Three Things to Know about Today’s Housing Market

Housing inventory is low, buyer demand is high. According to Freddie Mac, we’re about 3 million homes short of meeting current housing demand, and the 1.2 million single family housing starts predicted for next year simply aren’t enough for what the National Association of REALTORS® labels a “supply crisis.” Some of the demand is a result of institutional investing opportunities and some of it is the greater ease of living afforded by an influx of work-from-home jobs. Translation: If you’ve been looking for the right window to sell to get top value for your property, this is it. Buyers want to buy ASAP.

Call it a correction, not a crash. The subprime lending that greatly contributed to the 2008 market crash is not the reason for our current market correction, which is slowing the rate of home price appreciation. If current rates hold steady at or around 6%, expect home price appreciation to slow to 4-6%, says research firm AEI Housing. Before this correction, prices were simply appreciating at unsustainable speeds and now, what we’re experiencing is a more balanced market. It’s like the housing market is an endurance athlete and it just ran a long-distance race. Now, having accomplished that epic milestone, it’s sitting and taking a breather, allowing us all to recuperate from the chaos of 2020 and 2021.

Inflation is no reason to put your real estate goals on pause. Think about it this way: You find the home of your dreams, and the mortgage rate is just below 6%, higher than it was several months ago but still historically low. Now, you make the decision - the home is yours and the rate is locked in as a hedge against future inflation. This concept only applies to home buying; rents are subject to inflation and will continue to rise as inflation does.

In a recent 2022 Gallup Poll, survey respondents were asked to give their opinion about the very best long-term investment a person can make. They could choose between bonds, cryptocurrency, savings account/CDs, gold, mutual funds/stocks, and real estate. Do you know what people overwhelmingly picked?

Of everyone polled, 45% believe real estate is the best long-term investment option. Five Home Décor Trends for 2022

The way Americans use their homes has changed since the advent of the pandemic and has encouraged interior design trends for 2022.  These ideas are so smart, they’re likely to stick around even after the pandemic is over.

Smart furniture – According to Puffy.com, the smart furniture industry is on track to reach $244 million by 2024. Televisions can double as artwork when turned off, couches, beds, and chairs offer charging ports, but most exciting are coffee tables that come with refrigerator drawers so you never have to leave the game to grab a cold one.

Muted but colorful décor – Color palettes for 2022, such as those suggested by Benjamin Moore, are calling for blue, green, and yellow colors on the paler side, far from the dark and moody jewel, spice, and deep ocean shades of recent years.

Vintage accents – Whenever life seems chaotic, homeowners become nostalgic for simpler times. Housebeautiful.com explains that vintage furniture and accessories feature craftsmanship, materials, and a flair for individuality that can’t be duplicated today. Large floral patterns are great to pair with stripes or abstract fabrics.  

Multifunctional room design – Working from home makes, homeowners want more space, but Brick.com says that space should be more flexible. The room where you put your desk may also have an integrated workout area.   

Curved furniture – Room design, furniture, and accessories will feature elements that feel like a soft comforting cuddle, says 2modern.com. Rounded edges are a welcome change from the geometric look of modern furniture.

Late Payments and Credit Scores

Consumers who make late credit payments have no idea how badly their credit scores can be affected or how long it takes to repair the damage.  According to Nerdwallet.com, a late payment of 30 days or more can knock as many as 100 points off your credit score and stay on your credit report for up to seven and a half years.

FICO scores, the credit-scoring system used by the Fair Isaac Corporation, help banks and other lenders determine a borrower’s creditworthiness. Your scores can change with every new report from a creditor, but nothing impacts credit scores like a missed payment. Your payment history accounts for 35 percent of your FICO score, advises credit bureau Experian.com. Other factors include the amounts owed (30%) credit history length (15%), types of credit (10%) and new credit (10%.)

If you’re late making a late payment on an account, don’t despair. Equifax.com, another credit bureau, explains that the payment due date on your statement or bill is the last day you can pay on your account without incurring late fees. Lenders routinely report accounts to credit bureaus at least 30 days after the payment due date, and they often don’t report late payments until they’re 60 days past due.

Even if your payment is late, go ahead and make it. If you can pay the amount due in full, some lenders won’t report the late payment. You’ll have to pay whatever late fees are levied, but your credit score will remain intact.

There are many items to consider when installing a built-in outdoor grill, including location, ventilation, type of grill, and features. Will you need to install a gas line to the grill? Will there be water available? Do you plan to have other kitchen functions such as storage, an ice maker, and an outdoor dining area?

You’ll want to locate the grill at least 10 feet from the house. Use fire-retardant materials such as stainless steel, stone, or bricks for countertops and retaining walls. If you prefer gas, contact your gas company to find a reputable gas contractor and get more than one bid. Charcoal and propane tank grills offer more flexibility in where you install them. Make grilling outdoors more convenient by finishing out the area with amenities like built-in trashcans, side burners, sinks, and a drink station.

Don’t forget to check into your local building codes; there may be rules you need to follow, and your project could require a building or plumbing permit, depending on the scope of your plans.

Buying a Second Home Overseas

As a world traveler, you may revisit a country area again and again for its beauty, culture, people or lifestyle and decide you’d like to buy a second residence there.

