Lake Lanier Area Relocation Home Buyers Coming Back Into The Market From Other States!

Today, we're prepping for relocation clients from Pennsylvania that will be coming to our area this weekend to look at homes in the Lake Lanier area. This reminds us of years past when relocation clients would come from all over the United States to find a waterfront place on Lake Lanier. What we have experienced in many of these cases, is that the activity and needs of many of these clients has tended to follow one of two paths in our home searches.

  1. Clients relocate to the northern suburbs of Atlanta and the Lake Lanier area because their jobs are being relocated to this area as a consequence of the area being a corporate paradise for so many large companies.
  2. Clients that are retired, empty nesters relocating to the northern suburbs of Atlanta and the Lake Lanier area because their children and grandchildren have already relocated to this area because of their transferring jobs.

Sometimes, these home searches start out as Lake Lanier waterfront homes. In many cases, however, the search can transition into off-lake homes because of the price for being waterfront on Lanier or because of the limited amount of available acreage on waterfront properties. These buyers often feel that in order to get the amount of acreage and privacy that they want with waterfront footage on Lake Lanier, the asking price is beyond their budget. This forces the search to go off-lake in communities such as Cumming, Buford, Flowery Branch, Suwanee, John's Creek, Hoschton, etc.  These communities offer properties with plenty of space and acreage along with the ability to still have access to Lake Lanier. With all of the public boat ramps and marinas scattered around the lake, new residents to our area can still enjoy lake activities without actually being in a waterfront home.

Waterfront Or Not At Lake Lanier?

If you have decided that you want to live at Lake Lanier and enjoy lake living and the lifestyle, then you are in for a wonderful experience. There are many choices here on the lake, but most homes that are for sale are resales and typically not new construction. However, many potential lake home buyers, often desire newly constructed homes with the latest, state of the art building techniques and home features. One of my recent searches of lake properties for sale at Lanier, showed that of over 400 homes for sale at Lake Lanier, approximately 20% of them were not listed as being lake front. Because of the continued growth in new construction in our area, new homes communities are still popping up on hard to find land tracts that have enough lake frontage to provide a centralized marina or set of boat slips right on the lake. The result is often a very nice lake front community with lots of amenities like a pool, tennis courts, clubhouse and even golf. In many cases there are lake front homes in the community, but the majority of homes are on lots that are off-lake. The benefit however is that all of the homeowners can have an option to have dock/slip rights at the neighborhood marina. This situation can be a great opportunity for buyers to have access to the beautiful waters of Lake Lanier, the convenience of a nearby boat and slip, while not having to settle for a home that is older or possibly dated and in need of renovations.
