We are in the heat of the Summer sales market here on Lake Lanier! Business is hot and the market has certainly taken off. Our showing activity has ramped up significantly in the last month, and we are now out viewing homes with our customers virtually seven days a week. The Lake Lanier home sales numbers for May back up the trend in activity. Our research shows that there were 26 home sales last month. All of the 26 homes had docks and/or dock permits in place. This kind of activity is strong, yet still not back the overheated market of 2005 and 2006.
Our market analysis shows most of the home sales were in the $300,000 and $400,000 price range. Great activity was present in all ranges up to the high $600,000 price. With one high end sale coming in at a whopping $1,895,000! Inventory is still tight, and days on market was back down at 121. This is all great news for Lake Lanier home owners. In the event that this trend stays true, we will continue to see further price increases on available inventory and in some cases multi-offer sales scenarios. Young Deer Creek Park On Lake Lanier! What's It Like? Check The Views On This Unique Video!
Here's a fun Lake Lanier based video that we came across this morning! I say fun, but unique is probably a better description. It is about a three minute video taken from an FPV quadcopter. The entire video was taken from the air at a low level, and provides a very different view of the grounds at Young Deer Creek Park on Lake Lanier in Cumming, Georgia. There are plenty of parks providing recreation, camping, hiking trails and more all around Lake Lanier. Lake Lanier Homes For Sale Under $300,000! Here's What To Expect!
We have been out almost every day for the past week showing Lake Lanier waterfront homes priced in the $200,000 to $300,000 price range. Most of our visits have been focused on the south end of the lake, in Cumming, Buford and Flowery Branch. While there are numerous homes available, this price range can often represent a challenge to eager buyers. The obstacle can be about finding the perfect home that has enough space and separation of living areas, but also has a waterfront lot that will sustain lake activities should the lake drop six feet below full pool. As of today, Lake Lanier is about a foot over full pool, so all of the properties that we saw had water under the dock and the waterfront was very inviting.
When Fall arrives and cool weather sets in, however, our lake level is likely to drop. Because of this frequent occurrence, we like to look for properties that have at least five to six feet of water at the dock now, with plenty of room to maneuver and push the dock as the water goes down and out many of these coves. In the given price range, it can be challenging to find homes that can keep the dock floating during the Fall and Winter, but especially during a dry season and extended drought. Be careful in your selections, carry your tape measure and measure the water depth at the dock. Consider the size and type of boat that you will use, and the navigation issues that may be faced during low water times. Kayaks and canoes can find nice homes in some of these tight coves, but ski boats and cruisers might not. Learn to recognize alternative benefits and activities during shallow water times such as fishing from the bank and walking the shoreline. I often see shallow water coves that might not be suitable for boats, but offer a spectacular environment for bass fishing!

