  • Lots With Boathouses Were Not Part Of The Analysis

The strong potential for rising mortgage rates is motivating many consumers to take action now. Therefore, we expect early 2016 to be more active than normal.

Closings for 2015 were up 12.5% versus 2014. The December closings were up 3% compared to last month and down 12.8% compared to last year.

The average sales price for 2015 was $266,000 compared to $249,000 in 2014. The December average sales price was $272,000 which was up 2.6% from last month and up 6.7% from last year.

Listed inventory was up 3% in 2015 versus 2014. The inventory for December was down 8.2% from last month and down 3.5% from last year. Inventory is up 52% from the recent low mark of February 2013. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.

Overall months of supply for 2015 was 4.2 months versus 4.5 months in 2014. The December months of supply was 4.6 which was down from 5.2 months in November and up from 4.2 months last December. Six months is considered normal. 

Luxury properties are taking longer with homes above $1 million averaging 19 months and properties over $2 million averaging 36 months.

The latest Case-Shiller Index (12/29/15) reports that Metro Atlanta home values are up 53% from the recent bottom of March 2012. Increasing homes values are getting some sellers back into the market but also decreasing affordability for other buyers.

Realtor.com predicts that Metro Atlanta will be the Number 5 Hottest Real Estate Market in 2016. Chief Economist, Jonathan Smoke predicts a 7.4% increase in existing home sales. Realtor.com also noted that surging demand can be attributed to growing household formation, a prosperous job market, and low unemployment rates as well as large populations of key demographics. Older Millennials (25 to 34 years old), younger Gen Xers (35 to 44 years old), and retirees (65 to 74 years old) will be driving home sales in 2016.

SmartNumbers reports that Baby Boomers continue to be the largest segment for new construction buyers in Metro Atlanta. First Time Buyers are #2 but lower than historical trends. The average age of a First Time Buyer is now late 20s/ early 30s. Rental rates have skyrocketed which makes home ownership very attractive. Gen Xers are the next largest segment driven by the normal trends of household formation with growing families and move-ups. The rising costs of new home construction and scarcity of larger land tracts are driving builders to move out further into the suburbs for new projects. Tear-downs, renovations and smaller new home projects are still popular in the interior markets.

The numbers are in for Lake Lanier home sales for the month of December 2015, and we are happy to report that the month turned out to be a pretty good one! Here is a brief recap of the home sales as reported in our comparative market analysis that we will provide via SlideShare later in this article.


  • 21 Lake Lanier homes sold
  • The highest home price sale was $1,215,000
  • The lowest home price sale was $134,900
  • The average home sold had four bedrooms, three bathrooms and one half bathroom
  • The average build date was 1988
  • The average original list price was $595,181
  • The average list price after price adjustments was $588,895
  • Average sales price was $530,538
  • Sales price vs original list price ratio came in at 89.81%
  • Average total days on market was 145


Our market analysis is generated at the beginning of each month. It is designed to show you Lake Lanier home sales statistics. Each month, we search the First Multiple Listing Service for home sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.

Status: Sold (Closed Transactions)

Dock: Our searches scan for houses that have some form of dock in place. Docks can be minimal or elaborate, inexpensive or expensive. The analysis includes properties with single slip, double slip, triple slip, or platform docks that are in place and advertised in the listings as part of the sale. If there is a permit for a dock, but no dock in place, the property was not included in the analysis.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

This market analysis is deemed to be accurate, but is not warranted. It is meant to give a general idea and overview of the current housing market for waterfront homes on Lake Lanier.

Lake Lanier Water Level Peaking Just Above 1075!  Here Are A Few More Photos Of The Waterfront!

The rain has ceased for now, and Lake Lanier appears to be stabilizing between the 1075-1076 level. The impact of the increased water in the lake is dramatic.  Initially, the U.S. Army Corps of Engineers planned to release large amounts of water on New Years Day, but apparently that has changed because of the high water levels already present in lakes and streams south of Lanier.  Take a look at these new photos from yesterday to see the latest impact on our shoreline in my neighborhood.  You can compare the photos to the pics in our last posts to see just how much difference there is...

All of this rain and increase in the lake level left us fretting about our own dock!  Just last month, we completed electrical installation at the dock via shoreline power.  Here are a few photos of what our dock looked like.  Fortunately, Marine Specialties made it out to our location just before the crest was about to overtake our electrical junction box at the base or our dock ramp.  They saved the day in the nick of time and repositioned our dock, keeping us high and dry!

Lake Lanier Water Level Up Dramatically Over Full Pool! Here's A Look At Some Of The Photos From Our Waterfront!

As of this morning, the week of rain that we have endured here at Lake Lanier has resulted in a lake that is now 2+ feet over full summer pool and 3+ feet over full winter pool.  The increase in the water level occurred so quickly that home owners have not had the time to pull their docks in and many of the ramps are now partially submerged.  Here's a look at what a lake level of 1073.25 looks like along the shoreline in my Lake Lanier neighborhood.  With more rain expected this week, the dock companies will be running full speed to try to reign in as many docks as possible!  No complaining! This should be much appreciated come Spring when everyone hits the lake again for water sports and recreation.
