Lake Lanier Home Sales For September 2015!  Let's Check The Real Estate Sales Trends And Market Data!

Lake Lanier home sales for the month of September are in!  We did our monthly research in the MLS system, and here's the report for the month of September.  This report includes waterfront homes listed with a dock on Lake Lanier. This report does not include properties that were listed as mobile or modular homes in the listing sales data.

Here are the numbers from our research of September lake home sales.
  • 25 Lake Lanier home sales
  • The average size home was 4 bedrooms with 3 and 1/2 baths
  • The average year built was 1984
  • Most expensive home sale $1,174,000
  • Least expensive home sale $145,000
  • The average sales price was $531,588
  • The average sales price to original list price ratio was 85.71%
  • The average total days on market was 149
So, what do we see in the numbers?  Once again, the number of lake home sales for the month lagged the number posted for September of the previous year.  We now have a three month trend of less homes selling in each of the previous months when compared to the same months in 2014. Additionally, it appears that for the year of 2015, the number of lake home sales transactions is lagging behind the same time frame in 2014.  We'll continue to monitor the numbers and see what develops as we move into the fourth quarter of 2015.

Lake Lanier Home Sales For August 2015 Continue To Hold Up Well, But Is A New Trend Starting To Unfold?

Lake Lanier home sales for the month of August were holding up pretty well as the Summer sales activity starts its seasonal transition into a slightly slower Autumn. We did our monthly research in the MLS system, and here's the report for the month of August.  This report includes waterfront homes listed with a dock on Lake Lanier. It does not include mobile or modular homes in this report.

Here are the numbers from our research of August lake home sales.
  • 26 Lake Lanier home sales
  • The average size home was 4 bedrooms with 3 and 1/2 baths
  • The average year built was 1986
  • Most expensive home sale $1,550,000
  • Last expensive home sale $252,000
  • The average sales price was $572,275
  • The sales price to original list price ratio was 91.18%
  • The average total days on market was 80
These are pretty good numbers.  For example, when we compare January-August of 2014 with January-August of 2015, we see that the average Lake Lanier home sales price in 2015 is up by about 16%! That's great news for Lake Lanier home owners!  But, alternatively, we detected a new potential trend in this report.  That trend is?  We are starting to see that in 2015, less homes sold than 2014 during the period of January through August.  We are off by about 4%.  Is the upturn in pricing affecting the number of home sales?  Did the recent stock market correction and pull back force lake home buyers to the sidelines?  We'll have to wait and see how this all plays out as we move into the Fall here at Lake Lanier.

Lake Lanier Home Sales Continue Their Strong Trend With The Latest July Numbers!

Once again, Lake Lanier home sales for the month were notably strong as the summer sales activity continues on its heated pace. We did our monthly digging in the MLS system, and here's what we are reporting for the month of July.  This report includes waterfront homes listed with a dock on Lake Lanier. It does not include mobile or modular homes in this report.

Here are the numbers from our research of July lake home sales.
  • 27 Lake Lanier home sales
  • The average size home was four bedrooms with 3 and 1/2 baths
  • The average year built was 1985
  • The average sales price was $645,244
  • The sales price to original list price ratio was 92.70%
  • The average total days on market was 92
These are pretty strong numbers.  For example, when we compare January-July of 2014 with January-July of 2015, we see that the average Lake Lanier home sales price in 2015 is up by about 15%! That's great news for Lake Lanier home owners!  And as a result, Lake Lanier home buyers will probably continue to see a rise in prices as inventory remains tight.

We recently updated our Lake Lanier Housing Market Report with updates for YTD lake home sales, average pricing and many other details.  The web page is now completely up to date and shows the latest market trends for 2015.  For those of you that follow the lake real estate market, this is a fantastic page to watch as it provides key market information on home sales.

November 2014 Real Estate Market Analysis For Lake Lanier Homes

Our market analysis is generated at the beginning of each month. It is designed to show you Lake Lanier home sales statistics. Each month, we search the First Multiple Listing Service for home sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.

