Things are changing around the city of Cumming, here on Lake Lanier. Especially at Crestview Animal Hospital.  We dropped our dog off here today for grooming and a little hair trimming .  Cumming's dependable veterinarian clinic is growing! View the expansion in the photos below.  Thank you to Crestview Animal Hospital and Dr. John McGruder for their years of service to the Cumming community and to us. We appreciate all of their excellent services!

Lake Lanier Real Estate Today!

Our first showing of the day brings us to 515 Hollywood Circle in Gainesville, Georgia.  This Lake Lanier home is one of the few that's listed below $200,000 and has waterfront access with a platform dock.  Also unique about this property is that it includes 2 to 3 acres.  Needs a little TLC but it's a deal at $189,900!  Location is right near downtown Gainesville.

Checking in for lunch today, we stopped by Pizza DiFolco at the corner of Buford Dam Road and Little Mill. in Buford.  Trying out the Meatball and Italian Sausage subs to go!  Nearly sixteen years in business, right here in Buford.  Take a look at the canolis!  And here's a pic of the front of the restaurant.  After trying the subs, I know I'll be back when on the east side of Buford Dam!

We finished out our day with a closing at the Prudential Georgia Realty office in Cumming.  Congratulations to Jonathan and Christie, the new home owners of 3995 Brook Drive in Cumming, Ga.  What a beautiful home on a gorgeous lot near all of the Lake Lanier parks and amenities!

Lake Lanier Real Estate Today!

Friday night out and we're eating Mexican food at Chepe's of course!  A little bit of a drive but just one exit south on Hwy. 400 to Exit 13.  I snapped this quick photo as a reminder.  This place normally packs them in, but was a little slow on Friday around 8:30.  Still, always good with a great South Forsyth dining scene.  Plenty of good food with lots of left overs!












Saturday morning finds us heading out to downtown Cumming to our favorite Farmers Market, Leonard's!  Great selection of Cajun sausages and tremendous beef fillets!  We stocked up for grilling on the Big Green Egg lakefront!   This place is the deal.  They're supplying a lot of the local restaurants with their produce and meats.  Best of all, however, is their service to us displaced Cajuns with their full selection of Chaurice, Andouille, and Boudin!   We are thankful for their understanding and delivery of fine Cajun products!

                                                                      

                                                                                                  

Lake Lanier Real Estate Today

A common question that arises frequently in our Lake Lanier discussions is the question of how the real estate market is performing on Lake Lanier.  This, in turn, begs the question of how many homes are for sale and what the price range is for those homes.  Today, our searches reveal 316 homes for sale.  Now, that does not include mobile or modular or townhomes and condos.  The follow-up to this, of course, is the question of what's under contract?  That would look something like this:  Lake Lanier Homes Under Contract 
Now obviously, caveats and stats and data change.  And our criteria for these searches are unique.  But if you have questions about what's selling, simply give us a call and we'll be happy to discuss the market!

Do you own a Lake Lanier getaway, weekender.  Sometimes we gauge whether we'll be at the lake home base on the weekend weather.  If it's sunny and warm, we're gonna be there.  If the weather looks rainy or cold, visitors taper off.  That said, this weekend looks to be a winner.  Last I saw, 10's on the wizometer!  Highs in the 80's and Lows in the 50's!  Lots of sun!  Hello weekend and Lake Lanier!

Today's featured property of interest just came across our MLS search engines.  Take a look at this gorgeous lake home on the east side of Lake Lanier.  This one is new on the market and looks like it could be a winner.  Check out this Lake Lanier home for sale at $425,000.  And checkout this foreclosure lakefront condo over at Tradewinds on Lake Lanier for $55,000!  Talk about cheap access to the lake!  The condo is right on the south end of Lanier near Buford Dam Road!

Lake Lanier has made Southern Living's prestigious list as one The South's Greatest Lakes!  Lakes Rabun and Oconee made the list, as well.  It's hard to ignore what we all enjoy here in North Georgia on Lake Lanier!

Today we're following up on a community in Oakwood, Georgia called Pointe West.  It's an upscale community with lakefront and off lake homes.  Located on the east side of Lake Lanier, Pointe West is close to I-985 and a short commute north to Gainesville or south to Buford and Duluth.  Here's a map of Pointe West:

The next topic for today has to do with Lake Lanier's shoreline and interaction with the U.S. Army Corps of Engineers.  When we are showing properties on the lake, we are always asked about the rules regarding the shoreline, paths, grounds maintenance and dock permits.  For clarification, we always refer clients to the online version of the Shoreline Management Plan.  In this plan, you'll find many answers to most of your questions regarding these issues.  The U.S. Army Corps of Engineers is very clear about its rules and regulations for the shoreline of Lake Lanier.  We have a link to the plan on our website at LakeSidneyLanierHomes.com .
