Greater Metro Atlanta Real Estate Update




Real estate is heavily impacted by the laws of supply & demand plus a few other factors like mortgage rates and the economy. The “for sale” inventory across most markets remains very low. Desirable properties priced at market values are selling very quickly – often with multiple offers.



  • For the Greater Metro Atlanta area, inventory levels are down 36.4% from 2012 and 56.4% from 2011.
  • The available “months of supply” is 3.7 months based upon closed sales and 2.9 months based on pending sales. Six months of supply is considered a normal market.
  • The fallout rates of pending versus closings are higher than normal. Closed units are down for the past four months compared to the same month last year.
  • The pace of short sales and foreclosures coming on the market has slowed considerably. In 2010, over 60% of sales were distressed properties but that is now down to 37%. Resales are the larger mix of sales.
  • New Homes are making a slow but sure comeback. There are some wonderful new home communities coming online with the latest innovations in smart building that may be great options for buyers. Click here to view new home communities.
  • The Case-Shiller Index reports that Metro Atlanta home values have increased 13.41% in the last 12 months. But values remain down 29% from the peak of July 2007. Click here for the latest Case-Shiller report.
  • Home values will continue to rise in 2013 – especially in the lower price points driven by the very low levels of inventory and strong buyer demand.
  • Appraisals can be a problem. In areas, where prices are rising the appraiser may not be considering the latest comps or may not be able to use some comps that were done as private transactions. We can help provide information to the appraiser in the formats they require. This gives us the best chance to get the highest appraised value for loan approvals.
  • Mortgage rates remain incredibly low – but this will change significantly in a few years. The Fed continues their program of buying $85 billion per month in mortgage-backed securities. The simple fact is that mortgage rates are being held down artificially and the mortgage system must be restructured to be able to operate normally. That means higher rates and higher costs for financing are coming in the future.



  • This is an unprecedented opportunity to buy the home of your dreams while prices and financing are low. But these conditions will not last as the real estate market continues to recover.

    Showing Homes For Sale On Lake Lanier! Is A Lake Lanier Home With A Swimming Pool A Good Idea When It's Time To Sell?

    I was back out showing homes on Lake Lanier today! As I have been saying inventory still seems to be very tight. If you are interested in selling your home, now could very well be the best time in the past six to seven years. Lake Lanier water levels are high, mortgage interest rates are low, and inventory is very tight. For these reasons buyers are creating a lot of pent up demand and are having difficulty finding very nice quality homes in their price ranges. Many very nice homes seem to be selling quickly and there just does not seem to be enough inventory coming on line fast enough.

    Today I was up north in Gainesville, looking at Lake homes that had swimming pools. Often times we wonder what the value of a pool is to a buyer. Interestingly, in today's market where we have seen water levels fluctuate on Lake Lanier.  With that in mind, the idea of a beautiful swimming pool and outdoor living area becomes much more important and takes on a larger role. If water levels are going to fluctuate, and if there may be times when there is no water under the dock, a swimming pool and outdoor living space make great sense and offer another form of family enjoyment and entertainment for when the lake water level goes down.  In this scenario, the pool and outdoor living space can provide an avenue for freedom outdoors, entertaining and a general all around source of fun.  It can be a very nice, private space and a space that can be quite enjoyable for grilling, sitting out during the evening and having parties out by the pool. 

    I have often heard that buyers either definitely want a pool or definitely do not want a pool.  Many buyers do not want the service and work that is part of owning a pool. So for that and other reasons, sellers who have a pool, may be limiting their buyer markets by quickly screening out those buyers who do not wish to have the service and upkeep of a pool. But I must tell you there are some gorgeous outdoor living spaces that incorporate swimming pools, grilling areas, hot tubs and lush landscaping. These features can provide for a tremendous escape, especially when the lake levels drop and the weather is nice outside.  How about you?     Speed Dining While Showing Homes For Sale On Lake Lanier!

    Before I get started on this post, I realize how silly this topic might sound!  Speed dining while showing homes on Lake Lanier?  So let me explain!

    I've been on a home showing tour-de-force these last couple of days.  Often showing 15 or more homes in a day.  We've started at 8:30 A.M. in the morning and usually finished up around 6 P.M. in the evenings.  And when you have to find a home, and you're on a tight time frame to do it, there isn't time to dilly dally around with sitting down for a one hour lunch at a crowded restaurant.  I like showing homes, and many clients have to make a decision quickly and value their time to get the job done.  It's all good with me!  And the more homes I can show on Lake Lanier in a day, the more knowledgable I become about home values, price range characteristics, and hot deals!  Most importantly it's a lot of fun, and the scenery is fantastic!