Status: Sold (Closed Transactions)

Dock: Our searches scan for houses that have some form of dock in place. Docks can be minimal or elaborate, inexpensive or expensive. The analysis includes properties with single slip, double slip, triple slip, or platform docks that are in place and advertised in the listings as part of the sale. If there is a permit for a dock, but no dock in place, the property was not included in the analysis.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

This market analysis is deemed to be accurate, but is not warranted. It is meant to give a general idea and overview of the current housing market for waterfront homes on Lake Lanier.

Lake Lanier Home Sales Numbers Up So Far This Year! Values Appear Up A Bit Too!

A quick look at FMLS this morning revealed some interesting numbers regarding Lake Lanier home sales. Our research looked at home sales on Lake Lanier that are lakefront with a dock or dock permit in place.  No mobile homes or modular homes were included in our report.

Comparing 2014 to 2013, we found that approximately 30% more home sales have occurred so far this year when compared to 2013. That's a healthy increase in the number of transactions for the first eight months of the year. However, the average sales price of the homes that sold tells a little bit different story. Our research of those numbers detected only a slight increase in value of the average Lake Lanier home sale in 2014 compared to 2013, looking just at the first eight months of the year. The increase in value was approximately 0.005%.

Lake Lanier Home Sales Report For May 2014! We Check The Lake Home Sales And Trends!

Today, we thought that we would take a look at the Lake Lanier home sales for May 2014. The market is heating up as Spring winds down and as Summer begins with the warm weather approaching.  Along with the warmer weather, more Lake Lanier home buyers are out shopping for homes as the market will soon peak, most likely in July. Our report shows that 31 homes sold in the month of May. That's a pretty strong number, and one that continues to strengthen as we move forward. But enough of the Small talk! Lake Lanier Real Estate Market Report For September 2013! We Check The Trend For Lake Home Sales!

Today, in Lake Lanier real estate, we're looking at the market data for September 2013 and comparing it to the numbers from September 2012.  The early data shows that the number of lake homes sales is up marginally for September 2013 versus 2012.  However, there was a big drop in the average sales price. Lake Lanier Housing Market Report For First Quarter 2013! See The Latest Market Trends For Lake Lanier Home Sales!

We've been so busy lately that we have been delinquent in our duties to post the monthly Lake Lanier Housing Market Report.  The report provides a lot of detailed information on Lake Lanier home sales and the market trends.  Well, this morning I received a motivational email from a faithful reader, wondering if we had stopped publishing the report.  That hit home and was the motivation that I needed to get the research engines running!  After a few hours of homework, I can happily say that the report is updated,  back online and ready for your review!

Lake Lanier Real Estate Market Report For December 2012! See The Sales Numbers Here!

Well, we finally had a chance to sit down and look at the the Lake Lanier sales numbers for December 2012 and they are pretty strong.  Our research shows that there were 17 homes sold on Lake Lanier in the month of December.  That is looking at "stick built homes" and does not include condos, townhouses, or mobile homes.  All homes were located on waterfront lots and had a dock or dock permit in place.  The average home was a four bedroom, three-and-a-half bath structure.  The total days on market for these properties was 330 days which was a bit extended.  Average sales price came in at a nice $501,590 which represented 84.81% of the average original list price.  All of this data points to a Lake Lanier real estate market that is strengthening in demand and pricing.  We believe that this will continue into the Spring if rates remain low and the lake level continues its recent rise.  With Lake Lanier presently near 1062' water level, we just need some more beautiful weekends and some more rainy weeks and this market should be primed for take-off!

Lake Lanier Real Estate! A Look Back At November Home Sales!


Today in Lake Lanier real estate, we are looking back at the sales stats from the month of November and the number of home sales on the lake looks pretty good!  Our reports are compiled monthly by utilizing search criteria that we have created in the FMLS system.  All homes are lakefront, and we only tally "stick built" homes, not mobile or modular homes.

November saw a total of 10 home sales on Lake Lanier.  Home sales prices ranged from $197,000 on the low end, up to $782,000 for the most expensive home sale.  The average build date for these homes was 1992 and the average home sold was a 4 bedroom, 3 and a half bath home.  $407,850 was the average sales price, and the average Total Days On Market was 170.
