A Few Photos From Memorial Day At Lake Lanier! Johnson Creek, Thompson Creek, and Athens Boat Club!

Here are a few quick photos from our Memorial Day Monday at Lake Lanier. Its been a comfortable and enjoyable weekend, with only a few scattered showers but otherwise sunny skies. We took a late morning cruise over to Thompson Creek and made a visit to Athens Boat Club to gas up the boat.

Athens Boat Club has added a very nice new pavillion to house their snack shop and restrooms as well as a picnic area.  It is quite an impressive structure for the old Athens Boat Club!  You can see it in the distance in the first photo.  The following pics are from the area of Thompson Creek this morning around 11 o'clock. Of course the last photo is of our beloved old SeaRay in the slip at our dock on Johnson Creek.

The Lake Lanier Association Needs Your Membership! Take A Look At Everything They Do For Our Lake Community!

Today was a wonderful day at Lake Lanier!  Especially since I was invited to a special luncheon courtesy of the Lake Lanier Association.  I made my way up McEver Road on the east side of Lake Lanier as I travelled from Cumming, through Buford, Flowery Branch, Oakwood and finally to the Lake Lanier Association's office at 615 Oak Street in downtown Gainesville.  The purpose of the luncheon was a desire on the part of the association to reach out to a few Lake Lanier real estate agents in order to present the association's mission and gather suggestions on how to increase membership.  It was a small group, but we shared plenty of information, suggestions and ideas amongst the group.  And that was a good thing!

The Lake Lanier Association was founded in 1966.  It currently has approximately 1,700 members.  Some of the members are individuals, families and local businesses.  I think that everyone that lives or works around our Lake Lanier community should be proud of the work that this group undertakes.  However, with over 10,000 dock permits and properties on this lake, one might certainly consider that the association should have more members and a greater voice and presence on issues concerning our Lake Lanier.  The Lake Lanier Association needs all of us as either members or donors!  Today, I committed to assist in helping increase awareness of, and membership in, this valuable organization.  In short, if you use and enjoy this wonderful lake for recreation, pleasure, business or investment you should seriously consider giving back with a donation or membership in the Lake Lanier Association.  Please checkout the slide presentations and the links below for a look at who they are and what they do.

U.S. Army Corps Of Engineers Pitching First Marina On Lake Lanier In 30-Plus Years!

Wow! Could this news really be true? This news article just came across my desk courtesy of Jeff Gill with the Gainesville Times. If this news were to become true it could be huge for the northwestern side of Lake Lanier along the Chestatee River. I have a home in this area and personally would love to see a marina and a gas stop along this stretch of the lake. For years, residents in this area have looked only to Athens Boat Club as the only gas stop around. Athens Boat Club was not mentioned in this article, but has always done a fine job in their own right for providing gasoline to boaters on this area of Lanier.  A new marina at Bolding Mill Campground, however, would be so convenient and could really be special if it had a dining area for visitors. Now this is just my opinion, and I know that many others residents of the area may not share it. Here is the link to the article by Jeff Gill. What are your thoughts? Lake Lanier Waterfront Lots & Land For Sale And What's Sold! Let's Check The Activity!

Today in Lake Lanier real estate, we're taking a look at the Lake Lanier waterfront lot market. Periodically, we like to get an updated analysis on what's going on with lots that are presently for sale as well as lot sales on Lake Lanier.

Our research today, shows 85 waterfront lots presently for sale on the lake.  Our search criteria was for lake frontage lots or land with a dock or dock permit in place, and with listing photos.  The price range on these properties was vast with the least expensive tract coming in at $29,900 and the most expensive tract coming in at $3,195,000!  The median price range of all of the 85 lots comes in at about $270,000-$275,000 price range. This price range is actually in line with some of the lower priced houses that are for sale on the lake! You can view the market analysis on all of the properties by clicking on the link below.

Okay, that's a look at what's for sale. But what about properties that sold in 2013? We thought we'd take a look at that as well. So we used the same criteria and ran the search for 2013, except instead of looking at what was active or for sale, we looked for properties that had closed or sold.  These search results showed 20 properties that met the criteria selected that had sold in 2013.  The highest priced sale came in at $364,900, and the lowest price sale came in at $35,000. The median price range of the 20 sold properties came in at about $132,500. Here's a look at the market analysis for that search.

