Lake Lanier Homes For Sale...Could The Market Slowing?  Are prices peaking?

Here's a little data that we collected this morning from FMLS and our quick thoughts on what we found...

  1. Only 236 Lake Lanier waterfront homes listed as "Active" and for sale.  That is not much inventory for a strong Spring market.
  2. Average list price was an eye-popping $841,185 and the Median list price was $657,500.
This is clearly a case where we need more inventory of homes to sell, especially in the $400,000 to $500,000 price range where we often see second-home buying activity.  Generally, when we see limited inventory, we also see a climb in list prices.  But how far are the prices going to climb before we see sales start to slow and fall off?  If you have a Lake Lanier waterfront home that you are considering selling, these stats might be a sign for you to jump in and get your home on the market while competition is limited and prices are up.
