Our market analysis is generated at the beginning of each month. It is designed to show you Lake Lanier home sales statistics. Each month, we search the First Multiple Listing Service for home sales (closings) based on the following criteria:

Area: All counties with frontage on Lake Lanier. Specifically Forsyth, Dawson, Lumpkin, Hall, and Gwinnett counties.


Status: Sold (Closed Transactions)

Dock: Our searches scan for houses that have some form of dock in place. Docks can be minimal or elaborate, inexpensive or expensive. The analysis includes properties with single slip, double slip, triple slip, or platform docks that are in place and advertised in the listings as part of the sale. If there is a permit for a dock, but no dock in place, the property was not included in the analysis.

Lake Frontage: The home must be a waterfront property on Lake Lanier as described as lake frontage in the First Multiple Listing Service.

Exclusions: Our analysis does not include mobile homes, modular homes, condominiums or townhomes.

This market analysis is deemed to be accurate, but is not warranted. It is meant to give a general idea and overview of the current housing market for waterfront homes on Lake Lanier.

Happy New Year 2015! Pushing Past The Holidays And Surging Into A New Year Of Real Estate At Lake Lanier!

I can't believe it!  2014 is history and we are moving forward quickly into 2015.  The holidays are behind us and we enjoyed the time off!  It's been two weeks since our last post and we've been busy.

Just to recap the holidays, we spent quite a number of nights out dining at some of our favorite Lake Lanier area dining spots.  Most notably,  we dined a couple of evenings at Rico's World Kitchen in Buford.  As most of our followers already know, this spot is a real hit.  We have written about it on many occasions.  It's always a fun spot during the holidays and this year was no different.  Here are a few photos that I took from our recent visits.

We enjoyed another favorite spot over the holidays in Cumming, not too far from the shores of Lake Lanier.  Bello Italian Restaurant is quickly becoming a solid go-to dining spot for us.  Its location in downtown Cumming makes it very convenient and easy to get to, especially on those wet, cold wintry nights!  They have an excellent Italian menu with fancy dishes, excellent pizzas and a quiet, elegant atmosphere with a soft dose of Frank Sinatra tunes in the air.  If you haven't tried Bello, it's one of the best kept secrets near Lanier and you won't be disappointed in the menu and wonderful wine selection!




This new year is bringing a lot of increased activity on our websites and blog.  The quiet nature of the holidays has given way to an approximate 20% increase in visitation rates on our various Lake Lanier Real Estate websites in the past week.  This bodes well for an added spark in the real estate business on the lake as we see plenty of evidence that Lake Lanier buyers are out looking early.  This may result in an unusually early uptick in waterfront sales.  We are already booking Lake Lanier home evaluations for listing opportunities.  If you are considering selling your Lake Lanier property in 2015, please contact us now!  Activity is already ramping up and indications of an early start to the Spring selling season are appearing now.  Cheers, to an excellent real estate market on Lake Lanier in 2015!

Seasons Greetings From Lake Lanier! Lake Lanier Homes For Sale & Property Showings In The Wintery Weather!

Seasons Greetings from Lake Lanier! I hope that everyone is getting into the seasonal mood and preparing for Christmas Eve and Christmas morning just a few days away!

Well, even though things seem to be winding down, we have been unexpectedly busy. Since this past weekend we have been out showing homes on the lake in both Hall County and Forsyth County on Lake Lanier. On Saturday we showed homes in Gainesville and Cumming and today we were out showing in Gainesville again.



While we won't be getting a white Christmas we sure are getting a wet Christmas. It's been raining off and on with bands of showers since Sunday. The temperature has been a bit chilly in the forties, and it has made for some very nasty cold weather. But this type of weather brings a solitude and a calmness to Lake Lanier. It is actually quite comforting and relaxing to be out showing property on the waterfront and to enjoy the quiet atmosphere that we've experienced over the past few days.

As always, I managed to take a few photos of the beauty of Lake Lanier during this seasonal holiday. and this special time of year. Lake Lanier Real Estate Market Trends As We Wind Down 2014!

We've noticed lately, that we are building a somewhat lengthy list of Lake Lanier home buyers that are struggling to find properties of interest that represent good value in a given price range. This year in particular has been a difficult one for many potential Lake Lanier home buyers. I finally got a moment to sit down and do a little research on why this potential situation might be occurring. 

The site that I went for answers was our local online MLS system. And as of this morning, I found only 269 homes listed for sale on Lake Lanier with a dock or dock permit in place. That's pretty limited inventory! And granted, it is the holiday season and one would expect the inventory and activity to have slowed. Without a doubt we have seen this happen over the last number of weeks. Nonetheless, with only 269 homes to pick from, it can be hard to find that perfect property. 

As of this morning, the highest priced listed property for sale on Lake Lanier according to our research came in at a whopping $8,495,000! However on the lower end of the spectrum, was a property listed at $90,000.

And what about the median price range you ask? Well that seems to have gone up just a bit from the last time that we checked it. This morning, as I research these numbers, it appears that the median price range has floated up a little bit to about $550,000. It seems that we may be gradually getting back to the days when the median price range of homes for sale on Lake Lanier with a dock or dock permit would run about $600,000. 


So, while the inventory may be limited, and finding exactly what you want might be a little tough, it appears that prices might edge up a little bit into next year. Typically the inventory of homes listed for sale starts ramping up as the weather starts warming up a bit and the Spring weather calls for more lake visitors. And that really starts in around mid February. So, for all you potential Lake Lanier home buyers out there that didn't find your home this year there is hope! But, it may cost you a little more. We'll just have to see if the normal market uptick and the increase of listing activity and inventory prevail in the new year. Stay tuned right here for all of the details!

Closings for Metro Atlanta in November were down 24% compared to last month and down 9.5% compared to the previous year. This reflects the normal seasonal slowing for the fall plus some impact from world events and the November elections.

The Metro Atlanta market is 359 units ahead of 2013 closings which is essentially flat. If you exclude the heavy volumes of investors buying properties under $200,000 last year, the market above $200,000 is actually up 2,916 units or 13.6% compared to 2013.

The average sales price was $249,000 in November versus $245,000 in October. The average sale price for YTD 2014 was $250,000 which was up 42% from the bottom of 2011.

Listed inventory was down 6.1% from last month and up 14.9% compared to last year. Inventory is up 48% from the recent bottom of February 2013. But the limited availability of highly desirable properties in select markets is still driving multiple offers and very quick sales. Remember, real estate is local and specific markets can be very different.

Months of supply is 5.9 months versus 4.7 last month. Six months is considered normal.
