Wow!  Time flies when you're having fun!  Just two years ago, we were enjoying Spring weather and the joy of selling this fantastic little Lake Lanier cottage at 2190 Cove Trail in Cumming, Georgia!



This place had all of the hot buttons of a perfect lake getaway.  Seems like an incredible deal by today's market standards.  It sold for $379,000 and had a great lake view, gentle lot and deep water to die for!

We Say Goodbye To 2375 Well Springs Drive In Buford! Another Fantastic Home Sale Near Lake Lanier!

On Friday of last week, we said goodbye to one of our favorite listings at 2375 Well Springs Drive in Buford. This was a phenomenal listing from the get-go! This property received many showings on average per week, and was one of those listings that did not take long to sell. The new purchasers wound up getting a great deal. They walked away with this glorious home for $275,000! The sellers paid closing costs of $1000. All in all, this was a win-win for both the buyers and the sellers. This was a great example of a home that was very well-maintained and looked after. Lake Lanier Home Sales Charted From 2007 To 2016!  Where We've Been And Where We're Going!

I am often asked the question "How is the real estate market?"  More precisely, it is often a question as to the status of the Lake Lanier real estate market. And generally, this question refers to how homes are selling and what the market activity looks like for home sales.

In order to answer that question which is so often posed, I decided to take a look at historical sales activity of Lake Lanier homes as provided by FMLS. The simple chart shown below provides a detailed view of where we have been and where we might likely be going with regard to Lake Lanier home sales. The chart goes all the way back to 2007 and shows the annual home sales numbers for each year along with the average sales price. This is for waterfront homes on Lake Lanier. No other criterion was used.



As you can see in the chart, the number of Lake Lanier waterfront homes selling each year over the past couple of years has increased quite dramatically. On the other hand, pricing has not yet reached the peak seen in a number of years from 2007 through 2009. In some of those years, and possibly some of the earlier years like 2005 and 2006, average waterfront home prices on Lake Lanier exceeded $600,000! I like to think of those years as the "heyday" for Lake Lanier home sales! Have we return to those glory days? Well, from a pricing standpoint, not quite yet. But obviously, from the number of home sales annually, things are progressing quite nicely. Add to that, the fact that inventory is very low, and we might just see higher prices in 2016.  If in fact, we can get the stock market and world markets to settle down just a bit, and things in our domestic economy stay on course.

These are just a few of my thoughts and observations as we head into the Spring market.

The chart shown below shows a very simplistic explanation of the current state of the Lake Lanier housing market. As we noted previously, our inventory of Lake Lanier homes for sale is presently very low. Based on this chart and the research that we did in FMLS this weekend, listing inventory of Lake Lanier homes for sale is presently lower than it has been at any time since 2011. The other thing that the chart points out is that the average listing price is fairly high at the moment. Average listing prices appear to be hovering well over $600,000. A tight supply of homes for sale and a higher average list price. This explains some of the frustration that many Lake Lanier home buyers are experiencing right now. On the other hand, if you are contemplating putting your Lake Lanier home on the market, now might be an excellent time to do it!

On Ground Hog Day, General Beauregard Lee did not see his shadow which forecasts an early spring. Our company is having a very fast start to 2016 with pending sales up over 20%.But the market as a whole is relatively normal compared to last year.
  • Closings for January 2016 were up 1.4% versus January 2015 – which is statistically flat.
  • The average sales price for January was $258,000 which was down 4% from last month and up 8% from last year.
  • The listed inventory for January was down 4.3% from last month and down 4.6% from last year. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for January was 5.6 months versus 3.6 months in December and 5.9 months last January. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 22 months and properties over $2 million averaging 41 months.
  • The latest Case-Shiller Index (1/26/16) reports that Metro Atlanta home values are up 52% from the recent bottom of March 2012 and up 5.6% from last year. Increased homes values are getting some sellers back into the market.
