Lake Lanier Home Sales Report For The First Four Months Of 2014! Looks Like The Buyers May Have The Upper Hand!

Today in Lake Lanier real estate, we decided to delve into the 2014 numbers a little bit deeper! In order to do that we ran some searches in the MLS system to determine the number of homes that sold this year versus last year, and the average price range for homes sold this year versus last year. For starters, here's what we found.

In 2013, during the first four months of the year, our research shows that 50 Lake Lanier homes sold at an average price of $519,738. Taking a look at 2014, the numbers are somewhat different. During the first four months of this year, we found that 84 Lake Lanier homes sold, and the average sales price was $466,878.

So, we have some good news, and we have some bad news. The good news is that so far in 2014, 68% more homes have sold on Lake Lanier versus the same time frame in 2013! In my opinion that's a huge increase, and it makes me feel positive about the future of Lake Lanier home sales. Now for the bad news. Even though more homes are selling the average sales price has declined moderately by about 10%.

Now, I'm sure you know and understand that numbers can be manipulated in many ways, and in this case we are merely looking at four months of sales activity in the early part of 2014 when the cold weather dominated the area. But clearly, Lake Lanier buyers are coming out in force and are taking advantage of some good opportunities to purchase lakefront properties at prices slightly less than the previous year. It is still early in the year, and the traditional Spring selling market has just gotten underway. For now, we're going to keep an eye on these numbers. But based on what we see at this point, the buyers seem to be in the driver's seat of this Lake Lanier real estate market.

Is It February Or Mid-May On Lake Lanier! Chilly Temps Will Rule With Lake Home Showings Tomorrow!

Wow!  Who left the Artic door open to let the cold air and wind in on Lake Lanier!  Sunny skies were here today, but it was windy and cool.  By that, I mean high sixties in the day and cool forties tonight.  And tomorrow, we're looking for another cool day with some area showers.  Still gorgeous, all things considered!

Lake Lanier Home Sales Stats For April 2014! We Take A Look At The Numbers!

Today in Lake Lanier real estate, it's time for our monthly market analysis of Lake Lanier homes that have recently sold.  Our report today looks at homes sold in the month of April on Lake Lanier with a dock in place.  As always our analysis includes waterfront homes but does not include mobile or modular homes in the search results.

So the summary looks like this. Twenty seven Lake Lanier waterfront homes sold in April with the average number of bedrooms being three and the average number of full bathrooms being two.  The average build date was 1980. The average original list price of all of the homes that sold was $396,865. The average sales price of all of the homes that sold was $364,602. These numbers represented a sales price to original list price ratio of 92.99%. Average total days on market was 124 days. The most expensive home sale for April was $670,000 for a three bedroom 2 1/2 bath home located at 7940 Robin Road.  The least expensive home that sold in April was a two bedroom two bath home located at 37 Lakeview Point which sold for $139,500.

These sales numbers represent an 80% increase in the number of homes that sold in April 2014 versus April 2013. With regard to sales price however, we have a different story. Our research shows that in 2013 the average sales price in April came in at $506,285. So the sales price numbers for April 2014 are far below the average number in 2013.  We are starting to see this trend play out more frequently, as the number of homes selling is increasing but the average sales price is far less.

What's Going On In The Lake Lanier Waterfront Lot Market? Here's A Look At The Latest Sales And Trends Plus Two Very Nice Lake Lots For Sale!

 Earlier today, I had the need to do a little bit of homework and research for a current client. So, I thought I would share the information in a blog post, so that everyone can see what is going on in the Lake Lanier waterfront lot market.

We are not seeing a lot of activity in this particular market yet. Lake Lanier lots are selling but certainly not at a pace of a fire sale! My research today showed that eight waterfront lots on Lake Lanier with docks have sold so far in 2014. Interestingly, four of the lots actually had more than 1 acre of land. We found some with 3 to 5 acres. A quick look at the MLS shows about 95 of these type of waterfront lots currently listed for sale on Lake Lanier. So there is some activity, but certainly not at the level of Lake Lanier houses that are selling.  For example, check the average total days on market at 357 days!

Our Most Recent Lake Lanier Home Sale! See The Chestatee River From This Wonderful Lake Lanier Chalet!

We want to congratulate our clients who closed on their fantastic Lake Lanier home on Wednesday April 30th of last week. Located at 7725 Elm Cir. in Murrayville Georgia, this Lake Lanier home was located on a point lot in the subdivision of Mountain View Lake Estates.

Built in 1982 this one-and-a-half story A-frame, chalet had three bedrooms and two baths. Two bedrooms and one full bath were located on the main level and a loft style bedroom with full bath was located upstairs. There was a large wall of windows facing the lake which provided an excellent long-range view down the Chestatee River towards Chestatee Golf Resort. With a wraparound deck and a full unfinished basement, this little A-frame was hard to beat for the money. Located on a .34 acre lot this property included approximately 162 feet of waterfront footage on Lake Lanier. Also included was a single slip, covered boat dock on very nice, deep Chestatee River waters.

Overall, this property was an excellent value at the sales price of $320,000! With the position of the house on the lot there is plenty of room to expand the footprint of the home, possibly enlarging the kitchen and expanding the decks. There is a small cove off the main body of the Lake along the right side of the property, and out back just an the enormous view of the Chestatee River.

We feel certain that this will prove to be a wise investment as Lake Lanier properties continue to appreciate over the long-term. Buying wisely means paying attention to the dirt first and the structure is secondary. This purchase was a prime example of picking a property in an excellent setting with a superb view and good Lake Lanier waterfrontage and depth in order to effectively resist drought conditions and dry weather patterns.

Beautiful Lake Lanier Weekends! Dinner At Dockside Grill & Lake Photos From Today's Travels!

What to do on a beautiful evening at Lake Lanier?  Well, you never wanna' leave with days like today! Temps in the 70's, breezy and sunny.  We made an evening run to Dockside Grill at Aqualand Marina in Flowery Branch for an early dinner.  They were packed!  Lot's of folks having lots of fun!  It seems that the word is out regarding Dockside Grill.  With a wonderful menu and an expanded bar, there were visitors everywhere.  Plenty of boat slips were available which leads me to believe that a lot of customers are coming by car.  Which is great!  There was a fabulous one man disc jockey and the jockeys at the Kentucky Derby were on the flat screens.  It was really a fantastic, family, lake setting.  And remember, dogs are welcome at Dockside Grill.  I think that's a big deal for the lake visitors.  It is for us!  I don't hit the water without my navigating Catahoula Leopard Dog on the boat!
