A Quick View Of Recent Lake Lanier Home Sales Activity

We've had a lot of time lately to review statistics regarding Lake Lanier home sales and the status of our market. Repeatedly in our monthly market statistics, we have seen that fewer transactions are occurring relative to 2006 sales. Today, I thought that I would take a quick look at 2006 Lake Lanier home sales versus those in 2007. Based on our research and criteria for the months of January thru September, there have been approximately thirty percent fewer home sales transactions in 2007 as compared to 2006. However, the average sales prices for 2007 have been slightly higher by approximately one to two percent. Days on market for listings for the two time periods appear to be similar. It is an interesting divergence with what would appear to be a drop in demand coexisting with an increase in supply price! Which force will prevail? To what extent are the current water levels affecting the desire to think lakefront? Historically, Lake Lanier property owners have done quite well with their investments in waterfront property!
