Today, as part of our throwback series we are highlighting this near-lake property located at 7405 Kingfisher Ln., Cumming, Georgia. We assisted our client in buying this Lake Lanier home in August of 2004! As so often happens, our client originally started looking at waterfront homes in their price range. However, after an exhaustive search, they began to realize that in order to purchase a home that was suitable to what they wanted, they were going to have to spend a lot more money or purchase a near-lake home that would be close to the water. They opted for the near-lake choice and purchased this beautiful, newly constructed home in a lakefront community with a lakeside pavilion and community boat dock. It was an excellent choice, and they ended up purchasing a lot more square footage and home features that they otherwise could not have purchased. Sometimes being near the lake versus waterfront is the perfect solution!

A Few Shoreline And Dock Photos Of Lake Lanier's Current High Water Level!

These photos are from our shoreline walk yesterday in my Lake Lanier community. The lake level is currently recorded as 1,074.65. That's down .06 feet from yesterday but still 3.65 feet over full pool. Interestingly, the lake level was actually a little higher than this last June.

Today, as part of our throwback series we are highlighting this waterfront property located at 8960 Fields Way in Gainesville, Georgia. We assisted our client in buying this home in June of 2004! This was a really cute lake home with the Corps' Line very near the waterfront. There was a single-slip dock in place. This was a three bedroom, two and a half bath home on a full finished basement. It had a huge wall of windows across the back of the home and a very large deck! Total square footage was about 2,192, so it wasn't an enormous home. It also had one of the steepest, switch-back driveways that I have ever encountered on Lake Lanier! However, it was located on a street of very luxurious, high-end lake homes, and it had good water and very nice views. All in all, this was a great buy at $480,000! We Are One Of The Lucky Few To Experience A Guided Tour Of The Buford Dam Power House At Lake Lanier!

Many thanks to Nick Baggett with the United States Army Corps of Engineers office at Buford Dam! Mr. Baggett set up a full tour of the Power House facility at Buford Dam. The Corps of Engineers does very few tours of this facility, and I must say that this one was a very special treat. For security reasons, photos are not allowed to be taken at most of the facility, but we were allowed to take a few photos from the observation deck on top facing the lake and from the river observation area facing downstream into the Chattahoochee River.

The Lake Lanier Buford Dam Power House was built in the early 1950s when Lake Lanier was initially constructed. It was truly fascinating to go through the entire facility and see the remarkable construction and craftsmanship that went into building the dam and Power House. I saw lots of working equipment with familiar names like General Electric and Westinghouse. Items that were still in use, clean, well-kept and almost perfectly conditioned as they likely were at installation time in the 1950s! Large-scale items designed to lift heavy equipment were observed in many areas of the facility. It was a bit of a walk back in time. We toured many of the floors of the powerhouse as well as walking through damp tunnels surrounded by stone and traveling up an old, small elevator as we ascended from floor to floor. Once again, just a fascinating tour, almost like walking back into a time capsule. However, despite its age, the Power House is functioning quite well today, and it provides power that is used in many of the surrounding counties and communities. A testament to the longevity and the quality of what Americans can build! From the 1950s until today and still operating quite well!

After touring the Power House, we were taken to the United States Army Corps of Engineers office at Lake Lanier. Once we arrived at the office, we got a chance to meet some of the staffers in the Parks and Recreation Division as well as in the Shoreline Management Division. As you would expect, many agents had lots of questions for the folks over in Shoreline Management. As always, everyone in the Corps' office was helpful and very knowledgeable about answering our questions. They urged us to make sure that all of our clients reach out to the Shoreline Management Division when considering the purchase of a waterfront property that has a dock permit. This process can be initiated via email or via a phone call to the Shoreline Management Division. It's a great way for clients that are new to Lake Lanier to understand the permitting process, what they will need to do in order to put the dock permit in their name, and to make sure that the permit is in good order and free of current violations.

Again, I really want to thank Nick for treating us as a special group and providing us access to a facility that very few people are ever allowed to see. What an enjoyable and educational day! Here are a few more photos from the trip!

Today, as part of our throwback series we are highlighting this waterfront property located at 6902 Dee Lane in Murrayville, Georgia. We assisted our clients in selling this home in December of 2003! This was a four bedroom, three and one-half bath home on a full finished basement. Estimated at about 5,541 square feet, built in 2002 on a 0.59 acre, waterfront lot with a double-slip dock and party deck. The home was virtually new at the time that we listed it, and really was an incredible opportunity! The closing price of this sale was $487,000. By today's standards, that would be an insane bargain for a virtually new home, on great water, with a double-slip dock! This was a solid buy in 2003, and it would be an incredible bargain today!

We assisted our buy-side client in purchasing this home in February of 2004. This was a three bedroom, three and one-half bath home on a full finished basement. Estimated at about 5,343 square feet, built in 1994 on a 1.2-acre, waterfront lot with a dock and party deck. The closing price for this purchase was $525,000. Look at this amazing view!
