The numbers are in for Lake Lanier waterfront lot sales for the first half of 2017! Here is a brief recap of the lot sales as reported in our comparative market analysis that we will provide via SlideShare later in this article.  Please note, a few of these sales actually had homes/structures on the property. However, the major value of the property was deemed to be in the land.

Lake Lanier waterfront lots sold:  18

The highest waterfront lot price sale was $1,500,000

The lowest waterfront lot price sale was $54,900

The average size waterfront lot sold was 1.74 acres

The average original list price was $417,139

The average list price after price adjustments was $404,078

Average sales price was $327,717

Sales price vs original list price ratio came in at 75.37 %

Average total days on market was 332








Our market analysis is designed to show you Lake Lanier waterfront lot sales statistics. Each month, we search the First Multiple Listing Service for lot sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.

Status: Sold (Closed Transactions)

Lake Frontage: The lot must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Property Category: Our analysis includes only residential lakefront lots as categorized in FMLS.

The Scenic Waterfront Lot At 8082 Beachwood Drive In Murrayville On Lake Lanier Has Sold!

Yesterday, we celebrated the sale of the scenic, waterfront Lake Lanier lot listing located at 8082 Beachwood Drive in Murrayville. This property is a wonderful, buildable lot with a relatively level topography located on the northern arm of the Chestatee River. Our sellers originally purchased the lot back in the 1990's as a family getaway and a place to go to enjoy the lake, fishing and other lake recreation that Lanier offers.

Over the years, however, our clients' children grew up, graduated from high school, moved to other areas, and the family gradually found themselves going up to the lake retreat less often. After considering their dwindling use of the Lake Lanier lot that they had once enjoyed as a family, they decided to sell the property early this year. The family that purchased this waterfront property yesterday will soon build a wonderful new home that their family can use to enjoy recreation at Lake Lanier. So in a way, this sale was both a little sad, and yet very happy. We will witness the full cycle of purchasing, owning, selling and now the purchasing process again, as the cycle goes for many properties on this lake. 

Congratulations, to the new owners of 8082 Beachwood Drive! As we understand it, Whitmire Homes in Gainesville will be the chosen builder for the new home that is planned for this lake property. Expect to see a groundbreaking in the next couple of weeks, and then a new, wonderful, Lake Lanier home in approximately 8 months. A happy ending for sure, and a new beginning for a family looking for good times and memorable, family outings on Lake Lanier!

What's Going On In The Lake Lanier Waterfront Lot Market? Here's A Look At The Latest Sales And Trends Plus Two Very Nice Lake Lots For Sale!

 Earlier today, I had the need to do a little bit of homework and research for a current client. So, I thought I would share the information in a blog post, so that everyone can see what is going on in the Lake Lanier waterfront lot market.

We are not seeing a lot of activity in this particular market yet. Lake Lanier lots are selling but certainly not at a pace of a fire sale! My research today showed that eight waterfront lots on Lake Lanier with docks have sold so far in 2014. Interestingly, four of the lots actually had more than 1 acre of land. We found some with 3 to 5 acres. A quick look at the MLS shows about 95 of these type of waterfront lots currently listed for sale on Lake Lanier. So there is some activity, but certainly not at the level of Lake Lanier houses that are selling.  For example, check the average total days on market at 357 days!

Another Lake Lanier Waterfront Lot Sale At 5930 Lakeside Court In Gainesville! Congratulations To Our Buyer Clients!

Today in Lake Lanier real estate, we would like to welcome our latest clients to Lake Lanier by congratulating them on the purchase of the waterfront lot at 5930 Lakeside Court in Gainesville! The property was located in Forsyth County near Bolling bridge in a deep water cove just off the Chestatee River.

The total size of this waterfront lot came in at approximately .46 acres. The survey also showed 170 feet of shoreline on Lake Lanier. The US Army Corps of Engineers survey line was very close to the water. This property should provide a fantastic build site for a waterfront home with great views out of the cove.  The sale included an older enclosed boathouse with a party deck.  The lot was listed by Denise Abruscato with RE/MAX all properties.  Originally listed at $180,000, the property had been reduced to $165,000. Our clients were able to get a further discounted price, resulting in a sale at $130,000! Lake Lanier Waterfront Lot Sales In 2012! See The Details On What Sold!

Today in Lake Lanier real estate, we are looking at Lake Lanier waterfront lot sales data for last year 2012.  The numbers are in and there is some good news and some "so-so" news.

First the good news!  Our data shows that 13 waterfront lots with dock/dock permits on Lake Lanier sold in 2012.  That is a big jump in the number of sales when compared to 2011 which saw only 6 sales.  In addition, there were quite a few "non-distressed" sales and sales prices reached as high as $495,000 for a .63 acre property with a gentle topography, great view and a covered double slip dock!

Now for the "so-so" news, or rather not great news but not bad news.  It appears that the average sales price of the lot sales dropped slightly in 2012 compared to 2011.  The average sales price in 2011 was $179,666 compared to 2012 which came in slightly less at $164,915.  Total days on market for lots in 2012 averaged 389, so if you are trying to sell, it pays to wait it out for at least one year of solid marketing in order to reach the closing table.

So there you have it!  We like the feel of the market as sales are increasing in the number of transactions with more buyers out looking.  Prices were slightly soft, but did not correct downward too much.  As we look forward to 2013, we see the improving trend continuing with more good news on the way.  The lake water level is already climbing and is pretty high for February.  We may indeed see a strong upswing if the weather warms up and the lake stays full of water for the Spring market.  Stay tuned for more details!

Annual 2008 Lake Lanier Waterfront Lot Market Analysis

Our 2008 Lake Lanier Waterfront Lot Market Report is complete and ready for viewing! The transaction activity was very slow with few waterfront lots selling on Lake Lanier in 2008 according to the statistics that we use thru FMLS. When we originally started posting this data, we provided it on a monthly basis. However, due to the limited number of lots that are available and selling on Lake Lanier, we rarely had much of anything to report in this category. So, we are creating this annual report to look at 2008 as a complete year of lot sales. We will evaluate the need to produce a more frequent report as future sales may dictate.