    So, that brings us to the point of one of my favorite topics:  Dining!  I love a great dinner in a wonderful setting as much as anyone.  However, now and then, you just have to make it fast and make it good.  So here are a couple of places that I stumbled upon this past week.

    First and fastest?  RaceTrac!  Really?  Yes, really!  It's like the Las Vegas casino buffet of convenience, fast food (hot or cold), clean, and friendly.  Our visit to one of their newest stores in Gainesville was excellent.  It's located at the corner of McEver Road and Browns Bridge Road.  There's also a brand new one in Dawsonville on Hwy. 400.  A chicken chipotle wrap for lunch, too many drink selections to count, desserts of all types, a walk-in beverage cooler, seating areas for dining in the store and so much more!  Fast, pleasant service, gas pumps galore, clean restrooms.  I was astounded by the variety, efficiency, and design of this Taj Mahal of convenience stores.  A silly, quick stop, but with variety and customer service that I applaud!  And check out their Mission Statement / Core Values!





    The second hot stop that I would like to recognize is in Cumming on Browns Bridge Road.  A local favorite, truly a huge fave among the area residents.  That Biscuit Place!  I have to admit that I have driven past this eatery many times and witnessed its popularity.  But I have never stopped in until this past Saturday.  For breakfast or lunch, this local joint packs them in.  Think full parking lot with overflow customers parking in the grassy areas surrounding the restaurant.  Fast?  You bet!  They have a drive through, and we used it to feed three hungry Lake Lanier real estate shoppers with ease.  We hit up this winner on Saturday morning.  Two bacon egg and cheese biscuits and one chicken biscuit.  All huge!  All fresh!  All local!  Here's a look at their menu!  I'll be back to That Biscuit Place for sure!  Click the link below for their Facebook Page.

    For the Greater Metro Atlanta area, inventory levels are down 38.7% from 2012 and 57.7% from 2011.
    The available “months of supply” is 3.4 months based upon pending sales. Six months of supply is considered a normal market.
    The pace of short sales and foreclosures coming on the market has slowed considerably. In 2010, over 60% of sales were distressed properties but that is now down to 37%. Resales are the larger mix of sales.

    The Atlanta Braves Opening Day – Monday, April 1st!



    Major league baseball is just around the corner. Your Atlanta braves open on Monday, April 1st against the archrival Philadelphia Phillies. Tim Hudson is expected to be on the mound and country star Rodney Adkins will be singing the national anthem. The game is schedule for 7:10pm and tickets are available by clicking here.

    The 2013 Atlanta Braves feature some new faces. Chipper Jones is retired and off-season trades moved Michael Bourn and Martin Prado. New faces include Justin Upton and his older brother B.J. Upton who have great gloves and big bats! Braves stars Brian McCann, Jason Heyward, Craig Kimbrell and Dan Uggla are back and ready for a run at the pennant.     March Madness is also in full swing. This year the Final Four Championship Tournament is located here in Atlanta at the Georgia Dome on April 6th -8th.     Photos Of Buford Dam And Lake Lanier Along Buford Dam Road!

    Yesterday, as I was returning from my trip to Sugar Hill, I crossed Buford Dam and was amazed at the beautiful conditions on the lake.  It was cold and windy and the rains were approaching.  The wind was howling!  The water was just a gorgeous blue and the winds were creating white caps.  It was one of those very special times to see Lake Lanier and its beauty.  I decided to stop at the overlook park along Buford Dam and take a few photos of what I was seeing.  The photos below are what I captured of the overlook park, the Dam, and West Bank Park in the distance at Lake Lanier!

    Are You Prepared To Buy On Lake Lanier?


    OK, a lot of things are now starting to swirl around in my mind about the real estate market on Lake Lanier. Could we be setting up for a stealth rally in our market? Through out this drought, I have felt that there were two major factors affecting sales on this lake. The overall malaise in the real estate market, and the drought. However, my personal feeling is that if we could lose this drought and get much needed water back in this lake, the good times will return via recreation and sales will likely pick up and follow. Interest rates are low! Under 5% in many cases! And look at our water levels now approaching 1057. I bet if we can get this water level back to 1060/1061 or roughly less than 10 feet low, we just might see a change in moral. The other kicker is that it is only January, and the traditionally wet Spring season is still to come. If the lake can get back to 1060 plus, things might start to feel a little more normal with a pickup in recreation and a better feeling of wanting to get out and go boating. When those things happen, many boaters decide they might want to buy and start staying on the lake on weekends, and then the activity starts picking up. Just a few thoughts! It's still early to tell if it will play out, but I've seen this pattern before. Last time was just not this dire!
