Lake Lanier Pending Home Sales Look Strong! We Evaluate The State Of Our Lake Real Estate Market!

Today in Lake Lanier real estate, we decided to take a look at the health of our market. What better way to do this than to look at homes presently under contract on Lanier. So we did a little research, went into our MLS system, and did a search on all lakefront homes on Lanier that are either under contract pending, or in their due diligence. What we found was some really great news!

Our research showed 50 homes on Lake Lanier with a dock or dock permit in place that are presently under contract. Seven of the homes are currently in their contingent due-diligence inspection period. Of those seven homes the average list price is $868,400! That is amazing! Not only that, but of the 50 homes, 41 homes have already passed their inspection and are listed as pending sales. These 41 homes have an average list price of $643,107! These are simply amazing numbers that make for really good news for home sellers. And all of this coming at the end of the year when sales on the Lake would typically be slowing down.

The Thanksgiving Holiday Was Productive And Entertaining! Mixing Home Shopping & Holiday Dining!

We had a very busy Thanksgiving holiday weekend showing houses near Lake Lanier. Most of our showing time was spent in Buford, Sugar Hill, and Flowery Branch. We saw a lot of houses over the holiday weekend. Plenty of nice homes in the $200,000 price range with full basements and garages and 4-5 bedrooms.

With all the home shopping, it made for some tired evenings. What could be better than a trip to Rico's World Kitchen in downtown Buford for a nice evening meal and to enjoy the onset of the holidays. True to form, Rico's has already been decked out for the holidays. There was the usual beautiful Christmas tree in the lobby, the dancing Santa Claus on the dining floor, Yoda dressed in his St. Nick get-up, and an upside down Christmas tree hanging from the ceiling! I know, it all sounds a little strange. But it was actually quite festive and will put you in the holiday spirit! For that matter, the food at Rico's World Kitchen will put you in the spirit as well! Greater Metro Atlanta Real Estate Update

We are providing this monthly real estate advisor report to keep you informed about the latest trends and issues in the real estate market. If you know someone else who might be interested in receiving this report or who may benefit from our expertise, please let us know. Better information helps our clients make better real estate decisions!


  • For the Greater Metro Atlanta area, listed inventory is up 26.8% from the lowest point in February 2013. But inventory remains down .2% compared to 2012 levels and down 34% from 2011. The limited availability of quality properties with reasonable value has turned many local areas into a seller’s market.
  • The available “months of supply” was 4.7 months based upon closed sales (6 months is considered normal).
  • Closings for Metro Atlanta in October were down 6.9% compared to last month and down 11.3% compared to the previous year.
  • Compared to October 2012, closings under $100,000 were down 53%. The exit of large investors has allowed the distribution of properties to return to normal. Closings over $1 mil were down over 20%. Closings in the $500k - $1 mil price range were very strong - up 34% from last year.
  • The pace of short sales and foreclosures coming on the market has slowed considerably. In 2010, over 60% of sales were distressed properties but in October we only saw 284 foreclosures and 278 bank-owned sales. Resales and New Homes are the larger mix of sales.
  • New Homes are making a slow but sure comeback. New home closings are up 55% from last quarter. There are some wonderful new home communities coming online with the latest innovations in smart building that may be great options for buyers. Click here to view new home communities.
  • The Case-Shiller Index reports that Metro Atlanta home values have increased 37% from the bottom of March 2012. But values remain down 16.85% from the peak of July 2007.   • The trend for mortgage rates is higher. The Mortgage Bankers Association and Freddie Mac predict 30-year mortgage rates to be over 5% in 2014. This could significantly reduce buying power for those that wait.
  • First time buyers and baby boomers remain the strongest market segments. Move-up buyers are showing some signs of improved activity but remain well below historical levels.


This is an unprecedented opportunity to buy the home of your dreams while prices and financing are historically low. But these conditions will not last as the real estate market continues to recover.

Looking For A Lake Lanier Home In Oakwood Georgia? Here's What You Can Expect To Find!

Have you been considering the purchase of a Lake Lanier home in Oakwood around the mid-center of the lake close to Browns Bridge Road?  I am often asked where the least expensive lake homes are located, if they are cheaper if they are further north and more rural, and what the average price of a Lake Lanier home is these days.  Because of these types of questions, we thought that we would take a look at what the prices have been running on lake homes located in the different areas on Lake Lanier.  As the fourth post in this series of posts, today we decided to analyze the pricing for a Lake Lanier home in Oakwood, Georgia for the months of January through October of 2013.

Our Oakwood home sales search included lakefront homes with a dock, but did not include mobile or modular homes.  Only stick-built homes were counted in this search.  Our results found only 8 home sales with the average price coming in at $460,175.  Of course, Oakwood does not comprise a very large area of shoreline on Lake Lanier, and it was expected to have a smaller number of sales due to the aspect of location.  To see all of the details on the actual sales, simply click the following link:

Have you been considering the purchase of a Lake Lanier home in Gainesville on the northern end of the lake?  I am often asked where the least expensive lake homes are located, if they are cheaper if they are further north and more rural, and what the average price of a Lake Lanier home is these days.  Because of these types of questions, we thought that we would take a look at what the prices have been running on lake homes located in the different areas on Lake Lanier.  As the third post in this series of posts, today we decided to analyze the pricing for a Lake Lanier home in Gainesville, Georgia for the months of January through October of 2013.

Our Gainesville home sales search included lakefront homes with a dock, but did not include mobile or modular homes.  Only stick-built homes were counted in this search.  Our results found 92 home sales with the average price coming in at $485,546.  That's a lot of home sales, and the most we've found in any area so far in our series!  Of course, Gainesville does comprise a very large area of shoreline on Lake Lanier, and it was expected to have a larger number of sales due to the aspect of location.  To see all of the details on the actual sales, simply click the following link:

Have you been considering the purchase of a Lake Lanier home in Dawsonville on the northern end of the lake?  I am often asked where the least expensive lake homes are located, if they are cheaper if they are further north and more rural, and what the average price of a Lake Lanier home is these days.  Because of these types of questions, we thought that we would take a look at what the prices have been running on lake homes located in the different areas on Lake Lanier.  As the second post in this series of posts, today we decided to analyze the pricing for a Lake Lanier home in Dawsonville, Georgia for the months of January through October of 2013.

Our Dawsonville home sales search included lakefront homes with a dock, but did not include mobile or modular homes.  Only stick-built homes were counted in this search.  Our results found 26 home sales with the average price coming in at $428,427.  That's approximately $65K less than the number we found for Cumming!  To see all of the details on the actual sales, simply click the following link:

Looking At Lake Lanier Homes For Sale? Our Searches Show The Median Price In The $500,000 Range! Here's What It Will Buy You!

We know that many of you are searching for a Lake Lanier home that is waterfront with a dock or dock permit in place.  Even as the warm weather cools, there are still plenty of homes to consider, even though the market has cooled off a bit as it typically does this time of year.
