Lake Lanier Waterfront Lots For Sale For Under $100,000!

For many years, we have heard from potential Lake Lanier real estate buyers begging to get a piece of property on Lake Lanier with waterfront access and a dock or slip for a steal of a deal!  Well, I am happy to report that in today's Lake Lanier real estate market, there are a number of opportunities to grab one of these deals.  We scanned our search engines to locate listed Lake Lanier lots and land priced under $100,000.  In addition, we sought to only locate properties with a dock or dock permit in place.  We lucked out and found quite a few properties!  Here's a look at what our search uncovered!

Lake Lanier Real Estate Today! Case-Schiller Index Reported For November 2012!

The latest Case-Shiller Index was published on Tuesday, November 27th 2012. As always, the index reports on data 60 days in arrears. Therefore, the index reports Metro Atlanta home values for September 2012. So what does the latest index show and what does that mean for home values in Metro Atlanta? Things are improving in our market however two important considerations must be taken into account. First, the Case-Shiller index of home values is very different from average sale prices or median homes prices. The Case-Shiller Index reports on repeat properties sold and other factors, which are generally better indicators of home values. Second, this index reflects the average home values for all of Metro Atlanta. Remember, real estate is local and every market is different. There are some local communities that have held their values reasonably well and others that may continue to decline. In fact, some homes entering the market are getting multiple offers and closed prices above list price. As your local Prudential Georgia Realty agent, I can help you understand the specific metrics in your local market. However, the Case-Shiller Index is a good general indication on what is happening in our market.

Now for the news…. Nationally average home prices have increased by .3% in the September Index when compared to the previous month of August for the 20-City Composite report. The September index for Atlanta shows a .27% (non-seasonally adjusted) increase in home values from August 2012, which is the 6th month in a row of positive results. That represents a 15.42% increase in home prices over the past six months. While these numbers are positive, we must bear in mind that home prices had dropped 23.19% over the prior 8-month period. For all of 2012, homes values in Atlanta are up 9.87% but remain down 29.61% from the peak of July 2007. The current Case-Shiller index reflects values similar to home values in the spring of 1999. The September index for Atlanta is 96.06, which is up .07% from September of 2011. Atlanta, New York and Chicago are showing the largest drop in home values in the past year which may indicate good values for buyers. A recent article in the Washington Post cited those three cities as the best places to lead the nation in a housing recovery. They compared the relationship of rental rates to home values which made it more compelling to buy versus rent.

The Metro Atlanta real estate market continues to show signs of improvement for sellers. Listing inventory is down 37% from October of 2011 and down 54% from October 2010. That represents a 4.2 month supply of inventory based upon the latest closed sales trend. Six months supply is considered normal. We have seen an extended period of low inventory since last year. Buyer activity remains strong. In 2012, Trendgraphix reports closed sales up 11% compared to the same period in 2011. At the same time, the pace of pre-foreclosures (notices of default) and foreclosures has slowed. RealValuator reports that market sales (resales, new homes) are outpacing bank-owned sales. We have now seen six months in a row of positive results from the Case-Shiller Index. We expect to see positive results for the upcoming report that reflects October. Going into the winter months, we may start to see results that are flat or slightly negative. We are moving back to a more normal seasonal pattern where the spring and summer months are the heaviest selling months. View the graph of the latest Case-Shiller results from 2010, 2011 and 2012:



If you look back further at home values (see chart below), you can see that we had a bubble in homes values. As with many cyclical markets, we have over-corrected with values that are below the normal trend line. Over time, we expect this pattern to normalize and values will return to this predictable track. That makes now a great time to buy or invest in real estate for Metro Atlanta!



If you look at the average annual Case-Shiller index for each year, here is how homes purchased in recent years would compare to the current index:

Homes Bought in 2001 – Loss of 11.88%
Homes Bought in 2002 – Loss of 15.15%
Homes Bought in 2003 – Loss of 17.82%
Homes Bought in 2004 – Loss of 20.62%
Homes Bought in 2005 – Loss of 24.43%
Homes Bought in 2006 – Loss of 27.88%
Homes Bought in 2007 – Loss of 28.34%
Homes Bought in 2008 – Loss of 21.68%
Homes Bought in 2009 – Loss of 11.39%
Homes Bought in 2010 – Loss of 9.18%
Homes Bought in 2011 – Loss of 2.34%

Yes, we are slowly climbing our way out of this unprecedented housing crisis – but we are not quite there yet. So where will home values go from here? The key factors that will impact our home values include the following:

Demand from Buyers: We finished 2011 with over 70,000 homes purchased – a 20% increase from 2010. The activity is very strong so far in 2012 with closings up 11% from 2011.

Mortgage Rates/ Credit Availability: Average mortgage rates in the past 50 years were 8%. We expect to see historically low mortgage rates continue now that the Fed is still purchasing $40 billion of mortgage-backed securities each month. But this stimulus to keep rates artificially low will not last forever. Freddie Mac and the Mortgage Bankers Association predict mortgage rates to rise to over 4% in 2013. In 3-5 years, we expect to see rates in the 6-8% range again.

