Showing Homes For Sale On Lake Lanier! Is A Lake Lanier Home With A Swimming Pool A Good Idea When It's Time To Sell?

I was back out showing homes on Lake Lanier today! As I have been saying inventory still seems to be very tight. If you are interested in selling your home, now could very well be the best time in the past six to seven years. Lake Lanier water levels are high, mortgage interest rates are low, and inventory is very tight. For these reasons buyers are creating a lot of pent up demand and are having difficulty finding very nice quality homes in their price ranges. Many very nice homes seem to be selling quickly and there just does not seem to be enough inventory coming on line fast enough.

Today I was up north in Gainesville, looking at Lake homes that had swimming pools. Often times we wonder what the value of a pool is to a buyer. Interestingly, in today's market where we have seen water levels fluctuate on Lake Lanier.  With that in mind, the idea of a beautiful swimming pool and outdoor living area becomes much more important and takes on a larger role. If water levels are going to fluctuate, and if there may be times when there is no water under the dock, a swimming pool and outdoor living space make great sense and offer another form of family enjoyment and entertainment for when the lake water level goes down.  In this scenario, the pool and outdoor living space can provide an avenue for freedom outdoors, entertaining and a general all around source of fun.  It can be a very nice, private space and a space that can be quite enjoyable for grilling, sitting out during the evening and having parties out by the pool. 

I have often heard that buyers either definitely want a pool or definitely do not want a pool.  Many buyers do not want the service and work that is part of owning a pool. So for that and other reasons, sellers who have a pool, may be limiting their buyer markets by quickly screening out those buyers who do not wish to have the service and upkeep of a pool. But I must tell you there are some gorgeous outdoor living spaces that incorporate swimming pools, grilling areas, hot tubs and lush landscaping. These features can provide for a tremendous escape, especially when the lake levels drop and the weather is nice outside.  How about you?
