Congratulations To Our Latest Lake Lanier Property Buyers On Their Purchase Of This Large Waterfront Lot In Gainesville!  Located at 3489 Talking Leaves Trail in Sequoia Springs subdivision, this lakefront lot was located in a cul-de-sac and featured 1.2 acres of land for building a beautiful lake home!

This property was a great deal for our clients because of the easy access to the lake, nice water views and of course the pricing at less than $80,000!  There wasn't a dock or dock permit on this property because it was located in a protected area of Lake Lanier that is actually isolated from the main lake due to the location of Chestatee Road as it crosses over a finger of the lake near Lathem Creek. For our clients, this location was not a deterent factor because they liked the privacy and were not interested in boating beyond canoeing and kayaking which this area was ideal.  There was no time constraint on buiding, and the property could be held for investment purposes without having to start contruction immediately.

Congratulations to our newest Lake Lanier home owners on their purchase of this charming and modern waterfront home at 532 Oak Grove Road in Dawsonville in Hatteras on Lanier! At that point, our buyers picked it up and put it under contract in late September. The inspection showed that the home was in very good condition and did not need many repairs. It was virtually move in ready. We closed on the home with our buyer clients last week at a final sales price of $355,000.

As we have stated in previous posts, it seems like the waterfront lot market on Lake Lanier is picking up with more activity from buyers out looking for properties to purchase for new construction. Inventory is still limited however, which makes selecting the right lot challenging because it is so difficult to find something that meets all of a lake property buyer's needs. With the holidays approaching quickly, we expect that some of this activity will slow up a bit. But keep in mind, once the leaves come down off the trees and the views open up, it can be a great time to look at land and lots on Lake Lanier. It becomes easy to see the topography and the lay of the land and what the potential lake view of any subject property might be during the winter months.

The Scenic Waterfront Lot At 8082 Beachwood Drive In Murrayville On Lake Lanier Has Sold!

Yesterday, we celebrated the sale of the scenic, waterfront Lake Lanier lot listing located at 8082 Beachwood Drive in Murrayville. This property is a wonderful, buildable lot with a relatively level topography located on the northern arm of the Chestatee River. Our sellers originally purchased the lot back in the 1990's as a family getaway and a place to go to enjoy the lake, fishing and other lake recreation that Lanier offers.

Over the years, however, our clients' children grew up, graduated from high school, moved to other areas, and the family gradually found themselves going up to the lake retreat less often. After considering their dwindling use of the Lake Lanier lot that they had once enjoyed as a family, they decided to sell the property early this year. The family that purchased this waterfront property yesterday will soon build a wonderful new home that their family can use to enjoy recreation at Lake Lanier. So in a way, this sale was both a little sad, and yet very happy. We will witness the full cycle of purchasing, owning, selling and now the purchasing process again, as the cycle goes for many properties on this lake. 

Congratulations, to the new owners of 8082 Beachwood Drive! As we understand it, Whitmire Homes in Gainesville will be the chosen builder for the new home that is planned for this lake property. Lake Lanier Waterfront Lot Sales Trends! Let's Check The Details!

Today, we wanted to take a quick look at Lake Lanier waterfront lot sales year to date 2014. In order to accomplish this, we utilized the FMLS system and looked at waterfront lot sales with a dock or dock permit in place on Lake Lanier that sold between January and September 2014. Here are some of the takeaways from our FMLS report based on our unique search criteria.

• There have been 26 sales so far in 2014 over the last nine months (Jan-Sept)
• The most expensive waterfront lot sale was $515,000
• The least expensive waterfront lot sale was $60,000
• The total days on market average was 358 days
• The average original list price was $215,812
• The average sales price was $196,631
• The sales price to original list price ratio was 102.53%

So, for comparison purposes let's take a look at the same time frame and the same criteria for 2013. Here's what we find:

• There were 16 sales in the same time period last year 2013
• The most expensive waterfront lot sale was $364,900
• The least expensive waterfront lot sale was $35,000
• The total days on market average was 192
• The average original list price was $200,088
• The average sales price was $183,774
• The sales price to original list price ratio was 85.33%

Clearly, based on our criteria, many more waterfront lots with docks/dock permits have sold on Lake Lanier this year (2014) during the first nine months compared to last year (2013) during the same time frame. Furthermore average sales prices appear to be a bit higher as noted in our research. Interesting findings for sure!  Hopefully this trend will continue into the end of the year!
