Three Things to Know about Today’s Housing Market

Housing inventory is low, buyer demand is high. According to Freddie Mac, we’re about 3 million homes short of meeting current housing demand, and the 1.2 million single family housing starts predicted for next year simply aren’t enough for what the National Association of REALTORS® labels a “supply crisis.” Some of the demand is a result of institutional investing opportunities and some of it is the greater ease of living afforded by an influx of work-from-home jobs. Translation: If you’ve been looking for the right window to sell to get top value for your property, this is it. Buyers want to buy ASAP.

Call it a correction, not a crash. The subprime lending that greatly contributed to the 2008 market crash is not the reason for our current market correction, which is slowing the rate of home price appreciation. If current rates hold steady at or around 6%, expect home price appreciation to slow to 4-6%, says research firm AEI Housing. Before this correction, prices were simply appreciating at unsustainable speeds and now, what we’re experiencing is a more balanced market. It’s like the housing market is an endurance athlete and it just ran a long-distance race. Now, having accomplished that epic milestone, it’s sitting and taking a breather, allowing us all to recuperate from the chaos of 2020 and 2021.

Inflation is no reason to put your real estate goals on pause. Think about it this way: You find the home of your dreams, and the mortgage rate is just below 6%, higher than it was several months ago but still historically low. Now, you make the decision - the home is yours and the rate is locked in as a hedge against future inflation. This concept only applies to home buying; rents are subject to inflation and will continue to rise as inflation does.



REAL ESTATE IS YOUR BEST LONG-TERM INVESTMENT

In a recent 2022 Gallup Poll, survey respondents were asked to give their opinion about the very best long-term investment a person can make. They could choose between bonds, cryptocurrency, savings account/CDs, gold, mutual funds/stocks, and real estate. Do you know what people overwhelmingly picked?

Of everyone polled, 45% believe real estate is the best long-term investment option. Stocks/mutual funds received only 18%; gold garnered 15%; savings accounts and CDs got 10%; cryptocurrency was at 8%; and 3% of respondents favored bonds. Even if you add up the percentages from the second and third-most popular options (stocks/mutual funds and gold), you still get less than the amount of people who believe in the long-term viability and potential of real estate as a future wealth-builder.

While the average American gained $64,000 in equity over the last 12 months by owning a home (thanks for the stats, CoreLogic), homeownership also provides financial advantages beyond the sale of price-appreciated property, like tax benefits and passive income for those renting out their space.

Below is the summary for Greater Metro Atlanta through September 2019.

  • The entry-level market has strong demand and very low inventory. There are many multiple offers and values rose faster than other segments. Over 80% of all closed transactions are in the $100K-$500K price range.
  • The mid-market ($500,000 to $1 mil) has slowed since the spring and summer market. Months of supply indicate normal market conditions with properties averaging 6 months to sell.
  • The luxury market ($1 mil ) continues to be a buyer’s market with properties averaging 18 months to sell.
  • The month of September results shows a drop of 16.7% compared to August closings and a 1.6% increase in closings relative to last September.
  • Pending contracts were down 8.7% from last month and up 15.7% compared to September 2018.
  • Current Inventory is up 1.5% from last month and up 7.2 % over last year.
  • Mortgage rates are forecasted to stay low through the fourth quarter which is great news for everyone. Metro Atlanta continues to be very affordable relative to other metropolitan areas around the country.

Below is the summary for Greater Metro Atlanta and North Georgia through August 2019.

The entry-level market has strong demand and very low inventory. There are many multiple offers and values are rising faster than other segments. 85% of all transactions are in the $100K-$500K price range. The mid-market ($500,000 to $1 mil) is showing normal market conditions with 6 months of inventory. The luxury market ($1 mil ) remains a buyer’s market in most areas with sellers having to be more aggressive to attract buyers.

August results show a 1.3% decline in closings compared to last year. New Listings were up 3.5% and pending contracts were up 9% relative to last August. Listed Inventory is up 7.9% - mostly in the segments above $500,000.
Mortgage rates are forecasted to stay historically low through the fourth quarter which is great news for everyone. Metro Atlanta continues to be very affordable relative to other metropolitan areas around the country.

The Georgia housing market posted steady numbers for March with slight increases and decreases across the board. Indicators for March are as follows:
  • New Listings decreased 1.1 percent to 18,483.
  • Pending Sales were up 0.5 percent to 13,911.
  • Inventory levels grew 1.5 percent to 41,463 units.
  • Median Sales Price increased 4.4 percent to $222,000.
  • Days on Market was down 9.1 percent to 60 days.
  • Months Supply of Inventory was down 5.3 percent to 3.6 months.

Metro Atlanta Closed Units were up 23% from January and down 1.9% compared to last February. March activity looks stronger as we move toward the spring market.

Below is the summary for Greater Metro Atlanta through October 2018. Click here for a more comprehensive market report slide deck.
  • The entry-level market has strong demand and very low inventory. The luxury market remains a buyer’s market in most areas with buyers negotiating better pricing and terms.
  • Mortgage Rates are rising slowly which is impacting affordability in the entry-level market. Metro Atlanta remains very affordable relative to other metro areas.
  • October Pending Contracts were up 8.3% from September and up 2% from the prior year. Closings were down 6.5% from last month and down 3.6% from the prior year.
  • Year-to-Date Pended Sales units were up 3.2% versus the prior year. Year-to-Date Closings were up 2.2% versus the prior year.
  • The Average Sales Price for October was $307,000 – up 1.7% from last month and up 7% from last year. 2018 is on track to be the highest annual ASP on record.
  • Inventory for October was down .3% (statistically flat) from last month and up 4.8% compared to last year.
  • New Listings in October were up 11% versus last year and up 3.8% year-to-date.
  • Overall Months of Supply for October was 3.6 months. Six months is considered normal. Luxury properties took longer with homes above $1 million averaging 13.2 months and properties over $2 million averaging over 32.1 months to close.
  • The Average List-to-Sale Price Ratio was 96% for all price points. Many properties in high-demand areas are selling above list.
  • The Case-Shiller Index for Atlanta (10/30/18) was up .30% compared to the previous month. Metro Atlanta Home Values are up 76% from the bottom of March 2012.

As we all get ready to celebrate our modern versions of Thanksgiving, we thought you might find it interesting to recall the history of this event.

The History of Thanksgiving: In 1620, a small ship called the Mayflower left England seeking a new home where they could freely practice their faith, pursue prosperity and own land. After 66 days of treacherous seas, they anchored near Cape Cod which was far north of their intended destination at the mouth of the Hudson River. They called their new home Plymouth and began the process of building a town. During the harsh winter, most of the colonists remained on the ship where they suffered from many afflictions. Only half of the original passengers lived to see the next spring. In March, they moved ashore and met a Native American named Squanto. The Pilgrims had been weakened by malnutrition and illness. Squanto taught them how to cultivate corn, extract sap from maple trees, catch fish in the rivers and avoid poisonous plants. In November 1621, the Pilgrims first corn harvest proved successful. Governor William Bradford organized a celebratory feast. The colonists and Indians celebrated for three days in what is now recognized as the "First Thanksgiving."
