So what's going on with property values on Lake Lanier? I am often asked this question, and today I decided to take a quick peek again at the stats. Looking at stats for January 1, 2007 thru November 30, 2007, I found that more than twice as many waterfront homes with docks sold in that time frame as compared with the same time frame in 2008. Now, I will grant the usual disclosures that these are my numbers based on the research of certain criteria which I use in my searches in FMLS. Obviously, things have slowed. But the not so obvious is that prices do not appear to have deteriorated more than about two to three percent. Now that is comforting for me, especially considering hard hit markets like California, Florida, Nevada, etc. Add in this weeks continuous rain fall and falling mortgage rates, and maybe we have a recipe for a turn around.
