Congratulations To Our Latest Lake Lanier Property Buyers On Their Purchase Of This Large Waterfront Lot On Lake Lanier In Gainesville!

Congratulations To Our Latest Lake Lanier Property Buyers On Their Purchase Of This Large Waterfront Lot In Gainesville!  Located at 3489 Talking Leaves Trail in Sequoia Springs subdivision, this lakefront lot was located in a cul-de-sac and featured 1.2 acres of land for building a beautiful lake home!

This property was a great deal for our clients because of the easy access to the lake, nice water views and of course the pricing at less than $80,000!  There wasn't a dock or dock permit on this property because it was located in a protected area of Lake Lanier that is actually isolated from the main lake due to the location of Chestatee Road as it crosses over a finger of the lake near Lathem Creek. For our clients, this location was not a deterent factor because they liked the privacy and were not interested in boating beyond canoeing and kayaking which this area was ideal.  There was no time constraint on buiding, and the property could be held for investment purposes without having to start contruction immediately.

The Scenic Lake Lanier Waterfront Lot At 7723 Elm Circle In Murrayville Has Sold!

Today, we closed on a beautiful waterfront Lake Lanier lot located at 7723 Elm Circle in Murrayville Georgia. This lot was originally listed for sale at $150,000.  It was then reduced to $139,900 after approximately three months on the market.  Our buyer clients purchased the lot today for $122,000 after the property was on the market for sale for approximately 5 to 6 months.

Located on the northern arm of the Chestatee River in Murrayville this property included a single slip covered dock on drought resistant water with a down river view of the Chestatee. It was a fantastic buy, and we are certain that our buyer clients will enjoy this property for years to come!

As we have stated in previous posts, it seems like the waterfront lot market on Lake Lanier is picking up with more activity from buyers out looking for properties to purchase for new construction. Inventory is still limited however, which makes selecting the right lot challenging because it is so difficult to find something that meets all of a lake property buyer's needs. With the holidays approaching quickly, we expect that some of this activity will slow up a bit. But keep in mind, once the leaves come down off the trees and the views open up, it can be a great time to look at land and lots on Lake Lanier. It becomes easy to see the topography and the lay of the land and what the potential lake view of any subject property might be during the winter months.

Yesterday, we celebrated the sale of the scenic, waterfront Lake Lanier lot listing located at 8082 Beachwood Drive in Murrayville. This property is a wonderful, buildable lot with a relatively level topography located on the northern arm of the Chestatee River. Our sellers originally purchased the lot back in the 1990's as a family getaway and a place to go to enjoy the lake, fishing and other lake recreation that Lanier offers.

Over the years, however, our clients' children grew up, graduated from high school, moved to other areas, and the family gradually found themselves going up to the lake retreat less often. After considering their dwindling use of the Lake Lanier lot that they had once enjoyed as a family, they decided to sell the property early this year. The family that purchased this waterfront property yesterday will soon build a wonderful new home that their family can use to enjoy recreation at Lake Lanier. So in a way, this sale was both a little sad, and yet very happy. We will witness the full cycle of purchasing, owning, selling and now the purchasing process again, as the cycle goes for many properties on this lake. 

Congratulations, to the new owners of 8082 Beachwood Drive! As we understand it, Whitmire Homes in Gainesville will be the chosen builder for the new home that is planned for this lake property. Expect to see a groundbreaking in the next couple of weeks, and then a new, wonderful, Lake Lanier home in approximately 8 months. A happy ending for sure, and a new beginning for a family looking for good times and memorable, family outings on Lake Lanier!

What's Going On In The Lake Lanier Waterfront Lot Market? Here's A Look At The Latest Sales And Trends Plus Two Very Nice Lake Lots For Sale!

 Earlier today, I had the need to do a little bit of homework and research for a current client. So, I thought I would share the information in a blog post, so that everyone can see what is going on in the Lake Lanier waterfront lot market.

