Lake Lanier Waterfront Home Sales Update For June! Let's Take An Early Look At This Month's Activity!

Today, we took a close, quick look at June Lake Lanier home sales month to date. And if there was any question about whether the lack luster month of May would return in June those questions were resolved by a review. Month to date according to the FMLS, there have already been 19 home sales on Lake Lanier. In the month of May there were a total of 19 home sales for the entire month. With end of month sales recordings coming through in the next 10 days, we will surely have another fairly strong month of Lake Lanier home sales. So far so good! We expect the end of the month to be strong as there are still lots of buyers out looking for properties. Stay tuned for more information!

Lake Lanier Real Estate Thoughts For Today! What's Happening In The Lake Lanier Real Estate Market?

Earlier this week, I had the opportunity to run some numbers on recent Lake Lanier home sales. I ran the numbers for the month of January 2015, February 2015, and March 2015. This morning I finally got an opportunity to post these results. Keep in mind that when we run these numbers we are looking at Lake Lanier homes that have sold, homes that included a dock or dock permit in place, and where the lot had lake frontage.  In a quick update format here is what we found:

In January 2015, 12 Lake Lanier homes sold with an average of four bedrooms and 3 1/2 baths.  The average sales price was $674,863 and the average total days on market was 204.

In February 2015, 15 Lake Lanier homes sold with an average of four bedrooms and 3 1/2 baths. The average sales price was $528,272 and the average total days on market was 104.

In March 2015, 33 Lake Lanier homes sold with an average of four bedrooms and 3 1/2 baths. The average sales price was $569,528 with an average total days on market of 104.

The quick take on all of this is that the market on Lake Lanier is picking up, more homes are selling, and the Spring market is taking off. On average, buyers can expect to pay in the $500,000-$600,000 price range for a typical waterfront Lake Lanier home with a dock or dock permit in place. As usual, we will continue to keep an eye on this sales pace and the market trends for Lake Lanier real estate as we move through the rest of the year. But so far, things are looking pretty good!

Lake Lanier Home Sales Numbers Up So Far This Year! Values Appear Up A Bit Too!

A quick look at FMLS this morning revealed some interesting numbers regarding Lake Lanier home sales. Our research looked at home sales on Lake Lanier that are lakefront with a dock or dock permit in place.  No mobile homes or modular homes were included in our report.

Comparing 2014 to 2013, we found that approximately 30% more home sales have occurred so far this year when compared to 2013. That's a healthy increase in the number of transactions for the first eight months of the year. However, the average sales price of the homes that sold tells a little bit different story. Our research of those numbers detected only a slight increase in value of the average Lake Lanier home sale in 2014 compared to 2013, looking just at the first eight months of the year. The increase in value was approximately 0.005%.

Happy New Year From Lake Sidney Lanier Homes Where Real Estate Activity Is On The Rise!

Happy new year everyone! We here at Lake Sidney Lanier Homes hope that everyone had an enjoyable holiday and is relaxed and ready for a fantastic 2014! While we took a little bit of time off from blogging, the real estate business here on the lake has been brisk! Our website traffic is on the uptick, and buyers are out actively searching for Lake Lanier homes.

We showed a number of Lake Lanier homes over the holidays, including some fabulous homes yesterday on New Year's Day. This served as a reminder to us, that even though the weather is cold and a bit rainy, now is the time to start considering putting your home on the market if you are interested in selling your Lake Lanier property. Inventory levels are still tight, but historically the ramp up begins this month.  So, consider starting your spring cleaning early and getting your property in showing condition as the buyers are out right now, and there will be more to come as the weather warms up.

Just to take a short look at the current market status, our research on FMLS indicates the following for the Lake Lanier market.  At present, there are 288 homes for sale ranging in price from $19,900,000 on the high-end and all the way down to a low of $99,000.  This is a tremendous spread in price and actually brings the median price range of what's for sale down into the low $500,000 range. In a few months, we will have a very good handle on where the 2014 Lake Lanier real estate market is heading. Our feelings are that the market will continue its uptrend and that pricing will be rising along with the number of monthly transactions. In a few weeks, we will write our annual market report for 2013 which will give everyone a good overview of how Lake Lanier real estate performed over the past year. Over the holidays, we took some time out and visited one of the popular parks down on the south end of the lake. Tidwell Park, located at the end of Pilgrim Mill Road, is a popular destination for anglers and for boaters looking for a very nice boat launch that is convenient to Highway 400 and the North Atlanta suburbs. It was a cool winter day at the park the evening that we visited. Here are a few photos from our visit.

The Lake Lanier Spring Home Selling Activity Is Ramping Up Quickly!

Attention Lake Lanier home owners!  If you are considering putting your Lake Lanier home on the market this is your wake up call!  Lake Lanier real estate activity is picking up rapidly.  Just this past week, we have seen an abundance of new listings hitting the market.  The Spring Lake Lanier selling season is officially open!  A quick look this morning at active listings of homes for sale on the lake showed only 252 homes.  That's not a lot of inventory!  However, the new listings are hitting the market at a pretty fast clip here in the past week.  We've been busy with buyers and sellers, and with a bit of sunny weather and the lake level rising, now is the time to contact us for a free market evaluation on your home or Lake Lanier property.
