The Metro Atlanta real estate market is off to a mixed start in 2017. Pendings show strong momentum but closings are slightly down from last year. Inventory is lower - making it harder to find the right property. Below is the summary for Metro Atlanta through February 2017.
  • Year-to-date pended sales through February were up 8.8% versus last year. Year-to-date closings were down 2% versus last year and down 9.8% from last February.
  • The average sales price for February was $269,000 - up 1.9% from last month and up 5.9% from last year. The annual ASP for 2016 beat the record posted back in 2006.
  • The listed inventory for February was down 1.8% from last month and down 5.4% from last February. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for February was 4.4 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 18.3 months and properties over $2 million averaging 91 months to close.
  • The latest Case-Shiller Index for Atlanta (2/28/17) was essentially flat (+.16%) compared to the previous month. Metro Atlanta home values are up 61% from the recent bottom of March 2012 and up 2.42% from the average index last year. Increased homes values are building positive equity and getting some sellers back into the market.

Lake Lanier Waterfront Home Sales Versus Average Sales Price By Year For The Past 10 Years!

If you love charting, and the details presented, then you are going to love today's chart! This one is a thing of beauty! It looks at the past 10 years of Lake Lanier waterfront home sales, and it charts the trends in relationship to the number of homes sold versus the average sales price.

As you can see, for the past several years, sales prices have been increasing and the actual number of homes selling has been increasing as well. We are not quite back to the most recent peak of the market yet. The data does not show 2005 and 2006 when the sales arguably peaked. But we are on our way and making some serious strides at getting back to those levels.

The sales price line overlay shows how average prices are getting back to $600,000 for waterfront homes. This average sales price is well above the average sales price of homes in the surrounding counties around Lake Lanier. Supporting the idea that waterfront homes typically sell at a premium to average off-lake homes in our area.

Historic Count Of Active Listings For Lake Lanier Waterfront Homes!  Let's Check The Inventory Trends!

Once again, the chart shows the trends in the market.  This one goes back over 10 years and looks at active waterfront home listing counts.  You can easily see how the economic recession and the historic Lake Lanier drought impacted the number of homes for sale in 2007, 2008, and 2009. As the economy improved and Lake Lanier water levels increased, you can see the upward trajectory on the chart of the huge influx of homes for sale between 2009 and 2010. Furthermore, from 2010 to present, it is easy to see the cyclicality of our market and how the number of homes for sale tends to increase in the spring and summer, and then trailed off into the winter months. Overall, the big thing that I see here, is that as we move into 2017, the inventory of Lake Lanier waterfront homes for sale is lower than it has been in approximately 7 years.  Hmm...

I'm often asked by sellers what they can expect as a sales price if they list their Lake Lanier property at a given price.  Alternatively, buyers often want to know what kind of offer they should submit on a home that is listed at a particular price.  The chart below can help provide some of those answers. Based on 2016 Lake Lanier waterfront home sales in FMLS, here's the data that we were able to find.




My take on this is that we're not seeing a lot of  "fire" sales.  The market was healthy and pretty strong.  Not a lot of foreclosure, short sales or distressed property sales.  Discounts appear to typically be in the 3% - 6% off of list price range.

I am often asked the question "How is the real estate market?"  More precisely, it is often a question as to the status of the Lake Lanier real estate market. And generally, this question refers to how homes are selling and what the market activity looks like for home sales.

In order to answer that question which is so often posed, I decided to take a look at historical sales prices of Lake Lanier homes as provided by FMLS. The simple chart shown below provides a detailed view of where we have been and where we might likely be going with regard to Lake Lanier home sales prices. The chart goes all the way back to 2007 and shows each year along with the average sales price. This is for waterfront homes on Lake Lanier. No other criterion was used.
