Lake Lanier Waterfront Home Sales Prices Versus List Price Ratios For 2016!  Let's check the discounts that were given on the sales!

I'm often asked by sellers what they can expect as a sales price if they list their Lake Lanier property at a given price.  Alternatively, buyers often want to know what kind of offer they should submit on a home that is listed at a particular price.  The chart below can help provide some of those answers. Based on 2016 Lake Lanier waterfront home sales in FMLS, here's the data that we were able to find.




My take on this is that we're not seeing a lot of  "fire" sales.  The market was healthy and pretty strong.  Not a lot of foreclosure, short sales or distressed property sales.  Discounts appear to typically be in the 3% - 6% off of list price range.