Supply/ Inventory Levels: Most of our markets are showing inventory levels down well over 30% from the prior year levels. We see investors very active under $200,000 which will substantially shrink that inventory. New homes will continue to grow but not fast enough to have a significant impact on inventory levels. As values begin to rise, we expect “sideline sellers” to get back into the market. Overall, the “for sale” inventory will remain low compared to normal levels.

Competition from Short Sales/ Foreclosures: In 2011, short sales and foreclosures were over 60% of the transactions sold. In 2012, this activity is down 50% from last year. We are now seeing resales and new homes outpace the sales of bank-owned properties.

It is clear that the housing market for the Greater Metro Atlanta area is improving. We expect to see a “check mark recovery” where we experienced a sharp drop with a long and slow recovery. You and your agent should be carefully watching the leading indicators. There are some great opportunities to buy or invest while prices are low and financing is incredibly low. In 5 or 10 years, many will look back and regret not buying their dream home when they had the chance! Selling A Lake Lanier Home This Winter? Can It Be Done When The Lake Level Drops?

Are you in the difficult position of trying to sell your Lake Lanier home this winter?  That question is probably unfair, because our lake water level has dropped so low that many homes no longer have water under the dock.  Which would beg the question of why sell now?  Or do you have to sell?

Lake Lanier is currently down over 13 feet and is pushing 14 feet below full pool at last check.  It can be very difficult to sell a Lake Lanier home when there is simply no water at or near the dock.  Under these circumstances, many buyers will not even consider the property.  After all, why buy a lake home if you can't use the lake?

I find myself in the unfortunate position of often seeing very nice properties that would otherwise be very marketable except for the water level status at certain times of drought.  However, there are homes that are priced aggressively in order to compensate for the recent water short falls.  And I would ask that potential buyers consider how they will use the property and the lake.  For example, my Lake Lanier home has a good lot that normally has about 12 feet of water under the dock in the summer at full pool.  Today, because of the low water level, I have moved the dock out in order to chase the water and be able to keep the dock floating and my hoist in operating condition.  When considering a lake property and dock situation, consider the space around the dock and the size of the cove or body of water.  Is there room to push?  Will you have room to chase the water?  But also consider these other aspects.  Will you be out boating in the winter cold when the lake drops to these low levels?  Are you comfortable navigating the lake when the subsurface dangers are at high risk?  What about using the property in other ways?  Will you walk a kayak or canoe to the water to enjoy the lake in a different way?  Do you enjoy fishing from the shoreline of the lake?  What about walking the shoreline?  What about enjoying the peace and tranquility that our Lake Lanier area provides even during times of drought?

Hey, it's tough to sell when we experience these drought conditions!  But for buyers, price is still a determining factor, and if a lake home is priced right, it can still be appealing for a buyer on a limited budget who is open to considering other pleasurable aspects of living on Lanier.  The properties listed below provide an insight into what you might be able to purchase during these winter, low water level times.  I find these homes to be interesting and appealing at prices that are tempting!  Take a look at the details and let us know if we can show you some of these properties.  There is plenty of enjoyment available at these prices!

Lake Lanier Real Estate Market Report For October 2012! See All Of The Latest Lake Lanier Home Sales Stats!

Today in Lake Lanier real estate, we are looking back at the sales stats from the month of October and the number of home sales on the lake looks pretty good!  Our reports are compiled monthly by utilizing search criteria that we have created in the FMLS system.  All homes are lake front, and we only tally "stick built" homes, not mobile or modular homes.

October saw a total of 18 home sales on Lake Lanier.  Home sales prices ranged from $207,500 on the low end, up to $820,000 for the most expensive home sale.  The average build date for these homes was 1984 and the average home sold was a 4 bedroom, 3 and a half bath home.  $442,302 was the average sales price, and the average Total Days On Market was 171.

Lake Lanier Real Estate Today! Our Latest Home Sale!

Today was a special day in real estate as we were able to successfully close on the property at 406 Monarch Lake Drive in the Wexford Community at Woodmont Golf and Country Club in Canton.  As we've mentioned before, this was not a Lake Lanier home, but a fantastic, luxury home on a small watershed lake in east Cherokee County.  This was the first sale in quite some time that we were able to close earlier than the projected contract close date.  A special thanks to Beth Gordon with Northpoint Mortgage for mastering a quick closing on this beautiful new home.  All of the other parties to the transaction contributed to the success.  John Wieland Homes was the new home builder and Morris Hardwick Schneider provided the closing services.  Congratulations to everyone for a job well done!  And congratulations to the Mikan family on their gorgeous new home!

Today In Lake Lanier Real Estate! We Inspect Our Latest Pending Home Sale!

Today in Lake Lanier real estate, we are following our home inspector at our latest pending home sale. Kevin Carey with Buyers Protection Group performed the inspection service at this gorgeous, new John Wieland home in the Wexford community at Woodmont Golf & Country Club in Canton, Georgia. Granted, we were not on Lake Lanier, but we were on a small lake in the horse farm country of Canton in eastern Cherokee County.  Sometimes, we find the perfect home for our clients on smaller lakes, and that was the case for our clients from Utah.

It was a bit chilly and overcast outside but cozy and luxurious inside.  And who could resist the smell of fresh paint and newly finished hardwood flooring.  I really must overcome my immediate urge to move into this wonderful home.  Here's a look at what we saw today!