For your first step, The Philadelphia Inquirer recommends hiring a property lawyer in the country where you want to buy, as well as having a lawyer stateside to advise you. Some overseas countries don’t allow noncitizens to purchase real estate, while others allow it, but they may have visa restrictions on when you can enter the country.

Most U.S. banks won’t lend money for foreign home buying, and some places either don’t have mortgage lending available, or they impose higher interest rates or require hefty down payments of 30% to 50% of the property’s value, according to Investopedia.com. How to Negotiate with Difficult Sellers

Before you submit an offer to buy a home, you don’t know how the seller is going to respond. Some sellers are challenging – they don’t want complications or compromises. They can demand all-cash offers, no inspections, and for you to pay over list price. The only thing you can do is make it hard for the seller to be difficult.

Ask your Berkshire Hathaway HomeServices network professional to contact the seller's agent to find out what the seller wants as far as terms, if they’re open to doing any repairs, and if other offers are on the table. The seller will appreciate knowing you’re trying to craft a reasonable offer.

Consider the seller’s feelings and don’t be critical of their home. Keep your intentions to remodel or tear the house down quiet. Low-balling a seller will only make them angry, so make your offer fair.  Include a copy of your lender’s pre-approval letter, along with a cover letter summarizing your strengths as a buyer and why you love this home. You can also include a copy of the comparable market analysis you used to illustrate how you arrived at the offer price.  

If you ask the seller to extend the closing date or accommodate another contingency, be prepared to make a concession, such as a higher offer price or waiver on repairs. The more your offer matches up with the seller's needs in terms of price, move-out dates, and closing, the more likely your offer will be graciously accepted.

The Real Mortgage Rate – Or Is It?

Advertised rates look tempting, but don’t be fooled into thinking that’s the rate you’ll pay. You have to qualify to receive the best rates with excellent credit and work histories. According to  BankofAmerica.com, interest rates are the annual cost of a loan to the borrower expressed as a percentage. The annual percentage rate or APR, is the annual percentage plus other fees, including mortgage insurance, many closing costs, discount points, and loan origination fees.  

The Federal Truth in Lending Act requires lenders to disclose the APR in advertising and in loan agreements. When you apply for a mortgage loan, the APR will be listed in the loan estimate your lender is required to give you. ConsumerFinance.gov recommends that you get estimates from other lenders for the same loan, so you can compare fees. Compare the loan estimates by looking at page one under loan terms. You’ll find the APR on page 3 under “Comparisons.”

APR comparisons are easiest to understand if you’re applying for a fixed-rate mortgage. For adjustable-rate loans or ARMs, APR estimates are based on the initial fixed-rate period of the loan. While ARMs have rate-hike ceilings, the APR is much higher when interest rates rise during adjustment periods.

Lenders can charge consumers high or low interest rates, and they have flexibility in which fees they include or exclude in the APR, so compare interest rates and APRs carefully. If you don’t understand the purpose of any fee, ask your lender to explain.

Renting Out a Room in Your Home

We’re living in a sharing economy, says Realtor.com, so it should be no surprise that 69% of homeowners in a recent survey would rent out part of their home if it had a separate entrance, kitchen, and bathroom and 32% have already rented out a room, space or outdoor feature on their property.

You can generate extra income by renting out a space in your home, but the price is a loss of privacy. You’ll be a landlord, so you’ll need to know about renting as a business, your community’s regulations, and fair housing laws.

Rentprep.com recommends finding out about your homeowners’ association regulations, town zoning laws or ordinances, and fair housing laws. You may need a permit and may be required to provide a separate private entrance for the renter’s use, a private bathroom, and a way for the tenant to lock up their belongings.

Renting to a roommate/housemate is a little different than typical federal fair housing laws allow. You can advertise for a male or female roommate, for example, if you’re sharing the house, but if you’re renting a separate space like a garage apartment, fair housing laws would apply.

Ask your homeowner insurance agent to see if you need extra or specific coverage. Keep careful records including utilities and maintenance costs to report the extra income correctly. Take photos of the space to show how it looks before a renter moves in.

Add Pizazz to Your Bland Kitchen

Neutral kitchens are supposed to complement any décor, but they can become bland over time. What can you do to make your kitchen more exciting?

Make it artsy

Art galleries have neutral walls because they don’t compete with the art, so hang a colorful abstract painting in a key location. Have fun with artistic-themed dishtowels, placemats, and dishes, instead of classic motifs like roosters and other farm animals or Italian chefs with curling mustaches. Try a washable rug or runner with a colorful modern pattern.

Fold in some color

Neutral décor is decorating for the next occupant of your home, so put yourself first in items you can take with you when you move. Find your favorite color in cookware, serving pieces, utensils, and small appliances to add cheerful interest to a neutral decor.

Add texture

If color isn’t your thing, interesting shapes and textures add vitality to neutral walls, backsplashes, curtains and blinds, and kitchen seating. Natural wood accents like artisan-made bowls can also warm up a neutral kitchen.

Repaint 

Neutral doesn’t have to mean white or beige. For a soft contrast, introduce watery colors like sea glass. For more drama and sophistication, go for high contrast with deep blue, black, or grey. Paint the island a different color from the rest of the kitchen, or paint lower cabinets a different color from the top cabinets.

You can still have a neutral kitchen, but pops of color, texture, and artistic touches may provide changes you’ll really love.
