Autumn hit pretty hard this week at Lake Lanier. The remnants of the hurricane that hit the western coast of Mexico made its way across the south and southeast. It resulted in a lot of rain this week and a lot of wind. Many of the beautiful colored leaves have now left the trees and have accumulated on the ground taking away a lot of the photo opportunities and beauty of the season. Fortunately, we were lucky enough last weekend to get out on the boat and do a little dining on the lake and a little looking at homes from the waterfront. With the leaves coming down quickly, it made things a bit easier to see from the waterfront.
Our dining experience was our usual favorite, Pig Tails on Lake Lanier at Aqualand Marina. Our server let us know that last weekend was the final weekend of the season for Pig Tails. They closed last weekend for the season. However their sister restaurant Fish Tales will remain open. So, the photos that we took on the lake were mostly pics of our ride from Pig Tails over to Fish Tails. Just checking out the lake in that area. Lake Lanier Home Sales For September 2015! Let's Check The Real Estate Sales Trends And Market Data!
Lake Lanier home sales for the month of September are in! We did our monthly research in the MLS system, and here's the report for the month of September. This report includes waterfront homes listed with a dock on Lake Lanier. This report does not include properties that were listed as mobile or modular homes in the listing sales data.
The average size home was 4 bedrooms with 3 and 1/2 baths
The average year built was 1984
Most expensive home sale $1,174,000
Least expensive home sale $145,000
The average sales price was $531,588
The average sales price to original list price ratio was 85.71%
The average total days on market was 149
So, what do we see in the numbers? Once again, the number of lake home sales for the month lagged the number posted for September of the previous year. We now have a three month trend of less homes selling in each of the previous months when compared to the same months in 2014. Additionally, it appears that for the year of 2015, the number of lake home sales transactions is lagging behind the same time frame in 2014. We'll continue to monitor the numbers and see what develops as we move into the fourth quarter of 2015.