We are not seeing a lot of activity in this particular market yet. Lake Lanier lots are selling but certainly not at a pace of a fire sale! My research today showed that eight waterfront lots on Lake Lanier with docks have sold so far in 2014. Interestingly, four of the lots actually had more than 1 acre of land. We found some with 3 to 5 acres. A quick look at the MLS shows about 95 of these type of waterfront lots currently listed for sale on Lake Lanier. So there is some activity, but certainly not at the level of Lake Lanier houses that are selling.  For example, check the average total days on market at 357 days!

Lake Lanier Real Estate, Waterfront Lake Lots, And A Lake Property Sale!

We had another great day in Lake Lanier real estate yesterday, as we closed on a very nice Lake Lanier waterfront lot in Murrayville, Georgia.  This was a great deal for our buyer on a gently sloping lot listed at about .28 acres with a single-slip dock in place.  The original listing date was September 2010, so this lot was on the market for a long time, just like so many other lake lots.  Why such a great deal?  Well, consider the history.  This Lake Lanier lot sold for $160,000 in 2007, and our buyer picked it up as a short sale yesterday for a very cool $62,900!

This Lake Lanier waterfront lot is located at 7731 Elm Circle in Murrayville.  It is a cove lot on the northern end of the Chestatee River in Hall County.  Now, before you rush to quick judgement about the ease of purchasing a Lake Lanier lot at a steal of a price, consider your financing or your ability to buy without financing.  This is one of the main reasons for the pricing.  It is still fairly difficult to obtain financing on raw land and lots.  Unless you are getting a very short term loan from your bank or building immediately on the lot via a construction loan, you'll probably need to pony up the cash!  A HELOC could be an option as well.  Without a doubt, market conditions and sales of Lake Lanier lots are still very much affected by the limitations in available financing for these kinds of properties.

So with all of that said, now is a great time to buy waterfront lots on Lake Lanier!  The deals are there and it is a buyer's market.  However, just remember to have your financing ready or cash in hand before you start down the road to buy one of these very nice properties.

Lake Lanier Real Estate Today!

Gosh!  Sometimes I am really amazed at what money can buy in real estate in our Lake Lanier market area.  I constantly monitor low price homes in our area to see what might be available for first time home buyers or investors looking for rental properties.  Today, I ran across this gem of a property located just off of Browns Bridge Road in Gainesville, Georgia Hall County.  This is a 3 bedroom, 1.5 bath, brick home with a fenced yard and a carport.  Kinda' reminds me of the home I grew up in.  It's a HUD property priced at $39,000!  Really?!  Check it out! 6 Cherry Cir. Gainesville, GA. 30506  And it's just a few miles from the lake, boat ramps and downtown Gainesville.

The market is still tough for Lake Lanier waterfront lots.  But today, our searches revealed three new lot listings on Lanier that could be worth a look.  All are priced below $200,000 and provide good water, views and access to the lake with boat docks.  You can see the details on each at the following links:

Lake Lanier Real Estate Today!

We were back out showing Lake Lanier real estate yesterday!  We showed a tremendous Lake Lanier foreclosure home in Harbour Point, and a waterfront lot in Gainesville.

The home in Harbour Point was not waterfront, but did take advantage of some tremendous Lake Lanier views that could be accessed from the outdoor deck.  Harbour Point has some very nice elevations, which provide long range views of Lake Lanier and the North Georgia mountains.  Many of the homes can also take advantage of having a boat slip in the Marina, which is centrally located inside the community.  We showed the home located at 3554 Waterfront, in Harbour Point.  It's a John Wieland home and one of the Colonnade products.  Very nice indeed!

Our Lake Lanier waterfront lot showing was at Lot 28 Hawks Nest Drive, Gainesville, Georgia.  A nice property at the end of the street with good privacy and potential build site.  The lot includes a single slip dock with party deck and has just been reduced over $100,000!  It is currently for sale for $195,000.
