Located at 250 Eastview Drive in Dawsonville, this home featured three bedrooms and 2 1/2 baths. It's log cabin styling made it feel like the perfect getaway on Lake Lanier! Lake Lanier Boat Tour Of Johnson Creek, Lathem Bay, Taylor Creek, War Hill & More!

These last few weekends have been absolutely gorgeous on Lake Lanier! Nothing disappointing whatsoever, especially if you're into boating once the weather cools down. I'm really getting convinced that this is my favorite time of year! Most of the weekenders seem to have tapered back in their visits to the lake as they focus more on school activities with the kids, college football, pro football, and other events.

This makes for a great boating experience on the lake. We were able to escape this past weekend and get out a little bit while the weather was cooler and the day was picture perfect. We took our old Sea Ray out for a run. We started in Johnson Creek, headed out to Lathem Bay, then on to the Chestatee River, to Taylor Creek, over to War Hill Park and back again. Check out our latest Lake Lanier boat tour video below. It clearly shows how beautiful the weather is and how few boats are actually out on the water. If you get a chance to get out and enjoy the lake, now is one of the best times to do so. Enjoy!

Saturday's Lake Lanier Boat Tour Of Lathem Bay, Taylor Creek & Thompson Creek! A Beautiful Day On The Water!

Honestly, these beautiful September and October days at Lake Lanier don't get much better than yesterday and today.  With plenty of sunshine, beautiful water color, cool breezes and mild temps, this time of year on Lake Lanier is absolutely stunning!  Additionally, it's a time when a lot of visitors stop coming to the lake and things get a lot more quiet and less crowded.  Without a doubt, the character of Lake Lanier changes after Labor Day, but for those that are able to make use of the water as the weather cools, there is no better time to enjoy the serenity of this beautiful lake.

Yesterday, we took off at about 2 P.M.  I mounted the GoPro to the windshield of the old boat and shot random photos all along our boat ride.  We cruised around Lathem Bay, Taylor Creek, Thompson Creek and the Chestatee River.  The pics from yesterday can be viewed in the short YouTube video below!

Lake Lanier Home Sales For August 2015 Continue To Hold Up Well, But Is A New Trend Starting To Unfold?

Lake Lanier home sales for the month of August were holding up pretty well as the Summer sales activity starts its seasonal transition into a slightly slower Autumn. We did our monthly research in the MLS system, and here's the report for the month of August.  This report includes waterfront homes listed with a dock on Lake Lanier. It does not include mobile or modular homes in this report.

Here are the numbers from our research of August lake home sales.
  • 26 Lake Lanier home sales
  • The average size home was 4 bedrooms with 3 and 1/2 baths
  • The average year built was 1986
  • Most expensive home sale $1,550,000
  • Last expensive home sale $252,000
  • The average sales price was $572,275
  • The sales price to original list price ratio was 91.18%
  • The average total days on market was 80
These are pretty good numbers.  For example, when we compare January-August of 2014 with January-August of 2015, we see that the average Lake Lanier home sales price in 2015 is up by about 16%! That's great news for Lake Lanier home owners!  But, alternatively, we detected a new potential trend in this report.  That trend is?  We are starting to see that in 2015, less homes sold than 2014 during the period of January through August.  We are off by about 4%.  Is the upturn in pricing affecting the number of home sales?  Did the recent stock market correction and pull back force lake home buyers to the sidelines?  We'll have to wait and see how this all plays out as we move into the Fall here at Lake Lanier.
