The Metro Atlanta real estate market is off to a fast start for 2017.  The market has been very active during the first few weeks of January. Here is the summary for Metro Atlanta real estate through December 2016.
  • Closings for December 2016 were down 8.2% from last month and down 3.3% from last December. According to Trendgraphix, 2016 closings were up 9.8% compared to 2015.
  • The average sales price for December was $282,000 – up 1.8% from last month and up 5.6% from last year. The annual ASP beat the record levels posted back in 2006.
  • The listed inventory for December was down 8.2% from last month and down 3.3% from last year. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for December was 4.3 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 12.2 months and properties over $2 million averaging 28.5 months to close.
  • The latest Case-Shiller Index (12/27/16) was up .41% from the previous month. Metro Atlanta home values are up 61.79% from the recent bottom of March 2012 and up 8.06% from the average index last year. Increased home values are building positive equity and getting some sellers back into the market.

    Local Promotion – Our teams will be putting up directionals, balloons, and other materials to attract local prospects. Of course, we will respect local ordinances.
  • Neighbor Previews – Our teams will also be organizing previews for neighbors who may be interested or know someone that may be a candidate as their new neighbor.
  • Neighborhood Campaigns – Our teams will be leveraging e-campaigns, postcards, and other mediums to reach the local community before and after the event.
As you can see, these are NOT traditional open houses where the agent places a few directionals and hopes for a buyer. These are MEGA Open House Events!

  • Closings for September 2016 were down 18.3% from last month and down .3% from last August. Year-to-date 2016 closings were up 8.7% compared to YTD 2015.
  • The average sales price for September was $274,000 - down 4% from last month and up 4.9% from last year. The ASP is on track to beat the record levels posted back in 2006.
  • The listed inventory for September was up .4% from last month and down 4.1% from last year. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for September was 3.9 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 18.1 months and properties over $2 million averaging 33.2 months to close.
  • The latest Case-Shiller Index (9/27/16) was up .39% from the previous month. Metro Atlanta home values are up 60% from the recent bottom of March 2012 and up 7.21% from the average index last year. Increased homes values are building positive equity and getting some sellers back into the market.

We Say Goodbye To This Wonderful Lake Lanier Cottage At 1092 Chestatee Point In Dawsonville!

Yesterday, we said goodbye to this wonderful Lake Lanier cottage located on the shores of the Chestatee River at 1092 Chestatee Point in Dawsonville.

This quaint cottage was a three-bedroom, two-and-a-half-bath home located just off Harmony Church Road in Dawsonville. Custom built by its original owners, the home featured deep, open waters on the Chestatee River. It had a versatile, open floor plan, with two complete living spaces, and even included two gorgeous kitchens with breakfast bars. It also had an enormous upstairs loft, a flexible living area, a cozy Tennessee River Rock fireplace, hardwood floors, exposed beams, and a rustic charm that was simply captivating! Outside, there was a relaxing 16 by 14 screened porch with scenic Lake Lanier views of the Chestatee River. The property was located on a level lot with easy access to the single-slip, grandfathered boathouse.  This home had a lot of lake and mountain character. It was simply a fantastic buy!  The final sales price on the home was $400,000.  Many thanks to James Lyons of Atlanta Fine Homes Sotheby's International for his expert representation of the purchasers in this transaction.  Here's a look at the property video!

  • Closings for Metro Atlanta in July were down 14.4% compared to last month and down 15% compared to the previous year.
  • The Metro Atlanta market is currently running 2.5% behind 2013 in closed transactions and 8.5% ahead in sales volume.
  • It seems surprising to most that the market is down in units sales compared to last year. But there is more to that story…
 
  • Last year, we had a significant number of closings from large investors buying single family properties to put into their rental programs. This year those large investors have slowed their purchases considerably. The under $100,000 segment is 2597 units or 33% lower than the number of closings in 2013.
  • Equity Depot recently announced that “notices of default” for foreclosures had shrunk to a 12 year low in Metro Atlanta.
  • The combination of fewer investor deals and fewer foreclosures reflect drastically smaller numbers in the $100,000 and below segment of the market. Remember, those were unusual patterns. If you factor out those transactions, the market is up 7.5% versus last year in units.
  • The largest buying segment for Metro Atlanta is Baby Boomers/ Gen X. Thousands of these homeowners are moving to smarter living environments with less maintenance and others are moving toward homes that accommodate their health and lifestyles and they move into their senior years. First Time Buyers have slowed due to increasing prices, student loan debt and challenges with employment.
 
  • Listed inventory was up 1.4% from last month and up 23.7% compared to last year. Inventory is up 50% from the recent bottom of February 2013. But the limited availability of highly desirable properties in select markets is still driving multiple offers and very quick sales. Other areas have more normal conditions. Remember, real estate is local and markets are different.
 
  • The overall “months of supply” is 4.7 months versus 4.3 last month. Six months is considered a normal market.
  • But you can see that the numbers are very different depending on the price point and area. Contact us to learn more about your specific area.
 
