It's HOT here at Lake Lanier!  Temperatures have soared to above 100 degrees.  Fortunately there's still the cool lake water to refresh us all.  As a follow up to last weekend, we wanted to post a few more of the photos from our Lake Lanier boat ride near Chestatee Bay.  These homes represent some of the nicest views on the lake.  We are hoping to do a little more boating tomorrow in the morning before things heat up.  If that works, we'll hopefully have more photos from another area of the lake.  Stay tuned for more!

Lake Lanier Waterfront Lots For Sale & More Lake Photos!

Lake Lanier Waterfront Lot Sales Report & Cove Video

Today, we are taking a look at Lake Lanier waterfront lot sales data.  Specifically, we are looking at sales in 2012.  Our comparative market analysis shows six Lake Lanier waterfront lots have sold in 2012.  Of these six lots, five were sold at or less than $130,000.  Unfortunately, the market is still very difficult for waterfront lot sales as the following data shows.  For further details and data, click on the following link.

It was one of the hottest weekend so far this year on Lake Lanier.  Temperatures moved up into the 90's and the humidity was markedly higher.  Regardless, there was lots of boating activity, and we were doing that on Sunday as well.  We took quite a few photos near Fields Way and Chestatee Heights Road in Gainesville.  While not perfect, we managed to take this quick video of the cove.  It is a good deep water cove with nice elevations and some very large nice homes.

Wow!  It was a hazy warm day today at Lake Lanier.  Now that we have hit Summer, the temperatures seem to be heading up.  I didn't even bother to hit the boat today.  Just decided to float in the water in the back of our cove at Johnson Creek on Lake Lanier.  Nice, relaxing, Lake Lanier waters!  Perfect for this hot, summer day!

Lake Lanier Real Estate Tax Considerations & Homes For Sale

The article below is an interesting take on why inventory seems to be so low in various market places.  To some extent, we are seeing this on Lake Lanier.  For many years, buyers of lake homes used loans with low to no money down features to buy their investment property.  This could very well be the reason that inventory has dipped this year.  This article points to research that points to underwater homeowners unwillingness to sell in today's market.

Lake Lanier Homes Sales Update

Today we're back in our local MLS checking on the stats for Lake Lanier home sales so far in the month of June.  As of today, June 19, here is the latest:  Lake Lanier Home Sales  With 11 homes already closed this month, things seem to be shaping up pretty well.  Average sales price is in the high $400,000 range which appears positive too.  Last year, 26 homes closed on the lake in June.  That was the most of any month in 2011.  We'll have to wait a few more days to see if we can out-pace 2011.

Yesterday, we took a look at homes on Lake Lanier that are currently for sale in the $500,000-$600,000 price range.  With the aforementioned average price for June sales, let's take a look at Lake Lanier homes for sale in the price range of $400,000-$500,000.  We see about 24 homes listed in this price range.  If you see anything in these links that looks interesting, give us a call.  See you on the lake!

Lake Lanier Father's Day & Lake Homes Sales Information

   














We had a relaxing weekend here on Lake Lanier.  Things were kind of quiet with Father's Day, but there was plenty of boating activity in our area of the Chestatee River on Lake Lanier.

As we evaluate recent selling activity on the lake, we noticed that lake home sales last month had an unusually strong sales price point.  Our data shows that the prices of homes sold on the lake last month averaged in the $500,000 price range. That is great news for sellers!  With that in mind, we thought that it might be a good idea to take a look at homes for sale on Lake Lanier in the price range of $500,000 to $600,000.  These homes all have a dock/dock permit on the lake.  If you are shopping for homes on Lake Lanier, and you see anything in this group that is appealing, feel free to contact us to arrange a showing!  We're always here to help!

Lake Lanier Courtyards, Concerts & Docks

Our dock has found its way home!  Thanks to Marine Specialties, our dock has returned to its home position.  We had moved it a little further out the cove last Fall when the Lake Lanier water level dropped a bit.  However, with the lake seeming to hold its 1064 mark, we decided to bring the dock back in for the summer.  This sure makes for a more convenient access for boat rides and fishing!

Lake Lanier Real Estate Today!

Gosh!  Sometimes I am really amazed at what money can buy in real estate in our Lake Lanier market area.  I constantly monitor low price homes in our area to see what might be available for first time home buyers or investors looking for rental properties.  Today, I ran across this gem of a property located just off of Browns Bridge Road in Gainesville, Georgia Hall County.  This is a 3 bedroom, 1.5 bath, brick home with a fenced yard and a carport.  Kinda' reminds me of the home I grew up in.  It's a HUD property priced at $39,000!  Really?!  Check it out! 6 Cherry Cir. Gainesville, GA. 30506  And it's just a few miles from the lake, boat ramps and downtown Gainesville.

