Another Fun Saturday Night In Gainesville On Lake Lanier! Dinner At Recess & A Visit To Scott's On The Square!

It was another wonderful Saturday night at the lake.  Well kind of at the lake!  When you stay at the lake, you often go to dinner at wonderful spots like the Square in Gainesville.  That's exactly where we spent Saturday night, dining with friends and doing a bit of walking on the Square.

We started at Recess Southern Gastro Pub at 118 Bradford Street NE in Gainesville.  This is a really popular pub with great atmosphere, bar and a fantastic food menu.  The four of us did quite a bit of sampling of food.  Here are some of the really tasty treats that we devoured:
  • Home Made Potato Chips with Blue Cheese Crumbles
  • Fried Green Tomatoes with Herb Goat Cream Cheese and Roasted Red Pepper Sauce
  • Jumbo Lump Crab Cakes with Lemon Cream Sauce
  • Fresh Mozzarella, Sliced Tomato, Basil, Oregano, and Marinara On Gourmet Flat Bread
  • American Burger - American cheese, Bacon, Lettuce, and Tomato
  • Meat Loaf – Served with Roasted Red Potatoes and Green Beans
It was hard to tear ourselves away from Recess!  It's just such a great atmosphere with a ton of old Gainesville charm.  But eventually we did gather ourselves and wander across the street for after-dinner drinks at Scott's Downtown On The Square.  Even though it was late, the folks at Scott's put on our favorite college football games on the tv's and graciously served us until closing.  Next time we'll have to reverse the process and try dinner at Scott's with after dinner drinks at Recess.  Just to mix it up a bit and try all of the local faves!

Congratulations to our most recent clients on the purchase of this 2.12 acre tract of land located at 5618 Flat Creek Road in Gainesville Georgia.

Early November, Autumn Photos & Video From Lake Lanier!

The last few weeks have been absolutely, phenomenally gorgeous here at Lake Lanier! I've managed to take numerous photos as I have been out showing Lake Lanier homes and walking property. Autumn is just one of the most beautiful times of the year here at the lake. However, things might be chaniging quickly as last night's temperatures dropped into the mid twenties!  I have a feeling that our weather is about to get kind of cold as the weekend will be quite chilly and probably wet. 

We are now in the peak of the autumn season. In many northern areas of the lake, most of the leaves are down from the trees. With the solid freeze we experienced last night, I have a feeling that things are going to get much more wintery fairly quickly. But in an attempt to hold on to Autumn just a little while longer, I decided to put together a short video of some of the photos that I've taken over the last two weeks, which would be the first two weeks of November.  Happy Friday, everyone!  I hope you enjoy the short video of the scenery here at Lake Lanier!

Lake Lanier Home Sales Trends For October 2014! Let's Check The Sales Numbers!

October 2014 Real Estate Market Analysis For Lake Lanier Homes

Our market analysis is generated at the beginning of each month. It is designed to show you Lake Lanier home sales statistics. Each month, we search the First Multiple Listing Service for home sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.

Status: Sold (Closed Transactions)

Dock: Our searches scan for houses that have some form of dock in place. Docks can be minimal or elaborate, inexpensive or expensive. The analysis includes properties with single slip, double slip, triple slip, or platform docks that are in place and advertised in the listings as part of the sale. If there is a permit for a dock, but no dock in place, the property was not included in the analysis.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

This market analysis is deemed to be accurate, but is not warranted. It is meant to give a general idea and overview of the current housing market for waterfront homes on Lake Lanier.

The Charming, Waterfront Lake Lanier Home At 532 Oak Grove Road In Dawsonville Has Sold!

Congratulations to our newest Lake Lanier home owners on their purchase of this charming and modern waterfront home at 532 Oak Grove Road in Dawsonville in Hatteras on Lanier! The home is a 4 bedroom 3 & 1 half bath cottage style home built in 2005. It has a master bedroom on main with a large living/dining room and great room area with fireplace and a big open kitchen! There are two large decks off the back of the home with moderate, filtered views of Lake Lanier mostly in the fall when the leaves are changing and starting to come down from the trees.

The home is located on a waterfront lot with a platform dock in place and included approximately 100 feet of water frontage on Lake Lanier.  The home was listed with 2815 square feet which included a full basement that was finished and an upstairs area as well.  It was last listed on July 2nd, 2014 for an original list price of $375,000.  The sellers then reduced the price of the home to $360,000 in September. At that point, our buyers picked it up and put it under contract in late September. The inspection showed that the home was in very good condition and did not need many repairs. It was virtually move in ready. We closed on the home with our buyer clients last week at a final sales price of $355,000.

The Scenic Lake Lanier Waterfront Lot At 7723 Elm Circle In Murrayville Has Sold!

Today, we closed on a beautiful waterfront Lake Lanier lot located at 7723 Elm Circle in Murrayville Georgia. This lot was originally listed for sale at $150,000.  It was then reduced to $139,900 after approximately three months on the market.  Our buyer clients purchased the lot today for $122,000 after the property was on the market for sale for approximately 5 to 6 months.

Located on the northern arm of the Chestatee River in Murrayville this property included a single slip covered dock on drought resistant water with a down river view of the Chestatee. It was a fantastic buy, and we are certain that our buyer clients will enjoy this property for years to come!

As we have stated in previous posts, it seems like the waterfront lot market on Lake Lanier is picking up with more activity from buyers out looking for properties to purchase for new construction. Inventory is still limited however, which makes selecting the right lot challenging because it is so difficult to find something that meets all of a lake property buyer's needs. With the holidays approaching quickly, we expect that some of this activity will slow up a bit. But keep in mind, once the leaves come down off the trees and the views open up, it can be a great time to look at land and lots on Lake Lanier. It becomes easy to see the topography and the lay of the land and what the potential lake view of any subject property might be during the winter months.

Lake Lanier Home Showings And Cool Autumn Weather! Both Brisk As We Move Into The First Week Of November Here At Lake Lanier!

Wow!  What a weekend in real estate at Lake Lanier! We were busy on the lake showing houses all weekend long. It is hard to remember the last time we have been so busy this late in the year. However, November is continuing to roll just like the end of summer.  The weather cooled off and we got some really cold temperatures on Saturday and Sunday. Both days were absolutely gorgeous with low temperatures at night reaching into the thirties and high temperatures during the day only getting into the forties and fifties. And it was a pleasure to get out on the lake and show properties. Most of our showings were in the $300,000 to $500,000 price range. All counted in, we probably showed 15 to 20 homes this weekend and we were all over the lake but mainly in the northern section, north of Browns Bridge Road. There are plenty of good deals with the end of the season and the holidays approaching. Many sellers who did not get a contract during the summer months have reduced their listing price in order to get their homes sold before the end of the year. Additionally, however, there still seems to be a fair amount of new inventory coming on market. We continue to see lots of activity from people searching for Lake Lanier lots and land as well as people searching for Lake Lanier waterfront homes. Maybe this is because of the gorgeous weather we've been having and everyone feels that they have to get out and enjoy it. As we noted in our last post, our newest listing at 3635 Schofield Road is a hit! We showed it twice this weekend, and at this price it offers great water great views and a very nice floor plan. Everyone that saw the home remarked that they loved the floor plan with this split living design and its full basement with lots of open spaces and lots of room for entertaining and having multiple families and guests. This is a 1986 built ranch on a full basement with a level lot, with plenty of room to expand, build out, and create quite a Lake Lanier compound! This is one of the better listings right now in this price range. It fits nicely into the needs of both weekenders and people who want to live full time on Lake Lanier. It is a very well maintained home with lots of charm and tons of additional potential.
