Last Minute Tidying And Cleaning Prior To Your Next Home Showing! Here Are A Few Tips!


We have all received a call or text from a friend or family, saying they are just around the corner, and are stopping by. When selling your home, this may be more common than you think. Buyers may request a showing appointment while they are nearby. No need to panic. We have some last-minute tidying and decluttering tips.

Step 1. Nominate a clutter hiding place in each room
A coffee table with drawers for the living room, which is where you can stash the clutter that habitually builds up there. Nothing stays in the drawer once the guests have left, so it never gets too full for emergency use next time.

Repeat this idea in the entryway, with baskets for shoes, and a closet with a basket in the bottom for everything else to be (temporarily) dropped into, in the guest bath, a vanity with drawer space, and in the kitchen, everything goes into the dishwasher.

Step 2. Open Windows
Opening windows for just 10 minutes can make a stale room instantly fresher. Keep a full stock of scented candles to make your home smell nice. A house that smells nice seems cleaner than one that isn't.

Step 3. Wipe Down Surfaces with a Scented Spray
Guests tend to spend most of their time in the kitchen. It is the normal gathering place, so wiping down the surfaces is a must-do. Use a scented, natural cleaning spray for this job. It does the task well, but, more importantly, doesn't leave a chemical smell behind that will clash with your candles. It's mild enough to use in the living room, too, just in case you gather there.

Step 4. Flip and Fluff Pillows
'Flip and fluff', meaning quickly turning all the cushions and pillows around, giving each a quick bash as you go. It's quick but effective.

The market will remain opportunistic for those who approach the market with expert counsel and guidance and a true understanding of the advantages of homeownership. This is especially the case when you view, in proper perspective, the historic landscape of the market over the years and the true value of homeownership and wealth equity growth and preservation through real estate.

According to Lawrence Yun, chief economist for the National Association of REALTORS® (NAR), supply and demand issues will continue to keep prices elevated through the end of 2022. This trend will continue in 2023 but at lower levels. Yun added he doesn’t see a repeat of 2007–2008 or “a second real estate bubble” where home values dropped dramatically due to a variety of factors. Instead, Yun sees home values to be up or down 5% in 2023.

Even with inflation and rising mortgage rates, Yun also said it is still a good time to invest in real estate. If there is any benefit to inflation, it is those who have a long-term loan, and a mortgage is the biggest debt most people take on in their lives, per Yun.

Those that are jumping into the real estate market now, can also refinance even two years down the road when mortgage rates are more favorable. Homebuyers can find savings the longer a house is on the market. While homes nationally priced right in desirable locations will never be on the market long, and often go for well above the list price. NAR found that 51% of homes are sold at or above the list price.

Some Home-Closing Costs Are Worth Negotiating


Closing costs are 2-5 percent of the purchase price of a home, resulting in an average of $3,700 in fees for the paperwork required to buy a house. That’s a lot of money to come up with when you may have already put everything toward a down payment.

Some fees from mortgage lenders are required by federal law to be the same, and there isn’t much you can do to change these costs listed in a HUD settlement statement — origination, underwriting, administrative, and doc-preparation, among others.Other closing costs, however, can be negotiated. Here are some to check into:

Lender fees: All customers must legally be charged the same lender fees by a lender, so you can’t negotiate them. But you can shop around for a lender with low fees, as seen in their good faith estimates, which shouldn’t differ from the HUD statement.

Higher loan rate: If you’re willing to pay a higher loan rate, then lenders will discount the fees. Those can be added to the loan and are seen through a slightly higher monthly mortgage payment.

Title insurance: This type of insurance is required to protect the lender and you if there are undiscovered liens against the property. Shop around for lower title insurance or negotiate the fee.

Home insurance: Lenders require a home insurance policy, which can cost from $300 to $1,000 a year, depending on where you live and the type of home. Shop for an insurer that offers discounts for certain factors, such as having multiple policies, a new roof, or specific home improvements.

Negotiate with the seller: If you’re in a buyer’s market, ask a home seller to cover part of your closing costs. The worst that can happen is they say no.

Add costs to the loan: If none of these tactics work and you still have difficulty paying closing costs, ask your lender to add them to the loan. Instead of paying these costs all at once, you’ll be able to pay them over 30 years or however long your home loan is for; you won’t feel the financial pain as much over time.
