We recently updated our Lake Lanier Housing Market Report with updates for YTD lake home sales, average pricing and many other details. The web page is now completely up to date and shows the latest market trends for 2015. For those of you that follow the lake real estate market, this is a fantastic page to watch as it provides key market information on home sales.

Congratulations To Our Latest Clients On The Purchase Of This Extraordinary Lake Lanier Waterfront Home At 5155 Indian Circle In Gainesville!

Last week, we helped fulfill the dreams of our latest Lake Lanier waterfront home buyer clients with their purchase of 5155 Indian Circle in Gainesville on Lake Lanier.

This was a large family style home with sweeping views of the waterfront, a double slip dock with party deck and a grandfathered road that runs all the way down to the lake! The home was listed with five full bedrooms, five full baths and one half bath for $700,000. Built-in 2006 this two-story, traditional, craftsman home is an incredible Lake Lanier retreat. The floor plan was light, bright and open! More features included a beautiful, modern kitchen opening to an enormous family room / dining room and fireplace, with French doors on the back of the room for entry to the deck! There were actually three master bedrooms in this home, one upstairs, one on the main, and one on the terrace level. It proved to be the perfect floor plan for our clients' two families. The property size was between one third and 1/2 acre with 80 feet of water frontage on Lake Lanier.

One of the more important experiences that we encountered while home shopping with these clients was the lack of suitable inventory for them in the $500,000-$600,000 price range. We shopped for a number of months and saw many homes, but it wasn't until we upped the price range to $700,000 that our clients were able to locate this perfect property! This has been a common occurrence on Lake Lanier this year. With inventory tight and prices starting to climb, many buyers have been forced to increase their price range in order to find the right home on the water. Median prices of homes for sale on Lake Lanier are still coming in around the high $500,000 price range.

A Beautiful, Fun Memorial Day Weekend At Lake Lanier! Boating, Dining, Fabulous Weather And Lots Of Memories!

What a beautiful, fun Memorial Day holiday at Lake Lanier! We ventured out Monday for a boat ride to the south end of the lake and wound up trying Pig Tales at Aqualand Marina. This new restaurant replaced our favorite Dockside Grill this year. The new venue has been crowded and popular. Without a doubt, the food was excellent and the service was fast and friendly. There were lots of visitors by boat and car! Let's just say the place was rocking! And with plenty of sunshine and moderate temps, this weekend was a banner success.

While Pig Tales is certainly the draw for now, the secret is out that Rico's has opened a food truck at Sunrise Cove Marina. If you follow us and our Lake Lanier travels, you know that we are huge fans of Rico's World Kitchen in Buford. We can't wait for a full time Rico's take out spot at Sunrise. The food should be excellent and we expect it to be a bit of a secret this summer as the crowds hit the usual Marina spots. C'mon Rico! Let's get this foood truck party started!

Of course, all of this Memorial Day weekend party started with a wonderful summer time Crawfish Boil party on our patio at Lake Lanier on Saturday. We had incredible weather and a fabulous evening sharing lots of Louisiana crawfish, Cajun Zydeco music and good times. Here are a few photos from our Saturday boil!

It took a lot of work and patience to put this sale together, but with a good bit of both, we were able to finally get the deal done. Lake Lanier Real Estate Thoughts For Today! What's Happening In The Lake Lanier Real Estate Market?

Earlier this week, I had the opportunity to run some numbers on recent Lake Lanier home sales. I ran the numbers for the month of January 2015, February 2015, and March 2015. This morning I finally got an opportunity to post these results. Keep in mind that when we run these numbers we are looking at Lake Lanier homes that have sold, homes that included a dock or dock permit in place, and where the lot had lake frontage. In a quick update format here is what we found:

In January 2015, 12 Lake Lanier homes sold with an average of four bedrooms and 3 1/2 baths. The average sales price was $674,863 and the average total days on market was 204.

In February 2015, 15 Lake Lanier homes sold with an average of four bedrooms and 3 1/2 baths. The average sales price was $528,272 and the average total days on market was 104.

In March 2015, 33 Lake Lanier homes sold with an average of four bedrooms and 3 1/2 baths. The average sales price was $569,528 with an average total days on market of 104.

The quick take on all of this is that the market on Lake Lanier is picking up, more homes are selling, and the Spring market is taking off. On average, buyers can expect to pay in the $500,000-$600,000 price range for a typical waterfront Lake Lanier home with a dock or dock permit in place. As usual, we will continue to keep an eye on this sales pace and the market trends for Lake Lanier real estate as we move through the rest of the year. But so far, things are looking pretty good!
