Lake Lanier Home Sales Charted From 2007 To 2016!  Where We've Been And Where We're Going!

I am often asked the question "How is the real estate market?"  More precisely, it is often a question as to the status of the Lake Lanier real estate market. And generally, this question refers to how homes are selling and what the market activity looks like for home sales.

In order to answer that question which is so often posed, I decided to take a look at historical sales activity of Lake Lanier homes as provided by FMLS. The simple chart shown below provides a detailed view of where we have been and where we might likely be going with regard to Lake Lanier home sales. The chart goes all the way back to 2007 and shows the annual home sales numbers for each year along with the average sales price. This is for waterfront homes on Lake Lanier. No other criterion was used.



As you can see in the chart, the number of Lake Lanier waterfront homes selling each year over the past couple of years has increased quite dramatically. On the other hand, pricing has not yet reached the peak seen in a number of years from 2007 through 2009. In some of those years, and possibly some of the earlier years like 2005 and 2006, average waterfront home prices on Lake Lanier exceeded $600,000! I like to think of those years as the "heyday" for Lake Lanier home sales! Have we return to those glory days? Well, from a pricing standpoint, not quite yet. But obviously, from the number of home sales annually, things are progressing quite nicely. Add to that, the fact that inventory is very low, and we might just see higher prices in 2016.  If in fact, we can get the stock market and world markets to settle down just a bit, and things in our domestic economy stay on course.

These are just a few of my thoughts and observations as we head into the Spring market.

Lake Lanier Home Sales For September 2015!  Let's Check The Real Estate Sales Trends And Market Data!

Lake Lanier home sales for the month of September are in!  We did our monthly research in the MLS system, and here's the report for the month of September.  This report includes waterfront homes listed with a dock on Lake Lanier. This report does not include properties that were listed as mobile or modular homes in the listing sales data.

Here are the numbers from our research of September lake home sales.
  • 25 Lake Lanier home sales
  • The average size home was 4 bedrooms with 3 and 1/2 baths
  • The average year built was 1984
  • Most expensive home sale $1,174,000
  • Least expensive home sale $145,000
  • The average sales price was $531,588
  • The average sales price to original list price ratio was 85.71%
  • The average total days on market was 149
So, what do we see in the numbers?  Once again, the number of lake home sales for the month lagged the number posted for September of the previous year.  We now have a three month trend of less homes selling in each of the previous months when compared to the same months in 2014. Additionally, it appears that for the year of 2015, the number of lake home sales transactions is lagging behind the same time frame in 2014.  We'll continue to monitor the numbers and see what develops as we move into the fourth quarter of 2015.

Looking For A Lake Lanier Home In Cumming Georgia? Here's What You Can Expect To Find!

Have you been considering the purchase of a Lake Lanier home in Cumming on the south end of the lake?  I am often asked where the least expensive lake homes are located, if they are cheaper if they are further north and more rural, and what the average price of a Lake Lanier home is these days.  Because of these types of questions, we thought that we would take a look at what the prices have been running on lake homes located in the different areas on Lake Lanier.  To kick this series of posts off, today we decided to analyze the pricing for a Lake Lanier home in Cumming for the months of January through October of 2013.

Our Cumming home sales search included lakefront homes with a dock, but did not include mobile or modular homes.  Only stick-built homes were counted in this search.  Our results found 41 home sales with the average price coming in at $493,421.  To see all of the details on the actual sales, simply click the following link:

Lake Lanier Home Sales For August 2013! We Take A Look At The Market Data And Trends!

Today in Lake Lanier real estate, we are looking at a comparative market analysis of Lake Lanier homes that sold in August 2013. As usual, our report looks at waterfront homes that sold in August that had a dock or dock permit in place. This report does not include modular homes or mobile homes.

So let's get to the numbers! According to the MLS system, 28 Lake Lanier homes sold in the month of August. On average, these homes had four bedrooms, three baths, and one half bath. The average original list price of the homes was $641,925. On average, these homes were reduced to an average list price of $562,489. The average sales price of these Lake Lanier waterfront homes that sold in August was $528,425.  Total days on market was 122.

So how do these numbers compare to July 2013?  According to the numbers that we track, these most recent results were substantially higher in price in August when compared to July and four more homes sold in August. These are not bad results, as the Lake season starts to cool down with kids back in school and off-lake activities ramping up.  We'll post further information on the results in our next report.

Lake Lanier Home Sales For June 2013! We Take A Look At The Strong Numbers!

The sales data is in for June 2013 Lake Lanier home sales, and the numbers are strong!  For the month of June, our data shows that 28 homes sold on Lake Lanier.  The average home sold was a 4 bedroom, 3 and a half bath home, with an average sales price of $471,673.  This sales price was the end result of an average original list price of $522,473.  This sales price represents 92.02 % of the original list, and the average total days on market was a very reasonable 119.  These numbers reflect good sales activity and continuing data that is evidence of our strengthening market.  For the complete Comparative Market Analysis, please click the following link:

Lake Lanier Homes For Sale In The $600,000 - $700,000 Price Range! Take A Look At These Homes!

Are you in the market for a nice waterfront home on Lake Lanier?  Today, we evaluated Lake Lanier homes for sale in the $600,000 - $700,000 price range.  As of today, our searches revealed about 27 homes for sale in this price range.  As home prices go on Lanier, this price range is a bit above the median pricing of homes currently for sale.  So far this year, 11 Lake Lanier homes have sold in this range.  On average, the typical size has been a 4 bedroom, 4.5 bath home that has sold at approximately 93.60% of original list price after an average 223 days on market.  So, it's a little longer selling time on these homes, but they are bringing a reasonably close selling price as it relates to list price.  Here's a look at the Comparative Market Analysis of these homes sold so far in 2013.

The Latest Lake Lanier Home Sales Data For April 2013! Check The Latest Sales Trends!

The data is in and we have completed our look at Lake Lanier home sales for April 2013.  Based on our research, there were 15 Lake Lanier homes that sold in April.  That is identical to the number that was recorded in April of 2012.  As a matter of fact, the number of sales so far this year is tracking very closely to the number of sales in the first four months of 2012.  So far this year 50 homes have sold in the first four months of 2013 as compared to 46 homes that sold in the first four months of 2012.

The lowest priced Lake Lanier home that sold in April of 2013 sold for $180,000. The highest priced Lake Lanier home to sell came in at $880,000. The total days on market on average for homes sold was 142 days. The original list price on average for the homes that sold was $547,937. On average the prices were reduced to an average list price of $524,850. The sales price to original list price ratio was 93.26%.

Lake Lanier Real Estate Market Report For October 2012! See All Of The Latest Lake Lanier Home Sales Stats!

Today in Lake Lanier real estate, we are looking back at the sales stats from the month of October and the number of home sales on the lake looks pretty good!  Our reports are compiled monthly by utilizing search criteria that we have created in the FMLS system.  All homes are lake front, and we only tally "stick built" homes, not mobile or modular homes.

October saw a total of 18 home sales on Lake Lanier.  Home sales prices ranged from $207,500 on the low end, up to $820,000 for the most expensive home sale.  The average build date for these homes was 1984 and the average home sold was a 4 bedroom, 3 and a half bath home.  $442,302 was the average sales price, and the average Total Days On Market was 171.
