Applying For A Shoreline Use Permit / License At Lake Sidney Lanier? Here Is A Guide To Dock Permits & Applications!

If you are in the process of purchasing a Lake Lanier waterfront home with a dock, you have probably realized by now that you will need to contact the U.S. Army Corps Of Engineers in order to get information on the dock permit and process for having the permit placed in your name.  In order to facilitate the process, please note the following contact information for the Corps at Lake Sidney Lanier.

Closings for Metro Atlanta in January were down 39% compared to last month and down 9.5% compared to the previous year. This reflects normal seasonal slowing for the winter.
The average sales price was $243,000 in January versus $255,000 in December. The average sale price for 2014 was $250,000 which was up 42% from the bottom of 2011.
Listed inventory was down 3.2% from last month and up 12% compared to last year. Inventory is up 27.5% from the recent bottom of February 2013. But the limited availability of highly desirable properties in select markets is still driving multiple offers and very quick sales. Remember, real estate is local and specific markets can be very different.
Months of supply rose to 6.7 months versus 5.9 last month. Six months is normal.
The Case-Shiller Index reports that Metro Atlanta home value are up 44% from the recent bottom of March 2012. Home values remain down 12% from the peak of July 2007. The outlook for 2015 values is strong especially in areas with low inventory and high demand from large corporate moves. Contact us to learn the trends in your specific area.

Annual Real Estate Market Analysis For Lake Lanier Homes 2014

Our market analysis is generated at the beginning of each year. It is designed to show you Lake Lanier home sales statistics. Each year, we search the First Multiple Listing Service for home sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.

Status: Sold (Closed Transactions)

Dock: Our searches scan for houses that have some form of dock in place. Docks can be minimal or elaborate, inexpensive or expensive. The analysis includes properties with single slip, double slip, triple slip, or platform docks that are in place and advertised in the listings as part of the sale. If there is a permit for a dock, but no dock in place, the property was not included in the analysis.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

This market analysis is deemed to be accurate, but is not warranted. It is meant to give a general idea and overview of the current housing market for waterfront homes on Lake Lanier.
