lanier Waterfront Lot Sales
It was one of the hottest weekend so far this year on Lake Lanier. Temperatures moved up into the 90's and the humidity was markedly higher. Regardless, there was lots of boating activity, and we were doing that on Sunday as well. We took quite a few photos near Fields Way and Chestatee Heights Road in Gainesville. While not perfect, we managed to take this quick video of the cove. It is a good deep water cove with nice elevations and some very large nice homes.
