The Georgia housing market posted steady numbers for March with slight increases and decreases across the board. Indicators for March are as follows:
  • New Listings decreased 1.1 percent to 18,483.
  • Pending Sales were up 0.5 percent to 13,911.
  • Inventory levels grew 1.5 percent to 41,463 units.
  • Median Sales Price increased 4.4 percent to $222,000.
  • Days on Market was down 9.1 percent to 60 days.
  • Months Supply of Inventory was down 5.3 percent to 3.6 months.

Median sales price: $365,000 (4.3% increase)
Average sales price: $402,000 (8.4% increase)
Total active listings: 1,196 (4.1% increase)
New listings: 472 (2.6% increase)
Month’s Supply: 3.3 (9.9% increase)

Dawson County

Total single family home sales: 59 (68.6% increase)
Median sales price: $239,000 (5.3% increase)
Average sales price: $319,000 (16.0% increase)
Total active listings: 188 (7.4% decrease)
New listings: 59 (7.8% decrease)
Month’s Supply: 3.8 (18.4% decrease)

Lumpkin County

Total single family home sales: 38 (8.6% increase)
Median sales price: $206,000 (3.7% decrease)
Average sales price: $213,000 (9.0% decrease)

Georgia Housing Market Snapshot For February 2019

Georgia Housing Market Snapshot For February 2019. All information provided courtesy of the Georgia Association REALTORS®.

The housing market in Georgia remains healthy, with gains posted for Pending and Closed Sales, as well as Median and Average Prices. While Inventory is still low overall, we do see a gain in supply year over year. Indicators for February are as follows:
  • New Listings decreased 0.9 percent to 15,012.
  • Pending Sales were up 7.4 percent to 11,389. 
  • Inventory levels grew 2.3 percent to 40,724 units.
  • Median Sales Price increased 4.3 percent to $210,000.
  • Days on Market was down 5.6 percent to 68 days.
  • Months Supply of Inventory was down 7.9 percent to 3.5 months.
