Lake Lanier Home Sales For September 2015!  Let's Check The Real Estate Sales Trends And Market Data!

Lake Lanier home sales for the month of September are in!  We did our monthly research in the MLS system, and here's the report for the month of September.  This report includes waterfront homes listed with a dock on Lake Lanier. This report does not include properties that were listed as mobile or modular homes in the listing sales data.

Here are the numbers from our research of September lake home sales.
  • 25 Lake Lanier home sales
  • The average size home was 4 bedrooms with 3 and 1/2 baths
  • The average year built was 1984
  • Most expensive home sale $1,174,000
  • Least expensive home sale $145,000
  • The average sales price was $531,588
  • The average sales price to original list price ratio was 85.71%
  • The average total days on market was 149
So, what do we see in the numbers?  Once again, the number of lake home sales for the month lagged the number posted for September of the previous year.  We now have a three month trend of less homes selling in each of the previous months when compared to the same months in 2014. Additionally, it appears that for the year of 2015, the number of lake home sales transactions is lagging behind the same time frame in 2014.  We'll continue to monitor the numbers and see what develops as we move into the fourth quarter of 2015.

November 2014 Real Estate Market Analysis For Lake Lanier Homes

Our market analysis is generated at the beginning of each month. It is designed to show you Lake Lanier home sales statistics. Each month, we search the First Multiple Listing Service for home sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.

Status: Sold (Closed Transactions)

Dock: Our searches scan for houses that have some form of dock in place. Docks can be minimal or elaborate, inexpensive or expensive. The analysis includes properties with single slip, double slip, triple slip, or platform docks that are in place and advertised in the listings as part of the sale. If there is a permit for a dock, but no dock in place, the property was not included in the analysis.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

This market analysis is deemed to be accurate, but is not warranted. It is meant to give a general idea and overview of the current housing market for waterfront homes on Lake Lanier.

Lake Lanier Home Sales Stats For First Quarter 2014! Mostly Good News!

With the first quarter of 2014 Lake Lanier home sales mostly in the books, we decided to take a look at how the market did.  Typically, I like to wait until about the middle of the month to report the stats, because there always seems to be some time lag in posting the previous month's sales.  Pulling these numbers on the fifth of the month might be a tad premature, but I just couldn't wait to take a look.  So, that said, here's what we have for Lake Lanier waterfront home sales (mobiles & modulars excluded) with a dock on the lake for the first quarter of 2014.

Comparative Market Analysis 1st Quarter 2014

Here's the important stuff:

Number Of Sales:  57
Average Sales Price:  $498,794
Average Total Days On Market:  177

Now, stay with me for a moment and let's get geeky.  Do you think 2014 was better than 2013 for the first quarter of Lake Lanier home sales?  We had the frigid cold weather, unusual amounts of snow, ice, Ukraine turmoil, a more volatile stock market, etc., etc.  Let's take a look!

Number Of Sales:  35
Average Sales Price:  $539,578
Average Total Days On Market:  240

Wow!  I was surprised, how about you?

Here are the important take-aways for 2014 performance:

Number Of Sales:  Up 63%
Average Sales Price:  Down 7.5%
Average Total Days On Market:  Down 26%

Lake Lanier Housing Market Report For July 2013! We Take A Look At The Sales Trends And Values!

Today in Lake Lanier real estate, we're taking a look at a comparative market analysis of Lake Lanier home sales for July 2013. And what we see in the analysis, is that 24 homes sold on Lake Lanier last month. These were stick-built homes that do not include mobile homes or modular homes as they are defined in the MLS system. Of the 24 homes that sold, the average home was a four bedroom, three full bath, and one half bath home. The original list price of the homes averaged out at $485,417. On average, this original list price was reduced to an average price of $469,142. This in turn, resulted in an average sales price of $439,345. The breakdown on this number, can be viewed in the form of a sales price to original list price ratio. That ratio breaks down to 89.97%. In more simple terms the original list price was discounted a little bit more than 10% off in order to achieve the final sales price. Total days on market came in at 109.

Individual Lake Lanier Home Sales Details

So you might ask what does all of this mean? And for the answer to that question, we need only look to our Lake Lanier Housing Market Report which can be found on LakeSidneyLanierHomes.com. Going back one year, to July 2012, we can see that our records show that the same number of homes sold in July 2012 as did in July 2013. However, there was a big difference in the average sales price. In 2012 our numbers showed the average sales price was $535,996 versus this year's number of $439,345. Those numbers translate to a difference of a little bit more than an 8% reduction in the average sales price of a Lake Lanier home in July 2013 as compared to July 2012. Nevertheless, we don't get too worried about comparing single months in different years as it relates to average pricing. We feel that the trend will be established and noticeable at the end of this year when we compare the whole year of 2013 to the whole year of 2012. For now, we'll say that the total number of sales transactions for Lake Lanier houses in 2013 is out pacing 2012 by about 13 percent.
