Lake Lanier Homes Sales Update

Today we're back in our local MLS checking on the stats for Lake Lanier home sales so far in the month of June.  As of today, June 19, here is the latest:  Lake Lanier Home Sales  With 11 homes already closed this month, things seem to be shaping up pretty well.  Average sales price is in the high $400,000 range which appears positive too.  Last year, 26 homes closed on the lake in June.  That was the most of any month in 2011.  We'll have to wait a few more days to see if we can out-pace 2011.

Yesterday, we took a look at homes on Lake Lanier that are currently for sale in the $500,000-$600,000 price range.  With the aforementioned average price for June sales, let's take a look at Lake Lanier homes for sale in the price range of $400,000-$500,000.  We see about 24 homes listed in this price range.  If you see anything in these links that looks interesting, give us a call.  See you on the lake!

Lake Lanier Real Estate Today! Lake Lanier Real Estate Report

We're drilling down on some statistics for Lake Lanier home sales today.  I just ran a scan of our local FMLS system and found a total of 313 homes for sale on Lake Lanier.  Looking at the sales from last month (May), the homes sold appears to be 19.  That would not include mobile or modular homes.  So, not bad for May!  A few more have been recorded this year in May versus last year in May, so I suppose we can say that things are improving!

September 2009 Lake Lanier Real Estate Market Report

Our September 2009 Lake Lanier Real Estate Market Report is complete and ready for your review. During September, the market continued a familiar pace in the number of lakefront homes with docks sold on Lake Lanier according to the statistics that we review in First Multiple Listing Service.

In an attempt to satisfy our curiosity for trends, we took a look back at some of the data going back to 2007. Looking at the months of January thru September, we compared the homes sales data and our findings revealed some very interesting information:

2008 / 67 / $629,224 / 94
2009 / 69 / $554,361 / 149

Of course, these stats come from our searches and criteria as completed in FMLS. The trend is still representative of a slow market much like we saw in 2008. Prices have declined as the average days on market has increased.

If your lake home is listed for sale, and it is proving difficult to sell, these figures should give you an idea of the continued difficulty in our market.

August 2009 Lake Lanier Real Estate Market Report

Our August 2009 Lake Lanier Real Estate Market Report is complete and ready for your review. During August, the market continued a gradual increase in the number of lakefront homes with docks sold on Lake Lanier according to the statistics that we review in First Multiple Listing Service. Both July and August have shown some gradual improvement in the number of homes sold. The average sale price of the homes sold in August 2009, however, was still down on a year over year basis when compared to August of 2008. This very well could be the beginning of a trend of increasing sales as the water conditions have improved and pricing is still continuing to be very attractive. February 2009 Lake Lanier Real Estate Report


Our February 2009 Lake Lanier Real Estate Market Report is complete and ready for your review. During February, the market continued its slow pace in the number of lakefront homes with docks sold on Lake Lanier according to the statistics that we review in First Multiple Listing Service. The average sale price of the homes sold in February 2009 was down on a year over year basis when compared to February of 2008. This year is beginning slowly for Lake Lanier real estate sales. However, we are continuing to get much needed rain and the lake is still on the rise. I am optimistic that a Lake Lanier with a higher water mark can only improve Lake Lanier real estate activity! A Quick View Of Recent Lake Lanier Home Sales Activity

We've had a lot of time lately to review statistics regarding Lake Lanier home sales and the status of our market. Repeatedly in our monthly market statistics, we have seen that fewer transactions are occurring relative to 2006 sales. Today, I thought that I would take a quick look at 2006 Lake Lanier home sales versus those in 2007. Based on our research and criteria for the months of January thru September, there have been approximately thirty percent fewer home sales transactions in 2007 as compared to 2006. However, the average sales prices for 2007 have been slightly higher by approximately one to two percent. Days on market for listings for the two time periods appear to be similar. It is an interesting divergence with what would appear to be a drop in demand coexisting with an increase in supply price! Which force will prevail? To what extent are the current water levels affecting the desire to think lakefront? Historically, Lake Lanier property owners have done quite well with their investments in waterfront property!