  • New Homes are making a comeback. SmartNumbers reports that new homes are up 16%. The problem is that many builders cannot build them fast enough! Labor shortages are one of the most significant inhibitors.
  • At the peak of 2006, we were building over 60,000 new homes per year. Then the numbers dropped to 5,000 during the recession. Today, we are on pace to build around 18,000 new homes in 2014 and we expect to get to the 20,000 unit run rate by 2015.
  • New home prices are rising with strong demand and limited inventory. Presales are once again becoming the majority of sales. In this environment, you want to make sure you are protected with strong representation to help set up the right expectations and agreements with the builder.   • The Case-Shiller Index reports that Metro Atlanta home values have increased 40% from the bottom of March 2012. But values remain down 14% from the peak of July 2007.
  • As the chart shows, our home values are back on a more normal trend line after over-inflating and then over-correcting. These are common market cycles that work themselves back to a normal trend over time.
  • The long-term trend for mortgage rates is higher. The Mortgage Bankers Association and Freddie Mac predict 30-year mortgage rates to be over 5% in late 2014 and 2015. We still have exceptional mortgage rates. The average mortgage rates in the last 50 years was 8%. Act now before rates move higher!

The results are in for the first half of 2014 and there are some big changes in the luxury market for Metro Atlanta! What Are The Rules For Permitting Of Docks (Floating Facilities) On Lake Lanier? Here's A Look At What You Should Know!

With the weather warming up here at Lake Lanier, and the Spring real estate market quickly approaching, we know that we will have plenty of newcomers shopping for second homes here on Lanier.  Many of these visitors will not have experience with the permitting process of boat docks on the lake.  And that always leads to lots of questions about boat docks, what's allowed and what is prohibited.  So, with that in mind, we thought we would gather a bit of information from the U.S.A.C.E. Shoreline Management Plan regarding boat docks / floating facilities.  As a reminder to all, and a refresher, the following guidelines apply to boat docks on Lake Lanier...

Private floating facilities eligible for permitting are as follows:

Boat dock: A structure with or without a roof, without sides/walls (completely enclosed)
unless existing and grandfathered, with storage slip(s) for docking or mooring a vessel. Such
structures will not exceed a maximum dimension of 32 feet by 32 feet. The aggregate slip
size will not exceed 20 feet (wide) by 28 feet (long). Walkways must be a minimum of 4 feet
wide. The maximum dimension will include any platform/deck added or constructed to the
docking facility. The maximum dimension of any attached platform/deck will not exceed 192
square feet. For the purposes of determining width from length on any type of floating
facility, width will always be that portion parallel to the shoreline; length will always be that
portion perpendicular to the shoreline. NOTE: The smallest dock to be permitted will be no
smaller than 18 feet by 24 feet providing a 10-foot by 20-foot slip. All new dock construction will be open-sided (without sides/walls) due to the following: inspection
requirements, unauthorized use and storage (indicating human habitation and unsanitary
conditions), reduced visual obstruction to shoreline esthetics, and reduced storm and wind
damage to the structure. A roof with straight-line design and minimum pitch from the
centerline ridge is recommended. Roof decks will be allowed, but structural integrity is
critical when covered with furniture and occupied by several persons (cases of collapse have
been recorded).

Platform/T-dock: No permits for private use will be issued for new platform/T-Docks due to
safety concerns and general unsuitability as a mooring facility. Existing docks of this
configuration that are currently authorized under permit will not be affected by this change in
policy.

Mooring Buoys: Although provisions for mooring buoys are provided in ER 1130-2-406,
these are no longer permitted on Lake Lanier due to the demand for public space and
previous safety problems caused by their presence.

Lake Lanier Waterfront Lots & Land For Sale And What's Sold! Let's Check The Activity!

Today in Lake Lanier real estate, we're taking a look at the Lake Lanier waterfront lot market. Periodically, we like to get an updated analysis on what's going on with lots that are presently for sale as well as lot sales on Lake Lanier.

Our research today, shows 85 waterfront lots presently for sale on the lake.  Our search criteria was for lake frontage lots or land with a dock or dock permit in place, and with listing photos.  The price range on these properties was vast with the least expensive tract coming in at $29,900 and the most expensive tract coming in at $3,195,000!  The median price range of all of the 85 lots comes in at about $270,000-$275,000 price range. Okay, that's a look at what's for sale. But what about properties that sold in 2013? We thought we'd take a look at that as well. So we used the same criteria and ran the search for 2013, except instead of looking at what was active or for sale, we looked for properties that had closed or sold.  These search results showed 20 properties that met the criteria selected that had sold in 2013.  The highest priced sale came in at $364,900, and the lowest price sale came in at $35,000. The median price range of the 20 sold properties came in at about $132,500. Here's a look at the market analysis for that search.

Lake Lanier Pending Home Sales Look Strong! We Evaluate The State Of Our Lake Real Estate Market!

Today in Lake Lanier real estate, we decided to take a look at the health of our market. What better way to do this than to look at homes presently under contract on Lanier. So we did a little research, went into our MLS system, and did a search on all lakefront homes on Lanier that are either under contract pending, or in their due diligence. What we found was some really great news!

Our research showed 50 homes on Lake Lanier with a dock or dock permit in place that are presently under contract. Seven of the homes are currently in their contingent due-diligence inspection period. Of those seven homes the average list price is $868,400! That is amazing! Not only that, but of the 50 homes, 41 homes have already passed their inspection and are listed as pending sales. These 41 homes have an average list price of $643,107! These are simply amazing numbers that make for really good news for home sellers. And all of this coming at the end of the year when sales on the Lake would typically be slowing down.
