The numbers are in for Lake Lanier home sales for the month of December 2015, and we are happy to report that the month turned out to be a pretty good one! Here is a brief recap of the home sales as reported in our comparative market analysis that we will provide via SlideShare later in this article.


  • 21 Lake Lanier homes sold
  • The highest home price sale was $1,215,000
  • The lowest home price sale was $134,900
  • The average home sold had four bedrooms, three bathrooms and one half bathroom
  • The average build date was 1988
  • The average original list price was $595,181
  • The average list price after price adjustments was $588,895
  • Average sales price was $530,538
  • Sales price vs original list price ratio came in at 89.81%
  • Average total days on market was 145

Lake Lanier Waterfront Home Sales For November 2015! A Look At Real Estate Market Numbers On Lanier!



Our market analysis is generated at the beginning of each month. It is designed to show you Lake Lanier home sales statistics. Each month, we search the First Multiple Listing Service for home sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.

Status: Sold (Closed Transactions)

Dock: Our searches scan for houses that have some form of dock in place. The analysis includes properties with single slip, double slip, triple slip, or platform docks that are in place and advertised in the listings as part of the sale. If there is a permit for a dock, but no dock in place, the property was not included in the analysis.  If the dock was listed as a boathouse and not as a dock it was not included in this search and report.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

Our Latest Lake Lanier Waterfront Home Sale? Say Good Bye To Our Lake Lanier Property Listing At 3635 Schofield Road In Gainesville, Georgia!

This fabulous Lake Lanier waterfront home was located on deep water and featured nice lake views from every bedroom in the home! Perfectly located in an excellent setting on a quiet no-wake cove, this property was such a nice place for getting away from it all!





It featured a low maintenance lot in a natural setting with very little lawn care required. The home had easy access to a covered double-slip dock and a path that was wide enough to accommodate a golf cart. Inside the home, there was a large family room with a nice brick fireplace, overlooking an enormous back deck!

The home had been recently remodeled and was virtually move in ready!




The lucky buyer of the property was able to secure this fantastic piece of real estate for $401,150! They plan to start a remodel of the kitchen and do a few upgrades in order to make it a larger space. Located at 250 Eastview Drive in Dawsonville, this home featured three bedrooms and 2 1/2 baths. It's log cabin styling made it feel like the perfect getaway on Lake Lanier! Originally built in 1993, this two-story home included a full finished basement, two bedrooms on the main level, and one bedroom to be used as a master suite upstairs. By water, the property is located along the Chestatee River in a deep water section just south of Toto Creek. The 0.30 acre lot had seasonal views of the water, and the topography was moderately sloped.  There was a single-slip covered dock with boat hoist included in the sale of the property.  Originally listed at $495,000, our clients were able to acquire the property at a bargain discount price, which made the purchase a very nice investment on the lake!

Lake Lanier Home Sales For August 2015 Continue To Hold Up Well, But Is A New Trend Starting To Unfold?

Lake Lanier home sales for the month of August were holding up pretty well as the Summer sales activity starts its seasonal transition into a slightly slower Autumn. We did our monthly research in the MLS system, and here's the report for the month of August.  This report includes waterfront homes listed with a dock on Lake Lanier. It does not include mobile or modular homes in this report.

Here are the numbers from our research of August lake home sales.
  • 26 Lake Lanier home sales
  • The average size home was 4 bedrooms with 3 and 1/2 baths
  • The average year built was 1986
  • Most expensive home sale $1,550,000
  • Last expensive home sale $252,000
  • The average sales price was $572,275
  • The sales price to original list price ratio was 91.18%
  • The average total days on market was 80
These are pretty good numbers.  For example, when we compare January-August of 2014 with January-August of 2015, we see that the average Lake Lanier home sales price in 2015 is up by about 16%! That's great news for Lake Lanier home owners!  But, alternatively, we detected a new potential trend in this report.  That trend is?  We are starting to see that in 2015, less homes sold than 2014 during the period of January through August.  We are off by about 4%.  Is the upturn in pricing affecting the number of home sales?  Did the recent stock market correction and pull back force lake home buyers to the sidelines?  We'll have to wait and see how this all plays out as we move into the Fall here at Lake Lanier.

The Wonderful & Charming Lake Lanier Cabin At 344 Tom McGinnis Road In Dawsonville Has Sold!  We had a strong feeling when we listed this idyllic little waterfront getaway that it wouldn't take long for it to capture the hearts of a new family of owners.  The property was originally listed on July 1, 2015 and was under contract 19 days later.  Today was our closing day.

What a fun property to market and sell!  This home had incredible charm, a true historic Lake Lanier getaway feeling, a great water/dock setting and a memorable, rural character.  It just had a way of taking you back in time!  As a matter of fact, during the title examination, it was determined that the first community road agreement was created in the early 1900's for these classic cabins along Tom McGinnis that is still a meandering gravel road that follows the shoreline of Lake Lanier!

Lake Lanier Home Sales Continue Their Strong Trend With The Latest July Numbers!

Once again, Lake Lanier home sales for the month were notably strong as the summer sales activity continues on its heated pace. We did our monthly digging in the MLS system, and here's what we are reporting for the month of July.  This report includes waterfront homes listed with a dock on Lake Lanier. It does not include mobile or modular homes in this report.

Here are the numbers from our research of July lake home sales.
  • 27 Lake Lanier home sales
  • The average size home was four bedrooms with 3 and 1/2 baths
  • The average year built was 1985
  • The average sales price was $645,244
  • The sales price to original list price ratio was 92.70%
  • The average total days on market was 92
These are pretty strong numbers.  For example, when we compare January-July of 2014 with January-July of 2015, we see that the average Lake Lanier home sales price in 2015 is up by about 15%! That's great news for Lake Lanier home owners!  And as a result, Lake Lanier home buyers will probably continue to see a rise in prices as inventory remains tight.

We were able to snag the property quickly for our clients after only 23 days on market and closed on the sale on July 1, 2015. What a perfect fit for our Lake Lanier clients! Located in the highly desirable Kilough Church Road area of Dawsonville, our Lake Lanier home buyers got an excellent property at 1886 Kilough Church Road, which was originally listed at $474,900. Located in the cul-de-sac and on a point lot, this property had a level walk, grass to the waters edge, and tremendous views of excellent deep water along Thompson Creek at Lake Lanier!





The Home included three bedrooms and three full baths. It was originally built in 1981 as a cottage in the upscale lake neighborhood of Sunrise. This was a two story home with hardiplank exterior, lots of hardwood floors, an open kitchen and tremendous views of the lake from the great room and from the big screen porch out back.