Greater Metro Atlanta Real Estate Update
For the Greater Metro Atlanta area, the “for sale” inventory is down to levels not seen since the early 1990s. The availability of quality properties with reasonable value has turned many local areas into a seller’s market.
The available “months of supply” is 3.6 months based upon closed sales and 2.8 months based on pending sales. Six months of supply is considered a normal market.
The fallout rates of pendings versus closings are higher than normal. Closed units are down for the past four months compared to the same month last year.
The pace of short sales and foreclosures coming on the market has slowed considerably. In 2010, over 60% of sales were distressed properties but that is now down to 37%. Resales are the larger mix of sales.
New Homes are making a slow but sure comeback. New home closings are up 55% from last quarter. There are some wonderful new home communities coming online with the latest innovations in smart building that may be great options for buyers. Click here to view new home communities.
The Case-Shiller Index reports that Metro Atlanta home values have increased 19% in the last 12 months. But values remain down 28% from the peak of July 2007. Click here for the latest Case-Shiller report.
Home values will continue to rise in 2013 – especially in the lower price points driven by the very low levels of inventory and strong buyer demand.
Appraisals can be a problem. In areas, where prices are rising the appraiser may not be considering the latest comps or may not be able to use some comps that were done as private transactions. New Homes Are Back!
Metro Atlanta was a national leader for New Homes prior to the real estate bust. At the peak in 2006, we had over 60,000 new home starts. That dropped to 3,000 by 2008.
New Home closings are up 55% since last quarter and builders are making a slow but sure comeback. The question is – how fast can this go? Here are some of the factors we are watching.
Financing: Very few builders could not get financing in recent years. Some were successful in getting non-traditional lenders. But now the banks are beginning to make loans again.
Permits and Approvals: It is more difficult and more costly to get the permits and approvals to get started. Cutbacks in local governing organizations have slowed the process.
Labor Availability: Many of the skilled laborers left the business. Builders are slowly building back the skilled labor resources to create more inventory.
Material Costs: The cost of concrete, lumber and other materials is rising. Those suppliers cut back their inventories and supply chains. It will take a while to build back up the system.
Weather: The recent heavy rains have slowed development and construction. If we get a prolonged period of good weather this spring and summer, their building speed will improve.
Demand: The buyer demand for new homes is very strong. The current inventory is flying off the shelves in desirable areas.
The simple fact is that New Homes cannot grow fast enough to balance our low inventory in the short-term. BUT that will change in the next three to five years. We expect to see New Homes sales to return to almost half the market sales in that timeframe.

For resale sellers, that means your future competition may be a bright shiny new home. The good news is that home values are rising. The bad news is that your new home competition may be offering some compelling attributes that buyers prefer. New Homes are typically more energy efficient and include the latest features and amenities. Many resale properties will need repairs and may have aging windows and doors, HVAC systems or roofs. For many potential sellers, the window of opportunity to sell is now!
Another factor to consider is mortgage rates. The current mortgage rates are the lowest in our lifetimes. But these conditions are artificial and will not last. Lake Lanier Dining Waterside! At Skogies & Gainesville Marina!
Lunch on Lake Lanier is always an event! Today, we headed to Skogies Restaurant at Gainesville Marina on Lake Lanier. What a beautiful, sunny day to enjoy waterside dining. We posted in the past about Skogies good food and picnic style dining under the shade. It's a great place to stop for lunch or dinner, and you can always bring your dog!
Today we had the fried Grouper fingers and the blackened Grouper fish tacos. Absolutely delicious and always motivating for us to plan a return trip soon. Everyone should try Skogies and its superb menu. Check it out at the link below!

We managed to get a few quick pics of Gainesville Marina as we approached the restaurant. This is just a scenic area and a great getaway for a week day lunch!

Wow! What a beautiful day and a gorgeous start to the Memorial Day weekend here at Lake Lanier! We have a cool front moving through, and when that happens the winds pick up as the temperature drops. When the winds pick up and the skies clear, you get incredible blue water and a picturesque skyline. Tonight is expected to be in the high 40's in late May here on Lake Lanier!

Are you considering selling your Lake Lanier home? Not sure whether now is the right time to sell? Consider the following numbers.
We did a quick search on FMLS this morning. The search results showed that there are presently 365 homes listed as "active" and for sale on Lake Lanier with a dock. Additionally, we found that there are nine homes that are presently listed as "contingent" sales. Finally, we found that there are presently 52 homes listed as "pending" or under contract.
So what do these numbers mean to you as a Lake Lanier home owner? Well, to us it shows that the Lake Lanier inventory and "active" homes on market is actually increasing. So, more homes continue to come on market and be listed for sale. This is pretty typical of the Lake Lanier real estate market at this time of year. We were struck, however, by the number of pending sales that we found. In our opinion, 52 homes pending is an indication of a market on Lake Lanier that is strengthening and showing good promise going forward in the next few months, as many of these homes are scheduled to close. Clearly, Lake Lanier buyers are looking at lake properties, making decisions and making offers. As we have said before, with water levels up and the economy improving the numbers are starting to show that now is very likely a great time to consider selling. With the demand increasing we may also see price increases. Sellers should certainly want to take advantage of that!
