Lake Lanier Water Level Up Dramatically Over Full Pool! Here's A Look At Some Of The Photos From Our Waterfront!

As of this morning, the week of rain that we have endured here at Lake Lanier has resulted in a lake that is now 2+ feet over full summer pool and 3+ feet over full winter pool.  The increase in the water level occurred so quickly that home owners have not had the time to pull their docks in and many of the ramps are now partially submerged.  Here's a look at what a lake level of 1073.25 looks like along the shoreline in my Lake Lanier neighborhood.  With more rain expected this week, the dock companies will be running full speed to try to reign in as many docks as possible!  No complaining! This should be much appreciated come Spring when everyone hits the lake again for water sports and recreation.

Lake Lanier Homes For Sale Under $300,000! Here's What To Expect!

We have been out almost every day for the past week showing Lake Lanier waterfront homes priced in the $200,000 to $300,000 price range.  Most of our visits have been focused on the south end of the lake, in Cumming, Buford and Flowery Branch.  While there are numerous homes available, this price range can often represent a challenge to eager buyers.  The obstacle can be about finding the perfect home that has enough space and separation of living areas, but also has a waterfront lot that will sustain lake activities should the lake drop six feet below full pool.  As of today, Lake Lanier is about a foot over full pool, so all of the properties that we saw had water under the dock and the waterfront was very inviting.

When Fall arrives and cool weather sets in, however, our lake level is likely to drop.  Because of this frequent occurrence, we like to look for properties that have at least five to six feet of water at the dock now, with plenty of room to maneuver and push the dock as the water goes down and out many of these coves.  In the given price range, it can be challenging to find homes that can keep the dock floating during the Fall and Winter, but especially during a dry season and extended drought.  Be careful in your selections, carry your tape measure and measure the water depth at the dock.  Consider the size and type of boat that you will use, and the navigation issues that may be faced during low water times.  Kayaks and canoes can find nice homes in some of these tight coves, but ski boats and cruisers might not. Learn to recognize alternative benefits and activities during shallow water times such as fishing from the bank and walking the shoreline.  I often see shallow water coves that might not be suitable for boats, but offer a spectacular environment for bass fishing!

Selling A Lake Lanier Home This Winter? Can It Be Done When The Lake Level Drops?

Are you in the difficult position of trying to sell your Lake Lanier home this winter?  That question is probably unfair, because our lake water level has dropped so low that many homes no longer have water under the dock.  Which would beg the question of why sell now?  Or do you have to sell?

Lake Lanier is currently down over 13 feet and is pushing 14 feet below full pool at last check.  It can be very difficult to sell a Lake Lanier home when there is simply no water at or near the dock.  Under these circumstances, many buyers will not even consider the property.  After all, why buy a lake home if you can't use the lake?

I find myself in the unfortunate position of often seeing very nice properties that would otherwise be very marketable except for the water level status at certain times of drought.  However, there are homes that are priced aggressively in order to compensate for the recent water short falls.  And I would ask that potential buyers consider how they will use the property and the lake.  For example, my Lake Lanier home has a good lot that normally has about 12 feet of water under the dock in the summer at full pool.  Today, because of the low water level, I have moved the dock out in order to chase the water and be able to keep the dock floating and my hoist in operating condition.  When considering a lake property and dock situation, consider the space around the dock and the size of the cove or body of water.  Is there room to push?  Will you have room to chase the water?  But also consider these other aspects.  Will you be out boating in the winter cold when the lake drops to these low levels?  Are you comfortable navigating the lake when the subsurface dangers are at high risk?  What about using the property in other ways?  Will you walk a kayak or canoe to the water to enjoy the lake in a different way?  Do you enjoy fishing from the shoreline of the lake?  What about walking the shoreline?  What about enjoying the peace and tranquility that our Lake Lanier area provides even during times of drought?

Hey, it's tough to sell when we experience these drought conditions!  But for buyers, price is still a determining factor, and if a lake home is priced right, it can still be appealing for a buyer on a limited budget who is open to considering other pleasurable aspects of living on Lanier.  The properties listed below provide an insight into what you might be able to purchase during these winter, low water level times.  I find these homes to be interesting and appealing at prices that are tempting!  Take a look at the details and let us know if we can show you some of these properties.  There is plenty of enjoyment available at these prices!
