Today in Lake Lanier real estate, we are taking a look at lakefront homes under contract right now on Lanier. The criteria used for this search includes homes that are "Pending" and "Contingent" per our MLS services. The results of this search show 35 homes ranging in list prices from $900,000 on the high end to $124,900 on the lower end of the price range. Of these 35 homes, 19 come in with list prices of $500,000 or higher. With 35 homes under contract right now in late September with Autumn quickly approaching, we feel that Lake Lanier sales remain relatively strong for this time of year. Here's a look at the results:

Lake Lanier Real Estate Buyers Come From Many Places!
As many of you may know, Lake Lanier is a popular place! Popular not just among the locals, but also the regionals, people all over the United States, and even readers of this blog in Asia, Europe and afar! But until recently, it seems that over the past few years, most of our Lake Lanier buyers have been coming from nearby Atlanta. Mostly, folks looking for weekend retreats, cottages, etc.
Six to seven years ago, we went through a phase, which I call the wonder years, when buyers of Lake Lanier real estate would come from the Northeastern United States. Places like Boston, New York, New Hampshire and other locations in that area. Many times, these people would sell their homes in metropolitan areas and buy a place on our lake so they could feel like they were retired, yet still be close to their kids and grand children who were residing or working in nearby Atlanta. Atlanta was a hot area for relocation, and many of those family members had moved to Atlanta as part of a corporate relo package. Soon, the parents and other family members would follow.
Another phase of Lake Lanier real estate occurred when we assisted many buyers from Florida. During a time of intense hurricane activity during one year in Florida, we had many lake buyers shop Lanier in a desire to move north to less tumultous weather patterns and still have a comfortable climate.
We've had shoppers from other areas too. Michigan, California, Ohio, Texas and other states. Over the years, however, and during the housing crisis, the number of visitors from other states has decreased and virtually stopped. That is until now. During the past month, we have assisted Lake Lanier real estate shoppers from Nevada, Utah, Texas, Pennsylavania and other states. Is this a sign of improving times and a real estate market on the mend and upswing. I think so! And I am grateful and excited to have this new opportunity. Hello growth! Hello second home ownership! Welcome to Lake Lanier and a new beginning in Lake Lanier living!

Today In Lake Lanier Real Estate!
It's been a beautiful weekend here at Lake Lanier. The weather is cooling off a bit, which means it is now more comfortable to be out on the boat, or grilling, or just walking the shoreline. Yesterday, we did quite a bit of walking near the lake. During the Fall, the lake level usually drops a bit and this year has been no different. A low lake level, doesn't mean that the lake is not usable, however. Today, Lake Lanier is nearly down ten feet from full pool. Still, we typically use these times to walk the shoreline more frequently as the lower water level provides a wider area of dry lake bed to walk on near the water. Also, Fall is a great time to fish Lake Lanier, especially with the lower water level. We tend to engage in both of these activities as water levels drop. Here's a photo from yesterday's walk, as the clouds rolled in on Johnson Creek in the evening. We didn't get any rain, but there's a good shot at some early this week.

What You Must Know About Home Appraisals!
In Lake Lanier real estate today, we thought that we would post this very informative article regarding appraisals. Appraisals can make or break a real estate transaction and are a very important part of refinancing. They are difficult to produce, especially on Lake Lanier waterfront property. This article sheds light on some of the critical aspects and little known practices in performing appraisals.
What You Must Know About Home Appraisals

Understanding how appraisals work will help you achieve a quick and profitable refinance or sale.
1. An appraisal isn’t an exact science
When appraisers evaluate a home’s value, they’re giving their best opinion based on how the home’s features stack up against those of similar homes recently sold nearby. One appraiser may factor in a recent sale, but another may consider that sale too long ago, or the home too different, or too far away to be a fair comparison. The result can be differences in the values two separate appraisers set for your home.
2. Appraisals have different purposes
If the appraisal is being used by a lender giving a loan on the home, the appraised value will be the lower of market value (what it would sell for on the open market today) and the price you paid for the house if you recently bought it.
An appraisal being used to figure out how much to insure your home for or to determine your property taxes may rely on other factors and arrive at different values. For example, though an appraisal for a home loan evaluates today’s market value, an appraisal for insurance purposes calculates what it would cost to rebuild your home at today’s building material and labor rates, which can result in two different numbers.
Appraisals are also different from CMAs, or competitive market analyses. In a CMA, a real estate agent relies on market expertise to estimate how much your home will sell for in a specific time period. The price your home will sell for in 30 days may be different than the price your home will sell for in 120 days. Because real estate agents don’t follow the rules appraisers do, there can be variations between CMAs and appraisals on the same home.

3. An appraisal is a snapshot
Home prices shift, and appraised values will shift with those market changes. Your home may be appraised at $150,000 today, but in two months when you refinance or list it for sale, the appraised value could be lower or higher depending on how your market has performed.
4. Appraisals don’t factor in your personal issues
You may have a reason you must sell immediately, such as a job loss or transfer, which can affect the amount of money you’ll accept to complete the transaction in your time frame. An appraisal doesn’t consider those personal factors.
5. You can ask for a second opinion
If your home appraisal comes back at a value you believe is too low, you can request that a second appraisal be performed by a different appraiser. You, or potential buyers, if they’ve requested the appraisal, will have to pay for the second appraisal. But it may be worth it to keep the sale from collapsing from a faulty appraisal. On the other hand, the appraisal may be accurate, and it may be a sign that you need to adjust your pricing or the size of the loan you’re refinancing.
