We are really anxious to get into the details of what's going on here with the Lake Lanier waterfront home sales trends. We did a quick comparison this morning, looking at 2017 First Quarter Home Sales versus 2016 First Quarter Home sales. If you look at the tale of two charts below, it appears that 2017 is off by about 9% to 10%, when compared to the sales from 2016 in the same time period. We hope to get a few more details on this as we continue to research. We'll have to dig on these numbers a bit more to get additional trends. But for now, things appear to be a little bit slower out of the gate in 2017.

Lake Lanier Waterfront Home Sales Prices Versus List Price Ratios For 2016!  Let's check the discounts that were given on the sales!

I'm often asked by sellers what they can expect as a sales price if they list their Lake Lanier property at a given price.  Alternatively, buyers often want to know what kind of offer they should submit on a home that is listed at a particular price.  The chart below can help provide some of those answers. Based on 2016 Lake Lanier waterfront home sales in FMLS, here's the data that we were able to find.




My take on this is that we're not seeing a lot of  "fire" sales.  The market was healthy and pretty strong.  Not a lot of foreclosure, short sales or distressed property sales.  Discounts appear to typically be in the 3% - 6% off of list price range.

Lake Lanier Home Sales Charted From 2007 To 2016!  Where We've Been And Where We're Going!

I am often asked the question "How is the real estate market?"  More precisely, it is often a question as to the status of the Lake Lanier real estate market. And generally, this question refers to how homes are selling and what the market activity looks like for home sales.

In order to answer that question which is so often posed, I decided to take a look at historical sales activity of Lake Lanier homes as provided by FMLS. The simple chart shown below provides a detailed view of where we have been and where we might likely be going with regard to Lake Lanier home sales. The chart goes all the way back to 2007 and shows the annual home sales numbers for each year along with the average sales price. This is for waterfront homes on Lake Lanier. No other criterion was used.



As you can see in the chart, the number of Lake Lanier waterfront homes selling each year over the past couple of years has increased quite dramatically. On the other hand, pricing has not yet reached the peak seen in a number of years from 2007 through 2009. In some of those years, and possibly some of the earlier years like 2005 and 2006, average waterfront home prices on Lake Lanier exceeded $600,000! I like to think of those years as the "heyday" for Lake Lanier home sales! Have we return to those glory days? Well, from a pricing standpoint, not quite yet. But obviously, from the number of home sales annually, things are progressing quite nicely. Add to that, the fact that inventory is very low, and we might just see higher prices in 2016.  If in fact, we can get the stock market and world markets to settle down just a bit, and things in our domestic economy stay on course.

These are just a few of my thoughts and observations as we head into the Spring market.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

  • The average home sold had four bedrooms, three bathrooms and one half bathroom

  • The average list price after price adjustments was $588,895
  • Average sales price was $530,538
  • Sales price vs original list price ratio came in at 89.81%
  • Average total days on market was 145

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

Lake Lanier Waterfront Home Sales Update For June! Let's Take An Early Look At This Month's Activity!

Today, we took a close, quick look at June Lake Lanier home sales month to date. And if there was any question about whether the lack luster month of May would return in June those questions were resolved by a review. Month to date according to the FMLS, there have already been 19 home sales on Lake Lanier. In the month of May there were a total of 19 home sales for the entire month. With end of month sales recordings coming through in the next 10 days, we will surely have another fairly strong month of Lake Lanier home sales. So far so good! We expect the end of the month to be strong as there are still lots of buyers out looking for properties. Stay tuned for more information!

Lake Lanier Real Estate Sales Trends...Let's Check The Home Sales For May 2015!

Well, it's been a very busy Monday morning, but we thought we'd take a few moments just to check the Lake Lanier real estate market trends for May 2015. We have been incredibly busy this year. As a matter fact, so far this year we have surpassed all of the productivity that we had last year, and last year was a pretty good year!

Here's a short summary of what we see in the marketplace for May 2015.

  • 19 Lake Lanier waterfront homes sold
  • the average home sale had four bedrooms three full baths and one half bath
  • the average build date of the homes sold was 1989
  • the average original list price was $523,871
  • the average list price of homes sold was $508,405
  • at least some closing costs were paid on the majority of transactions by the sellers
  • the average sales price of the homes sold was $486,079
  • the sales price to original list price ratio was 93.65%
  • the average total days on market was 99

Not too bad of a month! However, if you look at our Lake Lanier housing market report online you'll see that 19 home sales in the month of May is a drop-off from the months of March and April 2015. We're not sure what caused the slowdown, but we sure hope it's not a new trend. There are currently many potential Lake Lanier home buyers searching the lake for their dream waterfront home.
