A Few Shoreline And Dock Photos Of Lake Lanier's Current High Water Level!

These photos are from our shoreline walk yesterday in my Lake Lanier community. The lake level is currently recorded as 1,074.65. That's down .06 feet from yesterday but still 3.65 feet over full pool. Interestingly, the lake level was actually a little higher than this last June.

The rain has ceased for now, and Lake Lanier appears to be stabilizing between the 1075-1076 level. The impact of the increased water in the lake is dramatic.  Initially, the U.S. Army Corps of Engineers planned to release large amounts of water on New Years Day, but apparently that has changed because of the high water levels already present in lakes and streams south of Lanier.  Take a look at these new photos from yesterday to see the latest impact on our shoreline in my neighborhood.  You can compare the photos to the pics in our last posts to see just how much difference there is...

All of this rain and increase in the lake level left us fretting about our own dock!  Just last month, we completed electrical installation at the dock via shoreline power.  Here are a few photos of what our dock looked like.  Fortunately, Marine Specialties made it out to our location just before the crest was about to overtake our electrical junction box at the base or our dock ramp.  They saved the day in the nick of time and repositioned our dock, keeping us high and dry!

Inventory Of Lake Lanier Homes For Sale Increasing As Summer Heats Up!

A change is underway this Summer at Lake Lanier.  Like most Summers of past, the real estate market is heating up, and we are noticing a dramatic increase in the number of homes for sale on Lake Lanier.  But this year, things seem a bit different.  With the lake water level still over full pool, it seems like the perfect time to put lake homes on the market and take advantage of Lanier's extraordinary beauty when the lake is full and healthy.

We've noticed the increase in inventory in our daily look at new listings.  This prompted us to check the inventory level.  Sure enough, our research showed 395 homes for sale at Lake Lanier that have a dock, slip or dock permit in place.  That number is growing!  And what else do the numbers show us?  The most expensive home in our search came in at $19,900,000 located at 6531 Athletic Club Drive in Flowery Branch.  The least expensive home in the search results was this small modular home at 6964 Dee Lane on the north end of Lanier in Murrayville.  Between the extremes, the median list price of a Lake Lanier home in our results came in right near $500,000.  What does half a million bucks buy?  Take a look at 5739 Harbor N in the Hidden Harbor neighborhood in Gainesville.

High water at Lake Lanier brings lots of recreational visitors to the lake, which often stirs a greater desire to own and live on Lanier.  High water levels also tend to mask or even hide the obstacles and negatives of Lake Lanier property shorelines, dock settings, and limitations on access to the water.  With lots of real estate currently for sale on the lake, there are lots of properties to explore.  You can see every property in its potentially best setting and environment when the lake is full.  This, in turn, requires caution in selecting the right property for all conditions, especially when the water recedes.  Be careful in your selection of Lake Lanier homes to consider purchasing during these high water times.  Partner with an experienced Lake Lanier real estate agent or lake expert who can point out potential concerns when the water levels recede.  It is a beautiful setting right now on Lake Lanier, but remain cautious when evaluating properties under these conditions.

Rains Raise Lake Lanier And Leave Some Dock Ramps Under Water!

Anytime rain arrives in large quantity in a short period of time, you can expect to have a need to move your dock here at Lake Lanier.  The latest rains that came early last week raised the lake by about two feet.  As a result, many docks were left stranded and in need of rescue from floating away.  Here's a look at what we saw as we walked the shoreline near our lake home in Gainesville.  Even though these docks were slightly under water, it was nice to get some much needed water back in Lanier!

Today In Lake Lanier Real Estate!

It's been a beautiful weekend here at Lake Lanier.  The weather is cooling off a bit, which means it is now more comfortable to be out on the boat, or grilling, or just walking the shoreline.  Yesterday, we did quite a bit of walking near the lake.  During the Fall, the lake level usually drops a bit and this year has been no different.  A low lake level, doesn't mean that the lake is not usable, however.  Today, Lake Lanier is nearly down ten feet from full pool.  Still, we typically use these times to walk the shoreline more frequently as the lower water level provides a wider area of dry lake bed to walk on near the water.  Also, Fall is a great time to fish Lake Lanier, especially with the lower water level.  We tend to engage in both of these activities as water levels drop.  Here's a photo from yesterday's walk, as the clouds rolled in on Johnson Creek in the evening.  We didn't get any rain, but there's a good shot at some early this week.

Now keep in mind that many of the month's closings will probably occur later in July, typically during the last week.  So far, however, Lake Lanier sales for July 2012 appear to be shaping up pretty well and seem to be in line with what we've been seeing this summer.  If you would like to have one of these market reports emailed to you directly, please let us know and we will send them your way.

Water Levels Are Rising Here On Lake Lanier!


Now how does that grab your attention?! Well, it's true...Looks like we're up to approximately 1053, which is better than a few weeks ago! We are finally getting some rain and the Holiday season is paying off. I've been updating a few things on the website today. In the process, I looked at a few of my online photos. Back on Labor Day, we ventured out with some neighbors on their pontoon. I brought along the camera, so I could record a lot of photos of Lake Lanier's look during the extreme drought. I wanted to post these so that everyone can see that the lake is still beautiful when you're traveling out on the water. You can view my quick takes by clicking on the link above. All of the photos were taken on the northern end of the lake, north of Hwy. 53 around Dawsonville and Gainesville.

Lake Lanier Water Levels

With the Georgia drought continuing in the Lake Lanier area, many residents including myself are really starting to feel that sinking feeling as the lake water disappears from underneath our docks. This past Monday, I decided to do a little quick investigating into traditional water levels here at Lanier during this time of year. I went to the USACE website and pulled up the statistics for the water levels on the same September day going all of the way back to 1997. I was able to confirm that the average water level over those years for that September day was about 1065.48. The 2007 reading was 1060.95, the low for the included years was 1059.40 (2000) and the high was 1071.02 (2004). Obviously, the conditions that we are experiencing are extreme and certainly close to recent low water marks. But as lake home owners know, things can change during the off season if rainfall levels pick up during the Fall and Winter months. I must say that I am really looking forward to a few cool fronts and accompanying rains, so we can see a different lake with less exposed shoreline.
