Another Beautiful Lake Lanier Garden! Right In Our Courtyard! Plus A Few More Lake Photos!

Summer is in full swing here at Lake Lanier.  If you need proof, simply check out the floral activity in our Lake Lanier courtyard garden.  Things are colorful and popping!  We're enjoying these spectacular lilies and the mix of Summer time color.  I added a little sunset view of the lake from Friday.  It's lake living at it's finest right in our backyard.

Sherry's Bait & Barbecue At Lake Lanier Satisfies Appetite For Both Fish And Humans!

For the past couple of months, as I've driven down Dawsonville Highway and across the top end of Lake Lanier, I have witnessed the growth of a fledgling new business! About midway between Dawsonville and Gainesville where restaurants are hard to find, and there just isn't much but the lake and a four lane highway, hungry visitors can now stop at the all new Sherry's Bait & Barbecue at Lake Lanier.

The area of Sardis Road off of Dawsonville Highway is not packed with places to eat or for that matter buy bait. At first glance, I thought this might be a strange idea. But it really works! Today, I stopped in for a quick lunch pickup. I snapped a few photos as I always do, and happened across Terry and Sherry, the new owners, working hard to please their customers. The place was really hopping with a steady stream of hungry visitors, and people stopping in to load up with bait before hitting the water.

My lunch today?  I just had to try the pulled pork barbecue sandwich with a traditional side of baked beans and a little bit of cole slaw. Sherry packed the goods up for me in a small paper bag, and I was on my way in just a few minutes. The short drive to my nearby lake home did not take long. As I set things out on the lunch table and unwrapped all of the goods, I was taken aback by the size of the sandwich and large portions! All of the food was fantastic, and I must say a bit unique. I chose the Carolina vinegar-based barbecue sauce, the sandwich was piled high with nicely smoked pork, the baked beans were perfectly tangy and had a wonderful flavor, the slaw was fresh crunchy and very good! Overall, I thoroughly enjoyed my meal, and I can assure you that I will be back soon. Especially now that I know that Sherry's is serving biscuits for breakfast!

Purchasing A Lake Lanier Home? Make Sure You Know The Story On The Septic System!

If you are considering the purchase of a Lake Lanier waterfront home, be sure to include a septic system inspection or at least a history report which outlines the systems details as part of the due diligence inspection of the property . Many of the homes on Lake Lanier were built decades ago, in some cases over 50 years ago, and it is important to make sure that the septic system is in good working condition!





The septic system is one of the major components of a home. Because most of the homes on Lake Lanier are not serviced by public sewer, a private or community septic system is usually the case. To investigate the history on these types of systems, we usually start with a visit or a call to the county environmental department. Many of the original records, location drawings, septic tank size, location of field line and other details can be found in the county records. Of course, much of this depends on the date that the home was built, as the county records become less accessible prior to the 1970s. Nonetheless, if the record can be located, it is often a good starting point in determining a number of the original specifications of the system.

Regardless of the records that we often find at the county health department, we will generally recommend that our buyer clients seriously consider having the septic tank pumped and inspected. This can be done by asking the seller to address this concern during the due diligence period.  Often times, the seller will agree and pay for this type of inspection. However, many times the buyer is left to pay for and conduct this inspection by hiring a local certified septic system vendor to visit the property, open the lid of the tank, provide the inspection, and if necessary pump the tank.  Most of the tanks that we encounter are located just a few feet under the ground in the yard. However, in all of our years of selling Lake Lanier properties, we have found septic tanks located underneath driveways, tool sheds, outbuildings, decks, porches, on neighboring properties, under gravel parking pads and many, many other surprising, unsuitable areas! Hence, the importance for locating the tank, making sure it is accessible, and making sure that it has been serviced in order to confirm that it is still functioning properly.  Most of the septic inspections that I have experienced at residential properties around Lake Lanier have generally involved less than one hours work for inspection and pumping, and the charge for the service has typically been between $180 and $300.  In my opinion, this fee is a small price to pay for the peace of mind and security in knowing that the septic system is accessible, the proper size for the home, and that it is in good working condition!

Lake Lanier Home Sales Report For May 2014! We Check The Lake Home Sales And Trends!

Today, we thought that we would take a look at the Lake Lanier home sales for May 2014. The market is heating up as Spring winds down and as Summer begins with the warm weather approaching.  Along with the warmer weather, more Lake Lanier home buyers are out shopping for homes as the market will soon peak, most likely in July. The Beauty Of Working In Real Estate On Lake Lanier!

One of the best things about working on Lake Lanier is the opportunity to take short walks along the lake while you are out working showing properties or just a short walk around the lake as a break from the office.

Today, is one of those days just before the summer heat when the skies are cloudy and then sunny, and the breeze is blowing, and you just feel like the rain showers are on the way. I just had to stop for a moment and take this beautiful photo of Lathem Bay! Not long after I took this photo, the showers did indeed roll in. But this view was fantastic while it lasted!