Lake Lanier Pending Home Sales Look Strong! We Evaluate The State Of Our Lake Real Estate Market!

Today in Lake Lanier real estate, we decided to take a look at the health of our market. What better way to do this than to look at homes presently under contract on Lanier. So we did a little research, went into our MLS system, and did a search on all lakefront homes on Lanier that are either under contract pending, or in their due diligence. What we found was some really great news!

Our research showed 50 homes on Lake Lanier with a dock or dock permit in place that are presently under contract. Seven of the homes are currently in their contingent due-diligence inspection period. Of those seven homes the average list price is $868,400! That is amazing! Not only that, but of the 50 homes, 41 homes have already passed their inspection and are listed as pending sales. These 41 homes have an average list price of $643,107! These are simply amazing numbers that make for really good news for home sellers. And all of this coming at the end of the year when sales on the Lake would typically be slowing down.

Greater Metro Atlanta Real Estate Update

We are providing this monthly real estate advisor report to keep you informed about the latest trends and issues in the real estate market. If you know someone else who might be interested in receiving this report or who may benefit from our expertise, please let us know. Better information helps our clients make better real estate decisions!


  • For the Greater Metro Atlanta area, listed inventory is up 26.8% from the lowest point in February 2013. But inventory remains down .2% compared to 2012 levels and down 34% from 2011. The limited availability of quality properties with reasonable value has turned many local areas into a seller’s market.
  • The available “months of supply” was 4.7 months based upon closed sales (6 months is considered normal).
  • Closings for Metro Atlanta in October were down 6.9% compared to last month and down 11.3% compared to the previous year.
  • Compared to October 2012, closings under $100,000 were down 53%. The exit of large investors has allowed the distribution of properties to return to normal. Closings over $1 mil were down over 20%. Closings in the $500k - $1 mil price range were very strong - up 34% from last year.
  • The pace of short sales and foreclosures coming on the market has slowed considerably. In 2010, over 60% of sales were distressed properties but in October we only saw 284 foreclosures and 278 bank-owned sales. Resales and New Homes are the larger mix of sales.
  • New Homes are making a slow but sure comeback. New home closings are up 55% from last quarter. There are some wonderful new home communities coming online with the latest innovations in smart building that may be great options for buyers. Click here to view new home communities.
  • The Case-Shiller Index reports that Metro Atlanta home values have increased 37% from the bottom of March 2012. But values remain down 16.85% from the peak of July 2007.   • The trend for mortgage rates is higher. The Mortgage Bankers Association and Freddie Mac predict 30-year mortgage rates to be over 5% in 2014. This could significantly reduce buying power for those that wait.
  • First time buyers and baby boomers remain the strongest market segments. Move-up buyers are showing some signs of improved activity but remain well below historical levels.


This is an unprecedented opportunity to buy the home of your dreams while prices and financing are historically low. But these conditions will not last as the real estate market continues to recover.

Looking For A Lake Lanier Home In Gainesville Georgia? Here's What You Can Expect To Find!

Have you been considering the purchase of a Lake Lanier home in Gainesville on the northern end of the lake?  I am often asked where the least expensive lake homes are located, if they are cheaper if they are further north and more rural, and what the average price of a Lake Lanier home is these days.  Because of these types of questions, we thought that we would take a look at what the prices have been running on lake homes located in the different areas on Lake Lanier.  As the third post in this series of posts, today we decided to analyze the pricing for a Lake Lanier home in Gainesville, Georgia for the months of January through October of 2013.

Our Gainesville home sales search included lakefront homes with a dock, but did not include mobile or modular homes.  Only stick-built homes were counted in this search.  Our results found 92 home sales with the average price coming in at $485,546.  That's a lot of home sales, and the most we've found in any area so far in our series!  Of course, Gainesville does comprise a very large area of shoreline on Lake Lanier, and it was expected to have a larger number of sales due to the aspect of location.  To see all of the details on the actual sales, simply click the following link:

Yesterday I attended the Prudential Georgia Realty Masters' Club event which outlined many of the important aspects regarding the upcoming conversion to Berkshire Hathaway HomeServices Of Georgia. This was a fantastic event that was held at the Cobb Galleria Centre. It started at 10 AM and did not conclude until 3:30 PM. Certainly, there was a lot of information to cover, and many new features and benefits to the name change and new brand for our real estate company.
