Georgia Housing Market Ends 2019 On A Strong Note!

Housing Indicators are in for 2019, and it was another great year for Georgia’s housing market! With a strong economy and low mortgage rates, buyer activity has been strong. However, inventory levels are still below historical norms, and prices continue to rise. A few quick facts are listed below – all indicators are year over year for existing single-family homes.
  • Median Sales Price: 6% increase to $228,000
  • Pending Sales: 6.7% increase to 145,087
  • Closed Sales: 4.9% increase to 142,915
  • New Listings: 6.4% increase to 201,215
  • Average Sales Price: 4% increase to $272,207
  • Days on Market: 5% decrease to 55 days
  • Months Supply of Inventory: 10.8% decrease to 3.3 months

Georgia Housing Market Snapshot For March 2019

Georgia Housing Market Snapshot For March 2019. All information provided courtesy of the Georgia Association REALTORS®.


The Georgia housing market posted steady numbers for March with slight increases and decreases across the board. Indicators for March are as follows:
  • New Listings decreased 1.1 percent to 18,483.
  • Pending Sales were up 0.5 percent to 13,911.
  • Inventory levels grew 1.5 percent to 41,463 units.
  • Median Sales Price increased 4.4 percent to $222,000.
  • Days on Market was down 9.1 percent to 60 days.
  • Months Supply of Inventory was down 5.3 percent to 3.6 months.

Key indicators for the Georgia housing market for November are in. New listings have increased, pending sales dipped and inventory levels rose slightly.
  • New Listings increased 2.9 percent to 11,438.
  • Pending Sales were down 2.3 percent to 8,630. 
  • Inventory levels grew 1.4 percent to 36,362 units.
  • The Median Sales Price increased 8 percent to $215,000. 
  • Days on Market was down 7 percent to 53 days. 
  • Months Supply of Inventory was down 2.9 percent to 3 months.

Key indicators for the Georgia housing market for October are here. Prices are rising, sales have slowed and inventory continues to shrink.
  • New Listings increased 11.5 percent to 14,643.
  • Pending Sales were up 2.9 percent to 10,384. 
  • Inventory levels shrank 0.9 percent to 37,196 units.
  • The Median Sales Price increased 7.9 percent to $215,850. 
  • Days on Market was down 10.9 percent to 49 days. 
  • Months Supply of Inventory was down 5.4 percent to 4 months.

Home Prices in Georgia Edge Higher for the Third Month in a Row

We’re halfway through 2012, and what a year it’s been. Residential real estate has finally taken some meaningful strides toward recovery, and they’ve all been self-powered without divine (or governmental) intervention. Yes, there have been some head fakes in the past, but there's real reason to believe that market turnaround awaits us. Beyond home prices, key metrics to watch include Days on Market, Percent of List Price Received and Months Supply of Inventory. Locally, several indicators showed improvement. Let's see what the rest of our local data has to say.

New Listings in the state of Georgia decreased 16.4 percent to 11,623. Pending Sales were up 21.8 percent to 9,730. Inventory levels shrank 31.5 percent to 48,344 units. Prices moved higher. The Median Sales Price increased 4.5 percent to $114,900. Days on Market was down 15.3 percent to 81 days. The supply-demand balance stabilized as Months Supply of Inventory was down 42.8
percent to 6.6 months.
We seem to be at a critical inflection point in our attempts to spur more hiring. Job growth provides the dual benefit of stimulating new household growth as well as relieving distressed homeowners. There's also the positive feedback loop of housing creating jobs and jobs creating housing. Keeping the affordability picture afloat, the Fed has vowed to keep interest rates around 4.0 percent through mid-2013.