The market is still tough for Lake Lanier waterfront lots.  But today, our searches revealed three new lot listings on Lanier that could be worth a look.  All are priced below $200,000 and provide good water, views and access to the lake with boat docks.  You can see the details on each at the following links:

Lake Lanier Real Estate Today! Lake Lanier Real Estate Report

We're drilling down on some statistics for Lake Lanier home sales today.  I just ran a scan of our local FMLS system and found a total of 313 homes for sale on Lake Lanier.  Looking at the sales from last month (May), the homes sold appears to be 19.  That would not include mobile or modular homes.  So, not bad for May!  A few more have been recorded this year in May versus last year in May, so I suppose we can say that things are improving!

We had a great weekend this past Saturday and Sunday.  The weather was gorgeous Saturday, but a bit overcast and rainy on Sunday.  Lake Lanier is in need of the rain, so we're not complaining.  With the good weather on Saturday, we took the two following photos.  No matter where you are on Lake Lanier, it seems there are always nice settings for great photos!  This coming weekend should be a photogenic one as well.  Are you going to be at Lake Lanier for Father's Day?!

Lake Lanier Real Estate Today!

We were back out showing Lake Lanier real estate yesterday!  We showed a tremendous Lake Lanier foreclosure home in Harbour Point, and a waterfront lot in Gainesville.

The home in Harbour Point was not waterfront, but did take advantage of some tremendous Lake Lanier views that could be accessed from the outdoor deck.  Harbour Point has some very nice elevations, which provide long range views of Lake Lanier and the North Georgia mountains.  Many of the homes can also take advantage of having a boat slip in the Marina, which is centrally located inside the community.  We showed the home located at 3554 Waterfront, in Harbour Point.  It's a John Wieland home and one of the Colonnade products.  Very nice indeed!

Our Lake Lanier waterfront lot showing was at Lot 28 Hawks Nest Drive, Gainesville, Georgia.  A nice property at the end of the street with good privacy and potential build site.  The lot includes a single slip dock with party deck and has just been reduced over $100,000!  It is currently for sale for $195,000.

Lake Lanier Recreation, Dining & Real Estate!

We are enjoying extensive boat rides, dining and photography on Lake Lanier this week.  Part of our summer staycation as it might be called.  Today we went to lunch at Skogies Restaurant at Gainesville Marina on Lake Lanier.  Known for their delicious Grouper dishes, Skogies did not disappoint.  Fantastic food and service as always.

After lunch, we boated north to Wahoo Creek in Gainesville on Lake Lanier.  It was a long ride, but the views were truly memorable on this more rural and remote area of Lake Lanier.  Here's a look at today's photos and some of the high end real estate along Wahoo Creek.  The home photos are from a neighborhood called Cherokee Forest in Gainesville.  The following link will show homes for sale in Cherokee Forest on Lake Lanier.

Lake Lanier Real Estate Today!

We were out on the lake yesterday and out on the town last night.  It was a quiet day on Lake Lanier yesterday during the day.  Naturally, the busy weekends turn to quiet weekdays out here on the water.

Last night we headed into downtown Gainesville for a little dinner on Historic Green Street.  I took the following photos of one of our favorite spots for pizza.  Can you guess where?  It's some of the best pizza you'll find anywhere around the Lake Lanier area!  Check out the photos for a hint!

Friday Night Travels Around Lake Lanier

Wow!  What a Friday night we had last night.  I can tell you this post will be short on real estate and more on things to do around Lake Lanier.  Last night started early around 6:30.  Since we lost an anchor for our boat the previous weekend, we decided to head over to the store that has it all when it comes to boating, West Marine!  Located in Buford on Lake Lanier Islands Parkway, this place has it all!

We were quick to get what we wanted and make a fast getaway to dinner.  But where?  Well, how about Lake Lanier Islands?  It's been a while since I've been to the Islands by car, but with so many new venues we headed on over.  What an improvement from the days of old!  And what a picturesque setting!  You could spend a day on the ground at Lake Lanier Islands and fill up an incredible photo album!  Seriously, there are incredible vistas at every turn.  I really enjoyed seeing the new restaurants, grounds and Legacy Lodge.  We took photos with the Android, but some of these pics would have been better with a true, full scale camera.  But, here's what we were able to quickly snap at Legacy Lodge.  Very nicely renovated and inviting!

The beauty is everywhere at Lake Lanier Islands!  But we know other spots for dining in Buford that are good too.  If you're in the mood for great food in an old town square atmosphere, check out the square in downtown Buford.  Aqua Terra Bistro is one of the best restaurants in the area!  Great wine, fantastic food, in a romantic, historical area.  It's hard to go wrong at Aqua Terra, and it always makes for an elegant evening.  Here are a few of the photos from downtown Buford!

Welcome to the weekend!  My wife and I drove through Lake Lanier Islands this evening to see the latest improvements.  My Droid Phone's camera just doesn't portray some of the amazing photography available at the Islands.  However, these two were photos that I just had to post!  More to come tomorrow...Stay with us!
