Today, as part of our throwback series, we are highlighting this Lake Lanier waterfront home located at 7965 Overlook Road in Cumming, Georgia.  We assisted our client in buying this Lake Lanier home in July of 2004!  While the home needed updating, it was located in a fantastic south end neighborhood along Lake Lanier's coveted Young Deer Creek.  This lake lot had nice views and great water!  It was an absolutely wonderful setting and a clear first place winner of all of the lake homes that our client previewed prior to purchasing.  We really pushed the budget to its max on the purchase of this home in 2004.  However, this property was updated and sold two more times since our sale, most recently in 2018 for $621,000!

Today, as part of our throwback series we are highlighting this near-lake property located at 7405 Kingfisher Ln., Cumming, Georgia.  We assisted our client in buying this Lake Lanier home in August of 2004!  As so often happens, our client originally started looking at waterfront homes in their price range.  However, after an exhaustive search, they began to realize that in order to purchase a home that was suitable to what they wanted, they were going to have to spend a lot more money or purchase a near-lake home that would be close to the water.  They opted for the near-lake choice and purchased this beautiful, newly constructed home in a lakefront community with a lakeside pavilion and community boat dock.  It was an excellent choice, and they ended up purchasing a lot more square footage and home features that they otherwise could not have purchased.  Sometimes being near the lake versus waterfront is the perfect solution!

These photos are from our shoreline walk yesterday in my Lake Lanier community. The lake level is currently recorded as 1,074.65. That's down .06 feet from yesterday but still 3.65 feet over full pool. Interestingly, the lake level was actually a little higher than this last June.

Today, as part of our throwback series we are highlighting this waterfront property located at 6610  Pine Ridge Circle in Cumming, Georgia.  We assisted our client in selling this home in August of 2004!  This was a special example of a south lake property on a level, grass-to-water lot with a single-slip covered dock, a detached garage, and nice cove views.  The home was a simple three bedroom, two bath home, originally built in 1968.  The sale price was $309,500.  Those were the days!  Coincidentally, Zillow notes a recent sale on this property this past November at $425,000!

Key indicators for the Georgia housing market for November are in. New listings have increased, pending sales dipped and inventory levels rose slightly.

• New Listings increased 2.9 percent to 11,438.
• Pending Sales were down 2.3 percent to 8,630. 
• Inventory levels grew 1.4 percent to 36,362 units.
• The Median Sales Price increased 8 percent to $215,000. 
• Days on Market was down 7 percent to 53 days. 
• Months Supply of Inventory was down 2.9 percent to 3 months.

Today, as part of our throwback series we are highlighting this waterfront property located at 8960  Fields Way in Gainesville, Georgia.  We assisted our client in buying this home in June of 2004!  This was a really cute lake home with the Corps' Line very near the waterfront.  There was a single-slip dock in place.  This was a three bedroom, two and a half bath home on a full finished basement.  It had a huge wall of windows across the back of the home and a very large deck!  Total square footage was about 2,192, so it wasn't an enormous home.  It also had one of the steepest, switch-back driveways that I have ever encountered on Lake Lanier!  However, it was located on a street of very luxurious, high-end lake homes, and it had good water and very nice views.  All in all, this was a great buy at $480,000!  Here are a few photos of the property from 2004.
